We have heard recently that Jumeirah Village is really heating up both for enquiries and transactions. What’s the story?

A

BERNARD AOUN It’s true that the Jumeirah Village development is gaining some real momentum at the moment. Around 100 or so independent villas have been handed over in the Jumeirah Village triangle thus far, which means there is a limited quantity of stock. The product is very nice and affordable and the location is great, just behind The Springs. Besides The Springs and Arabian Ranches developments, Jumeirah Village has the only 2 bedroom villas with a square footage of 2700 sq. ft. built-up area, and these are bigger than many of the villas on offer in The Springs. As an added incentive, the villas also come with fully-equipped kitchens and laundry facilities. The price for a 2-bed Jumeirah Village villa is currently AED1,800,000 and the demand for this product is increasing on a weekly basis. Starting from September, their may be more handover of villas.

We see a lot of innovative promotions in Dubai such as one-day price drops (sales & leasing), Open Houses, etc. Can we expect to see the same occurring in Abu Dhabi soon? Are there plans for Open Houses and promotions on residential buildings?

A

LOSHINI LAWRENCE Due to the high demand and low supply at present for quality affordable accommodation, sellers and landlords are reluctant to explore the Open House concept in Abu Dhabi. We believe that this trend will change early next year when more property is delivered and the market becomes increasingly competitive. Promotional concepts like Open Days and Open Houses will become a cost effective form of promotion. Our successful track record in Dubai provides us with the experience and evidence that this is an effective way of marketing and promoting developments. Buyers or tenants have the opportunity of making a decision while on site, in addition to campaigns like multiple payments for tenants and one day discount offers for Buyers, which makes the promotion even more attractive.
