Every bathroom needs an exhaust fan to keep mould and other moisturerelated damage at bay, but how strong that fan should be varies considerably depending on the size of the room. According to the

Home Ventilating Institute (HVI), here’s how to calculate how much ventilation you need for a given space, in cubic feet per metre (cfm):

Say yes to oversized windows

Oversized windows and glass doors are all the rage right now, and for good reason. Large windows let lots of natural light — not to mention a nice breeze on pleasant days — into the home. What’s more, they provide the best views for you to enjoy while you’re indoors. Last, but not least, extra-large windows can give any interior a huge style upgrade. Convinced? Visit a local window and door specialist without delay.

• For rooms smaller than 100 square feet, calculate 1 cfm per square foot • For rooms larger than 100 square feet, calculate 1 cfm per square foot, and add 50 cfm per toilet, bathtub and shower. DID YOU KNOW? According to the HVI, you should let your bathroom fan run for 20 minutes after using the washroom to give it enough time to fulfil its main task. This means you’ll need to choose a model that can be turned on and off with a switch separate from the one you use for the lights. Fans equipped with a programmable timer are even better.

How much ventilation does your bathroom need?

3

Something to keep in mind: if several people will regularly be using the bathroom one after another, you may be better off with a fan that’s a bit stronger than the standard recommendation.

Do water heaters require

Blocked drain? regular maintenance? got a brand new water heater? To Camera inspection to the rescue! Just maximize its lifespan, follow these

Experiencing some drain-related drama? Camera inspection is a safe and effective way to assess the state of your foundation drain. Here’s how it works: a camera is inserted inside the drain and records all visible details, allowing a professional to precisely determine the origin of the problem. This makes it easy to proceed

If you have an old water heater that’s never been maintained, refrain from draining it; this could damage the appliance.

maintenance tips.

with targeted repairs while keeping damage to the rest of your property to a minimum.

If your tap water is particularly hard, ferrous or calcareous, it’s important that you fully empty your hot water tank once every year. To find out how to proceed, refer to the owner’s manual. However, if your water heater is combustion-powered, call a professional to do the work. Regular drainage will prevent sediment buildup at the bottom of the tank, which can damage the appliance. Buildup in a sealed combustion heater is especially hard on your energy bill, as this particular type of appliance heats water from the bottom. It doesn’t take much accumulated residue to hinder heat transfer and reduce the water heater’s efficiency.

Backed-up sewers, punctured pipes, sluggish flushing… to wash away all your drainage problems, call your local experts without delay.

Finally, periodically check on the state of your water heater’s sacrificial anode (the component that protects the exterior from corrosion) and make sure that the safety gasket is still perfectly watertight to avoid unpleasant surprises.

Birds, insects and rodents love to settle in neglected gutters. Open gutters with dry debris can be a fire hazard. Leafaway’s small opening in the top allows water to filter through while preventing these pesky creatures from getting to close to your home therefore reducing flammable debris. Leaves and other debris will pile up and eventually clog gutters and downspouts, causing rainwater to flow over the gutters. This can lead to:

When gutters are clogged, they can no longer hold water which results in overflow which then can lead to structural damage to your home and landscaping.

Are you torn between installing light or dark wood flooring in your new home? Here are five great reasons to opt for paler floors: 1. They’re easier to maintain and don’t show dirt and signs of wear as much as darker floors.

5. Lastly, pale floors put your beautiful furniture in the spotlight. Convinced? Visit a specialty retailer in your area to find the perfect pale wood flooring for your humble abode!

Rock THE BOTANICAL DESIGN trend at home Emerald, avocado, apple, olive, lime, forest — all shades of green are in the spotlight thanks to the growing botanical design trend. To master the look, you can either paint a single wall or an entire room in forest tones, reupholster a chair in a rich velvety green, embellish your living space with a few throw pillows boasting leafy designs, or add a decorative herbarium to your decor. Pro tip: green and metals (like brass and bronze) complement each other nicely!

2. They reflect natural light and make a room look bigger and brighter. Pale floors are especially ideal if you intend on painting your walls a darker shade.

