BOOMERS MAY BENEFIT FROM SELLING SOON

As REALTORS®, we like to say there may never be a better time to buy a home. But for Baby Boomers living in larger homes with lots of equity in them, there may never be a better time to sell.

Most experts will tell you that the current housing market is good for sellers. Inventory is tight. Homes are scarce. Prices are holding steady. And demand is still strong.

As some national reports have suggested, if you’re thinking about selling one day soon, it might be a good idea to beat the crowd.

This advice seems especially apt for Baby Boomers – the generation of people born between 1946 and 1964.

Since at least the 1970s, Baby Boomers have had a big impact on the housing market and have increased the nation’s need for more homes. They’ve also enjoyed some economic advantages during their lifetimes. Besides having high rates of homeownership, through their prime earning years, mortgage rates have been relatively reasonable, even declining to historically low levels before starting to rise again in the past year or so.

An analysis from International Monetary Fund economist Marijn Bolhuis and Harvard University lecturer in economics Judd Cramer conducted just before the pandemic, showed that the typically larger homes that many Boomers owned, and for homes in neighborhoods with more Boomers in them, price growth and sales were underperforming compared to other types of homes.

That soon changed. During the COVID-19 pandemic, younger generations started seeking larger living spaces. With mortgage interest rates dropping under 3% a few years ago, many were able to capitalize on those dreams.

As the pandemic faded, home prices stayed fairly high. For example, by August of 2023, the S&P CoreLogic Case-Shiller national home price index was 46% above its pre-pandemic February 2020 level.

Don’t expect a Baby Boomer home-selling wave to happen all at once. As a recent Wall Street Journal story on this subject pointed out, Americans are healthier in their old age than previous generations were. And compared to the generations older and younger than them, Boomers generally have better balance sheets.

Add it up, and it seems like a good time to sell a home –especially for Boomers and others who are in or nearing retirement age and thinking about downsizing or selling sometime soon.

For various reasons, Boomers aren’t yet selling in big numbers. As Cramer, one of the authors of the aforementioned analysis, noted, “They don’t feel the pressure to move at this point.”

Given today’s housing market, it wouldn’t surprise me to see more Boomers capitalizing on this opportunity to make that move – especially if mortgage interest rates start to dip back down.
