PROJECT

KEEP WINDOWS QUIET AND ENERGY EFFICIENT

W

hen a homeowner in set out to solve an external noise problem that was driving him crazy, he unexpectedly reaped the added benefits of significant energy savings and increased comfort. This was achieved quickly without costly window replacement by simply adding a second insulative window. The approach can not only prevent loud external noise like

efficiency products, which specializes in adding a “second insulative window” that can be installed easily in front of the existing window. The product is designed specifically to match and function like the original window, no matter its design or whether it opens or closes, and can be installed in hours without construction. The company also offers a “second sliding patio door” that follows the same principle.

street traffic from penetrating windows into the home – it can stop up to 95% of outside noise – but also can cut costly winter energy bills essentially in half in cold weather. In the case of the homeowner, the main concern was intrusive street noise, so getting better energy efficiency and comfort was a happy surprise. While replacement windows were an option, such windows are not really designed to reduce noise, and the vast majority of exterior noise enters through windows, not walls. The problem with a typical dual pane window is that the dual panes act like a drum and reverberate in response to external noise vibrations. The result is that the noise as sound vibrations transfers right through the panes. On top of this, the seals of most dual pane windows degrade within a few years, which allows even more outside noise to pass through. Instead, the homeowner turned to Soundproof Windows, a national manufacturer of window soundproofing and energy

The approach adds an inner insulating window to existing windows, and a “second sliding patio door” that can be installed inside or outside of the existing door. This can reduce heat loss by 77% or more for single paned windows, and home heating/cooling bills by up to 50%, while stopping air infiltration for further energy savings and greater comfort. Besides the soundproofing and energy savings, the homeowner also realized a significant increase in comfort with the addition of the second insulative windows. As homeowners spend more time at home and prepare for winter, the quick addition of second insulative windows can not only bring some needed peace and quiet, but also energy savings and comfort.

GARDENING

Article And photogrAphy by lindA b. gAy

Shop for Kordes’ “Beverly” at The Arbor Gate.

Glorious “Floribunda” roses show off flower clusters on one stem.

Roses can be purchased as cut flowers for your sweetie.

A ROSE IS A ROSE IS A ROSE Pink Varieties Make Prolific Bloomers in Gulf Coast-area Home Gardens

Y

ou don’t have to be a gardener to know what a rose bloom looks like. There are many different groups of roses, and climate determines what rose plants grow best in every region. Houston weather can make it difficult to grow hybrid teas or moss roses without having to constantly spray fungicides to thwart black spot. Black spot fungus thrives with high temperatures and high humidity, so finding roses resistant to black spot should be your top priority when selecting rose varieties.

WHERE TO PLANT ROSES When choosing a location to grow roses in your home garden, look for an open area in the middle of the yard or a space that gets morning and early evening sun for the best growth and flower production. Do not choose areas against a fence or 12 house& home | March 2021 | www.houstonhouseandhome.net

structure, as these obstructions reduce airflow and the amount of strong sunlight the plants receive. In other words, more sun produces more flowers. When there is a fence or wall, the plants only receive light from one side, causing phototropism of the plants, or growing to the light. Reduction of light and airflow encourages pests and diseases to set up house, as the plants next to a structure form a secure space from wind, rain and the elements. Roses need a minimum of six hours of direct sun, not filtered by trees or buildings. Using a north or eastern exposure can also be a hindrance if there are trees in the neighborhood, across the street or if you back up to a wooded area. So don’t just look at your garden space: Look around to see what could possibly impact your success with growing roses.

rose), to name a few. For a complete list, visit aggiehorticulture.tamu.edu/earthkindroses. Drift roses are low-growing landscape types that grow from 12-30 inches tall and spread. This group of roses came from Conrad-Pyle, a breeder who introduced us to the “Knock-Out Rose,” which has become a legend in the landscape for disease resistance and continuous flowers. Drift roses do not have a fragrance, but that is replaced by the almost continuous bloom as a landscape rose.

PRUNING ROSES Climbers, such as the “Peggy Martin,” need a minimum of six hours of direct sunlight daily.