Furthermore, it goes without saying that houseplants (real or artificial) are at the heart of this bold design trend. Ferns, philodendrons, ivy and cacti, among other varieties of plants, can help transform your home into a peaceful oasis. In fact, did you know that plants are excellent stress relievers? It’s true! So, how will you rock the botanical design trend?

4. They give your home a fresh and airy feel — perfect for the bathroom, wouldn’t you agree? Furthermore, white is a soothing colour.

INTENDED USE The items you’ll place on the shelves will affect your choice of material (wood and shampoo bottles, for example, don’t go well together) and style. After all, a shelf designed to support stuffed animals or delicate trinkets won’t withstand the weight of heavy books. Keep in mind that slotted shelving units (where the brackets are inserted into slots) are usually more solid than those with built-in brackets and that overloading your shelves can damage your walls. APPEARANCE Of course, your shelves should harmonize nicely with the overall design of the room. Wood shelves are a good choice for a rustic decor, colourful plastic shelves are great for a playroom, and metal shelves look nice in industrial settings. A word of advice: avoid textured shelves, which collect a ton of dust. PLACEMENT Finally, make sure that your shelves won’t get in the way of opening doors or windows and that no one risks bumping into them or knocking over their contents.

When it comes time to paint a room, the molding (or trim) presents an interesting conundrum: should it be the same colour as the walls? The answer: it all depends on the desired effect — and the look of the molding. Plain doorframes without any particular aesthetic features, for example, are usually best left to blend in with the surrounding wall. The same goes for a door that’s poorly framed — drawing attention to crooked trim is sure to disrupt the visual flow of the room. If your molding is quite plain, you might still choose to make it subtly stand out by painting it the same shade as the walls, but in a glossier, lightcatching finish.

Finally, remember that if your molding is of a different colour than your walls, it’s a good idea to paint all the molding in your home the same colour. This is especially true when it comes to creating a harmonious overall look in an open-concept space.

If your molding is ornate, don’t hesitate to make it pop! Create contrast by using white, grey or black. If you decide to go with white, make sure you choose a shade that matches the rest of the room’s colour palette — in other words, don’t use a crisp, cool white to trim a wall that’s painted in a rich, warm hue.

Seven decorating tips to visually enlarge a small space Have a small room to decorate? Make sure it doesn’t turn out stuffy or cramped by following these seven space-faking design tips. 1. Keep it subtle. Light-coloured flooring is perfect to make a room look bigger. Avoid carpet, however, as it tends to have the opposite effect. Choose wide tiles or long floorboards and install them diagonally to make walls appear further apart. Use the same flooring throughout your home for a cohesive finish. 2. Choose shiny surfaces. Lustrous tiles, shiny ceilings and metallic wallpapers all reflect light and do a great job making a room look bigger. 3. Play with perspective. A mirror placed next to a window tricks the eye into seeing a bigger space while boosting the room’s lighting. A nice mural featuring a vanishing point is another clever way to create the illusion of space. 4. Sheer and airy wins the race. Dress your windows with light, airy textiles to keep visual bulk to a minimum. 5. Light it up. Make sure every nook and cranny gets enough light by including lots of decorative lamps and spotlights in your decor. Nothing beats brightness when it comes to making a space appear larger! 6. D on’t overdo it. Keep the design minimal and functional by incorporating plenty of storage and choosing furniture that’s transparent or serves more than one purpose.

HOME MAGAZINE I MARCH 13 - 19, 2018

7. Keep a pale, cool palette. Painting walls in pale, cooler hues makes rooms appear larger than they actually are.

Whether you’re looking to create a bit of privacy, reconfigure a space or even add a decorative touch to a room, you just might find that the solution lies in a good old room divider. Room dividers are making a comeback on the interior decor front, as is apparent with the multitude of materials (bamboo, wood, metal, felt) and designs available on the market. This versatile element can be either discreet or imposing; sober or extravagant; rounded or square; massive or minimal. It can be cushioned, mirrored, equipped with storage or as basic as can be, equally able to blend in or stand out according to your needs. A MULTIPURPOSE ACCESSORY Room dividers are a perfect, portable solution for adapting a space to your needs, whether that means separating areas in an open-plan loft or creating an office space in the living room. In addition, they can help reduce drafts and maintain heat in a room. Easy as pie to set up and move around, these handy faux walls can also be used to hide the not-so-nice parts of a room. Practical or decorative — or both — the room divider is making a comeback.

