Gen Z GaininG Ground as homeowners

News about the housing market can be confusing – and sometimes a bit gloomy.

As part of our tradition of cutting through the clutter and spotlighting bright spots in the market, I saw a recent article that was a good sign for the future.

According to an article by GlobeSt.com, the recent decline in rents across the country means members of Gen Z can put more money toward saving for a down payment on a home.

The article cited a recent report from Redfin and quoted Redfin Chief Economist Daryl Fairweather saying that housing affordability remains strained, “but things are looking up for Gen Z.”

Gen Z’s homeownership rate stagnated in 2023, but Millennials and Gen Xers saw gains, the report found.

Generation Z is the term for people born between 1997 and 2013. People born between 1965 and 1980 are generally considered to be in Generation X. Millennials fall between those generations, defined as those born from 1981 and 1996.

For Gen Z, Fairweather said a strong job market and career opportunities that have become less concentrated in expensive cities during the remote work era have enabled the highly mobile members of Gen Z to live in more affordable places like here in Southern Nevada.

For Gen Z, 26% of adult members of this generation owned a home in 2023. That’s about the same as during 2022, the report found. But the homeownership rate for Millennials increased to 55% from 52%, while the rate for Gen X climbed to 72%.

The report suggested that the homeownership rate for adult Gen Zers likely moved sideways in 2023 because it was an especially hard year to buy a home. Of course, mortgage interest rates had a lot to do with that. They shot past 8% for the first time since 2000, more than doubling from previous years.

Mortgage rates have dropped from those 2023 highs and have been hovering around the middle to upper 6% range recently.

As Redfin pointed out, many members of Gen Z can’t afford elevated mortgage payments, especially since many of these younger Americans don’t have significant savings or wealth from the sale of a previous home.

“The drop in rates is bringing both buyers and sellers off the sidelines,” Redfin reported. “And an increase in sellers has fueled a jump in new listings, which is giving buyers more options to choose from and could ultimately put downward pressure on prices.”

Speaking of bright spots, around the country and here in Southern Nevada, we’re seeing more younger and first-time buyers getting financial help from family members, or even buying a home with relatives.

Finally, many members of Gen Z have been able to save money for a home while they’ve been living with their family rent-free.

Whatever the case, I know most of the people I work with are still striving to attain that American dream of homeownership.
