HOMES GETTING SMALLER TO KEEP PRICES IN CHECK
If it seems like new homes are getting smaller these days, it’s not your imagination.
According to U.S. census data cited in a recent story published by MSN. com, the median size of new homes built nationwide fell to its lowest point in more than a decade, shrinking by about 4% between 2022 and 2023. New homes haven’t been this small since 2010.
It’s easy to understand why builders are going smaller these days. With interest rates rising over the last year or so and home prices remaining relatively high, builders are doing what they can to make homes more a ordable for more buyers.
After all, builders can’t do much to change the costs of land, labor and lumber, but they can choose to build smaller homes.
The cost of what most experts consider to be a “starter home” today has increased. Ali Wolf, chief economist at housing data rm Zonda, was quoted in the MSN.com article as saying that the $300,000 starter home was all but extinct today, with the share of new homes being sold for less than that price declining nationwide.
That’s also true here in Southern Nevada, where our most recent Las Vegas REALTORS® statistics show the median price of existing single-family homes rising this year. For instance, LVR reported that the median price of homes sold through its Multiple Listing Service (MLS) during February was $460,000. That was up 8.2% from $424,995 in February of 2023.
To keep things in perspective, these local home prices are still below the all-time record of $482,000 set in May of 2022.
To nd a property under $300,000 in Southern Nevada, you may want to look at condos. LVR reported that the median price of local condos and townhomes sold in February was $283,000. That was up 11.0% from $255,000 in February 2023. That’s approaching the all-time high of $287,000 set in August of 2022.
As the MSN.com story pointed out, the good news for buyers is that the median price of new homes nationwide has declined slightly over the past two years, falling from its October 2022 peak of $496,800 to $420,700 through January of 2024. The shrinking size of new homes is contributing to that.
Some housing experts say this isn’t surprising. Matt Saunders, senior vice president of building products research for John Burns Research and Consulting, put it this way in an article last May in Fortune magazine: “There’s really this active response by the builders to address these a ordability concerns headon, and one of the main kind of levers that they’re pulling is reducing home square footage.”
According to Wolf, this shrinking home trend has been building for years, and may be gaining steam now that the nation is recovering from the pandemic. Between August of 2018 and August of 2023, she said new homes across the country fell from 2,681 to 2,420 square feet. That’s a 10% decrease in just ve years.
“We were already starting to have a decline in overall home size going into the pandemic – and so this is really picking up where we left o ,” Wolf said in the MSN.com article. “And that’s because even before the pandemic, we were concerned about a ordability, and that’s still builders’ focus today.”
Focusing on a ordability seems like a good move to me. Here’s hoping builders keep doing what they can to lower home prices.