Have a metal surface to paint? Follow these steps to get the best results. First off, get rid of any traces of rust. To do this you can use a steel brush, an emery board or a file. If unsightly welds are revealed in the process, sand them down until the metal is smooth. Certain household chemicals and products, such as phosphorus and oven cleaners, are also useful for getting rid of rust.

Chic, sophisticated navy blue is a shade of choice when it comes to adding character to your interior. And this trendy hue isn’t just for nautical-themed decors anymore.

Where to put it

How to use it

Which colors to pair it with

Navy blue carpets, linens, furniture and accent pieces can all add depth and charm to your decor. Take the trend a step further by painting entire walls in this inspiring shade.

Glossy paint dries more slowly than other finishes and makes fingerprints quite noticeable.

There you have it: all that’s left is to admire the result.

Something for everyone.

Navy blue is a versatile colour that can look great throughout the home. It’s especially suited for modern kitchens, elegant bedrooms, cozy living rooms and serene bathrooms.

HOME MAGAZINE I MARCH 13 - 19, 2018

Next, clean the metal using a damp sponge, and then dry the surface with a clean cloth. As soon as you’re done cleaning — don’t wait too long, as bare metal is quick to rust — apply a coat of primer designed for metal and compatible with the paint you’ll be using. Once the base coat is dry (refer to the manufacturer’s instructions for drying time), apply as many coats of paint as necessary. You can use a regular paintbrush, but spraying the paint on (either with a spray gun or a can of spray paint) will prevent visible brush strokes.

How to prepare your property for Airbnb If you plan to buy property with the intention of renting it out, you might ask yourself what you can do to make the unit more comfortable and inviting. These days, a lot of people choose to rent out their extra rooms (or units) out on Airbnb. Here are a few tips to make your Airbnb space as welcoming as possible: • Clean your home • Equip your home for guests (towels, blankets, silverware, etc.) • Leave instructions and house rules • Leave a welcome gift Make your guests feel comfortable, and don’t forget to notify your insurance company and secure your valuables for peace of mind.

How to choose THE RIGHT FINISH

When it comes time to paint a room, simply choosing a colour for your walls is not enough; you also need to pick the right finish. Follow this guide to make an informed decision. • Matte finish. The rich appeal of a matte finish creates a warm ambiance. What’s more, matte finishes are great for camouflaging subtle imperfections on the surface of your walls; however, they tend to be harder to clean. Reserve matte finishes for your ceiling or rooms with little traffic like the master bedroom. • Eggshell finish. Like matte, an eggshell finish is perfect for rooms with little traffic since it tends to get dirty faster. The good news is that eggshell-finished walls are a lot easier to clean. • Satin finish. A satin or pearly finish is ideal in areas that require a lot of upkeep and cleaning, like bathrooms, kids’ bedrooms, kitchens and hallways.

• Semi-gloss finish. Semi-gloss finishes reflect lots of light, making your space look bigger and brighter. They also highlight subtle architectural details like woodwork and panelling. While easy to clean, semi-gloss finishes aren’t necessarily the most suitable choice for your walls, as they tend to reveal imperfections. Nevertheless, they can be an interesting choice to brighten darker spaces like the basement. HOME MAGAZINE I MARCH 13 - 19, 2018

• High-gloss finish. A glossy finish is frequently used to accentuate the architectural particularities of a home’s interior design. Lastly, keep in mind that shinier finishes make brush strokes more obvious. If your painting skills leave much to be desired, opt for a matte finish or, better yet, call in the professionals!

Tips for choosing an entryway rug

A good entryway rug is a must-have for many reasons. It protects your floor from the dirt that gets tracked into your home on peoples’ shoes and keeps the mess from spreading to the rest of your house. It also prevents slips and falls when the floor is wet, which is often the case on rainy or snowy days. If you’re in the market for a new entrance mat, follow these tips. 1. Rugs made with synthetic fibres are the most durable, which makes them ideal for your main entrance and other high-traffic areas. 2. Avoid thick-pile rugs, as they tend to dry more slowly and are harder to keep clean than ones with thinner piles. 3. Pick a rug with rubber backing to protect your floor against water damage. 4. Footprints tend to stand out against solid colours, so choose a rug with a pattern.