BEST ROSES FOR THE GULF COAST Since 1887, W. Kordes Sohne is one of the largest rose breeding programs in the world. Now, fourth-generation Kordes’ continued goals of breeding are: • Disease resistance against fungal attacks such as black spot, powdery mildew and downy mildew • Long-lasting, self-cleaning and fragrant flower qualities • Vigorous growth habit with good branching Trailing garden roses take a minimum of seven years before releasing into the market, and it is this strict criterion that makes Kordes roses great for the Gulf Coast. Kordes roses are available in “Hybrid Tea” (single-stem single flower), “Floribunda” (cluster of flowers on one stem) and climbers. “Beverly,” “Pink Enchantment” and “Iceberg” are three you can find at The Arbor Gate. Old Garden Roses or Antique Roses have been rustled in Texas cemeteries for years. A local group called The Texas Rose Rustlers meets and collects roses growing in cemeteries for propagation, as these roses receive virtually no care and are vigorous, hardy and disease resistant. Antique roses, or OGRs are not grafted; they grow on their own roots and many of these are on the Texas A&M Earth-Kind Plant List, such as “The Fairy,” “Ducher,” “Georgetown Tea” and “Cecil Brunner” (“Sweetheart” 14 house& home | March 2021 | www.houstonhouseandhome.net

Heavy pruning of roses should be done by mid-February, which reduces plant structure by 50-60 percent. Remove all small twiglets that will never produce a bloom, as this is why they are called suckers — sucking energy from the plant. For canes that are entwined or rubbing, the lesser should be removed. Besides regular deadheading, with a 10-month growing season, roses should be pruned again late summer to early fall to produce wonderful fall blooms, as roses love the cooler weather. Any time you prune, you should always follow with an application of organic fertilizer around each plant topdressed with 1-2 inches of compost to promote new root growth and feed the plant. Remember to remove the mulch before feeding and composting and apply to bare soil. As with all plants, it is best to build your flowerbeds with expanded shale worked deep into the heavy soil, along with organic fertilizer and good compost. The shale creates air spaces in the soil for deep rooting and breathing; the organic fertilizer converts a sterile soil by calling soil microbes to help build a healthy, living soil that supports life and growth; and the compost is an organic material that acts as the binder for both.

Graceful arches and original casement windows are Art Deco details; the Steinway piano came with the house.

FAIRY-TALE CASTLE Restored 1930s Mansion in Riverside Terrace Remains an Art Deco Jewel Article by Marsha Canright Photography by Doris Willcox from Emomedia A curving stairway with its ornate iron railing

T

he French Provincial-style manor house rises like a fairy-tale castle on a third-acre lot situated on Riverside Drive, east of the Texas Medical Center and Hermann Park. Built of cream-colored natural stone and brick with a turret of limestone travertine, the 4,600-square-foot house is a majestic survivor in historic Riverside Terrace where old oaks line the streets. Houston architect Lenard Gabert designed the house in 1930 for Robert S. Jarett, a wealthy department store owner. It’s an Art Deco beauty with elaborate arches, gables, handsome copper gutters and a red brick driveway.

“The Sakowitz family lived next door, and Joseph Finger's impressive Wesley West House, unfortunately long gone, was across the street,” says Georgina Key, who owns the castle with her husband.

FIRST ENCOUNTER Key says her knees actually buckled when she stepped through the exterior wall and into the courtyard for the first time. “It was like a secret enclave, so private, and I fell instantly in love,” she says. The house was in better shape than many of the homes

she had seen. It still needed considerable attention. Key, who owns george + lulu, an interior design and staging company, was not afraid of a fixer-upper. “There are still moments when I can't believe it's ours; it truly is my dream home, and my husband loves it, too,” she says. “I think he was stunned when I told him they accepted our offer, although at this point in our long marriage, he knows when I set my mind to something, it usually happens.”

