RURAL PROPERTY BUYER’S BROKER

Are you looking for rural property in Western Oregon? There are many challenges for buyers of these listings, many of which can significantly impact both value and financing. Does the zoning of the land allow the current use? Were the home and outbuildings erected with required permits? If the land is vacant, is it possible to legally build? Do the well and septic systems have minimum required setbacks? Is an additional dwelling possible? In a perfect world, this information would be set forth in the listing. Too often, however, the questions are not addressed and the buyer is warned to perform their own “due diligence”. Answers to these questions are well beyond the scope of typical home inspections and may not arise until the appraisal process is well underway. At that point, after significant time and money have been invested, the loan may be denied. In the worst case scenario, the appraiser may miss the problem and it will come to light after close of escrow, at which point the buyer owns the problem.