5. Make sure that the rug you choose isn’t so thick that it gets in the way of opening and closing the door.

However, some people find tall toilets uncomfortable. Another option is to install a grab bar beside a standard-sized model. 3. WATER FLOW Typical toilet tanks contain six litres of water. However, more efficient models with a smaller, 4.8-litre tank are also available to reduce water waste without any noticeable impact on flush effectiveness. Check your garage door’s seals Even a well-insulated garage door can be a source of major heat loss. When’s the last time you had a look at your garage door’s seals? To avoid inflating your wintertime heating bills, make sure the seals around the outside and at the bottom of your garage door are in good condition (not broken, torn or otherwise damaged). Seals that have become too rigid should also be replaced.

What kind of staircase is best for your space? Read on for some pros and cons of different styles. STRAIGHT STAIRCASES Straight staircases are the easiest to install, which also means that they’re usually the most affordable option. Far from boring, straight staircases come in all styles and finishes, from wood to stone to glass. Their only real downside is that they take up more room than other staircase types, but the possibilities for underthe-stairs storage make up for some of the lost space. ANGLED STAIRCASES If a straight staircase doesn’t suit your needs, consider a more complex model with landings, turns or winders. L-shaped, U-shaped and

spiral staircases all take up less space than a basic straight flight of stairs, but they’re trickier to install and thus more expensive. Spiral staircases are the most compact of all, but their narrow steps sacrifice a bit of comfort.

To find out which type of staircase is best suited for your functional and stylistic needs, nothing beats asking a local expert.

Straight staircases are versatile and easy to install, but they take up more space than angled models.

HOME MAGAZINE I MARCH 13 - 19, 2018

If, after taking a closer look, you suspect that your garage door’s seals should indeed be replaced, ask an expert about your options before buying new ones.

From a home office to a p l a y r o o m to a guest bedroom and beyond, finishing your attic offers endless possibilities when it comes to adding space to your home without encroaching on your yard. Such an ambitious project requires a hefty dose of preparation, though. Here are some important points to consider before you dive in. • Structure. Certain types of attic, such as chevron-beam structures, are easier to convert into living spaces than others. You’ll also need to consider the total available space as well as the slope of the roof. All in all, it’s best to have an expert assess how doable your project actually is before starting any work.

• Insulation and ventilation. You’ll likely need to add insulation and ventilation for your attic to stay comfortable in all seasons. Insulation can be done from the inside, or, if you want the beams to show, from the outside. The latter option is more expensive.

• Rules and regulations. Make sure you’re aware of your local bylaws and other rules when it comes to adding a new space to your home. Also ensure that the project will be completed up to building and fire safety codes.

Finally, when it comes to decorating, use things like mirrors and lightcoloured walls to create the illusion of a larger space. Carpets and room dividers are two ways to separate different sections of a large room. Smart storage solutions are also helpful in maximizing the space available in your attic. For everything else, be creative, and try to highlight the architectural character of your attic. Use your imagination!

many styles to choose from, how do you pick the right one? PRACTICAL CONSIDERATIONS Before you purchase your new hand les, measure the distance between the holes used to secure the current ones so that you can avoid drilling again. If your cabinet doors open back-to-back, make sure that the handles won’t knock together if you open two cabinets at once. It’s also a good idea to test various knob, handle and pull options, as some are easier to manipulate than others, especially for people with larger hands. ESTHETIC CONSIDERATIONS A copper finish for country decor, wide handles for a modern kitchen — the hardware you choose should complement your kitchen’s colours and style. Make sure that their finish matches that of your plumbing fixtures, appliances and door hinges. As for the visual impact of your new pulls, the choice is yours: should they blend in or stand out?

• State of the roof. Before starting any finishing work, make sure to properly inspect the roof for any traces of mould, parasites or water infiltration.

• Lighting. For the room to benefit from sufficient natural light, you may need to install skylights or other types of windows. Otherwise, choose your light fixtures according to how you plan on using the space.