THE PROJECT Key was eager to tackle such a challenging project, a new adventure, which included hand-restoring 50 sets of original casement windows. The hardware was long gone, but Adkins Antique Hardware carried solid brass fittings that fit perfectly — a lucky find. Initial restoration and updating took about seven months. For those who love Art Deco architecture and fine-tuned craftsmanship, this house is something to see. It’s roomy, but

not over-the-top. There are 16 rooms on two floors with 10foot ceilings, in addition to a fully converted attic, which serves as a private suite for their oldest son. The bones of the house are Art Deco/Old Hollywood, but Key’s personal design style is more eclectic and soulful. Matching styles from a single source is not her approach. “I believe in authentic interiors that reflect the life you’ve lived; it’s a record of landscapes and experiences, a dialogue between your past and present,” she says. “I appreciate a little juxtaposition, patina and wabi sabi.” The interiors are personalized, but family members respect the original architecture and are diligent in its care.

GRAND ENTRY & MORE The palatial entry with its domed ceiling houses a sweeping grand staircase with an ornate wrought iron railing. Beyond the entry are the formal living and dining rooms, a study and music room, a downstairs powder room, the informal family room, a kitchen with oversized pantries and a laundry room

with an old-style foldout ironing board. Upstairs are three bedrooms with baths, a library and a second-floor sunroom, which Key uses as a studio. The house also has a large garage apartment and a basement. “All the walls are original plaster, and there is decorative molding in the formal living and dining rooms,” Key says. The molding has original picture rails that the couple uses to display their art collection, including works by local artists; Mary Lawton is a favorite. There are more paintings by family members mixed with vintage finds. The house also has arched doorways and ceilings that vary in style.

ART DECO DETAILS “There are so many details, it’s hard to mention them all, but the Art Deco tiles in the upstairs bathrooms perfectly reflect the period,” Key says. The pink and green tiles were discovered beneath a carpet. The first-floor powder room has Cole & Sons hummingbird wallpaper and a bead board ceiling with egg and dart molding. 28 house& home | March 2021 | www.houstonhouseandhome.net

It also has an original stained glass door. An elegant wall-sized marble and plaster fireplace anchors a living room that would be a setting for “The Great Gatsby,” and one bedroom has etched glass Art Deco pocket doors. The kitchen has original black-and-white wall tile with granite floors and countertops, as well as original cabinetry. Now updated with Bosch and Thermador appliances, the kitchen retains two large walk-in pantries. The couple’s youngest son has his own baking business and one pantry is entirely his domain.

FAVORITE SPACES “My favorite space in the house depends on the time of day and occasion,” Key says. “The library is my sanctuary when I want time alone because it’s quiet, removed, small and intimate, and I can be surrounded by our books, which I treasure.” Key has a master’s degree in English; her husband, in philosophy; and their oldest son is studying English and cre-

who experiments with language. Also, Emma Donoghue’s new one, “The Wonder,” and “Grace” by Paul Lynch,” she says. The upstairs sunroom is also a favorite with early morning sunlight streaming through the windows, and the formal living room has excellent acoustics for music and space for entertaining guests. Key was born in England and moved to Houston in her teens. “I still feel very English, and that affects my style and approach in countless area of my life,” she says.

“He asked if we could take it with us, which was obviously not an option. So I promised him that we'd plant a new one. Now we have a grapefruit, a lemon and an orange tree.”

THE GARDEN Her husband is Filipino, which she says creates an interesting mix of cultures for the couple. Their garden is a source of delight.

RIVERSIDE TERRACE Before buying the Riverside house, the couple lived for 15 years in the Heights where they enjoyed getting to know neighbors. That’s also a perk of Riverside Terrace. “It’s quiet and peaceful and our neighbors are absolutely wonderful,” Key says. “There are lots of families who have lived here for generations mixed with young couples starting out and lots of creative types: Musicians, artists, actors, directors. One of our neighbors has a huge fancy Christmas party each year, and we all get dressed up in black tie and enjoy each other’s company.” Riverside Terrace was developed inside the loop during the 29

late 1920s, primarily as an enclave for wealthy Jewish families who were not welcome at that time in River Oaks, such as the Weingarten, the Sakowitz and the Finger families. When this house was built in 1930, Houston was a center of wealth, growth and opportunity largely shielded from the worst effects of the stock market crash that rocked much of the nation. With almost 300,000 residents, it was the largest metropolitan area in the state. More than 40 oil companies were located in the city, and the port was the nation’s 8th largest.
