Buying a home is a big responsibility, financially and emotionally, but, most people want to own a home. Homeownership often is referred to as "the American dream." Why is it so special? Among the reasons: Real estate often is an excellent investment, perhaps the number one source of wealth-building for families. Owning a home has many benefits. When you make a mortgage payment, you are building equity - and that's an investment. Owning a home also qualifies you for tax benefits that may assist you in dealing with your new financial responsibilities - such as homeowners' insurance, real estate taxes, and upkeep - which can be substantial. But given the freedom, stability, and security of owning your own home, they are definitely worth it! Owning your own home also can be a great source of pride and stability. But homeownership may not be for everyone. It's a big financial commitment - starting with the initial shock of your purchase (including a "down payment" and fees paid to a real estate agent, the lender and others) followed by years of monthly mortgage payments, real estate taxes, property insurance and maintenance costs. When you decide to purchase a home, you accept responsibility for paying for these expenses. They are additional costs to your monthly mortgage payment and should be included in your budget estimates: Property Taxes and Special Assessments, Home/Hazard Insurance, Utilities, Maintenance, Home Owner Association (HOA) Fee if applicable. 7 TIPS FOR SAVING ENERGY WITH HOME LIGHTING
Lighting is one of the biggest energy gobblers in your house, eating up between 10% and 20% of your total electric bill. But it’s also one area of the home where a minimal effort can yield major returns. When new federal legislation takes effect in 2012, all light bulbs will have to meet tougher energy-efficiency standards. But with a few small changes, you can start saving money right now.
FOR THE GREATEST SAVINGS, SWITCH TO COMPACT FLUORESCENTS CFLs remain the go-to choice for energy efficiency. They last longer and consume less electricity than a standard incandescent. A 13-watt CFL, for example, gives off the same amount of light as a 60-watt incandescent and burns for 10,000 hours, compared with 1,000 hours for the conventional bulb. A typical CFL saves about $30 in operating costs over its lifetime. You get the biggest bang for your buck with CFLs in places where you would otherwise use incandescent bulbs: floor and table lamps and standard overhead fixtures. They last longer when they’re not flipped on and off constantly, so they’re especially good in rooms that see a lot of activity throughout the day, such as a kitchen or a playroom. A couple of caveats: CFLs can be glary, and most don’t work with dimmers or timers. Because the bulbs contain mercury, they can’t be thrown out in the regular trash. Cost and savings: Expect to pay $2 to $15 for a CFL, versus 50 cents to $1 for a comparable incandescent, but the CFL will last at least 10 times longer and cost up to 75% less to operate. MAKE YOUR EXISTING INCANDESCENT LESS EXPENSIVE TO RUN By simply lowering the wattage of an incandescent bulb by 15 watts—from 75 to 60, for example—you can knock 15% off the operating cost. And you may not even notice the difference in brightness. Cost and savings: For every 15-watt reduction, you reduce energy use by 15%. And a $10 dimmer, once installed, costs nothing to use. THINK BEYOND THE BULB TO SAVE ON LIGHTING COSTS Motion sensors: Great in rooms where the occupants can’t be counted on to turn off the light, such as a kids’ playroom. Devices cost $15 to $50 and take about an hour to install. Door-jamb switches: Best in a pantry or closet; opening the door activates the light. As much a convenience as it is an energy saver—as long as you remember to close the door. Devices start at about $15. Windows: You’d be surprised at how much a simple window cleaning can instantly improve natural light. Energy Star fixtures: Designed for CFL and LED lights, these can save up to $70 a year in energy costs. Go to energystar.gov to find links to manufacturers. PACKING SCULPTURES, VASES, AND FRAGILES When transporting fragiles, vases, or sculptures either find the best movers possible with the most experience, or use these helpful tips to insure a safe trip. VASES AND STATUES - Pack your vases with special care, a larger box is requiredStatues may require crating is shipping long distance First, find a box that is 1/3 to ½ larger than the piece being packed. Plenty of room on the sides is also critical for the safety of the piece. Mark the box “Fragile” in large letters on 2 sides (not top or bottom) of the box. If applicable, mark the box “this end up” if the piece warrants it. Fill the bottom ¼ of the box with packing peanuts or wadded newsprint. Then wrap the item with either bubble wrap or 3 ply paper pads cut to the correct size. Remember if the piece is delicate and has thin handles or decorations do not wrap tightly as it will break the handles, etc. Stand the item up in the box and fill with peanuts or newsprint all the way to the top. Make sure the box is tight and has no rattle or movement when shaken. If there is more than 1 item within the box, list the exact number of pieces in the box, and a description of each. For instance, if a vase has a small top or lid it can be easily be missed and discarded with the packing materials if not identified properly. A descriptive inventory on the box or a sheet of paper helps account for parts or accessories. FRAGILES: (like figurines, etc) Lladros and fragiles require special handling when packing If durable enough, follow the same rules as with vases and statues. If they are smaller items, pack into a smaller box 6” to 10 “with other smalls making sure to give ample room between. List the items within on the outside of the small box. Take multiple small boxes and pack them in a larger carton marked fragile. Use a packing peanut or newsprint base, packing peanuts or newsprint around and in between the smaller boxes and all the way to the top of the large carton. This will give double protection for your pieces. Remember to never wrap thin or delicate items tightly as they will fracture under the strain. With any type of vases, statues, or fragiles, if you have the original Styrofoam form fitting box, it is always the best option. When purchasing such items, keep the box and store it, you will be happy in the future that you did. If the items in question are extremely valuable or delicate crating may be necessary. Crating is the use of a made to order plywood container for shipping. Long distance moves are another area where crating is a good idea. This is definitely a time to contact a professional mover with experience in the field.
