With the new year comes new hobbies that will help you reach whatever goals you have. Some people want to go out more, some want to get in touch with nature, and others would prefer to be more creative and be nicer to their brain. This list should have all of that and more! Hopefully one of these works for you and will make 2024 YOUR year!

Grabbing a paintbrush and taking up painting is a good way to boost your self-esteem and explore your creative side! Painting also provides strong mental health benefits and is often seen as a form of therapy to rest ones mind. There are many different forms you can try, so the possibilities for what you can make are endless!

With many mental health benefits, calligraphy is a hobby you might want to try out this year. This is the artform of having beautiful, decorative handwriting. Calligraphy is an art that can stimulate the brain and improve cognitive function. Subversive Prep The preppy look is predicted to make a comeback in 2024. Featuring cardigans, polos, button down shirts, and pull-overs, this look was given a refresher at recent fashion shows in European markets. This makes sense as every few years an older look is given a new aesthetic and is given new life. Pair these with a layered mini skirt and you’ll be getting compliments on your amazing outfit left and right!

Polo Shirts Prepare for a polo revival in the new year. With the head designer of Prada and Miu Miu boldly claiming that polo shirts are in for 2024, it’s hard to argue against it. Winter is packed full of activities and holidays where the family gathers for a time of love and joy that creates memories that last a lifetime. Winter is amazing, but that doesn't mean that the fun ends in winter! The spring season provides many exciting activities that can strengthen your relationships with family, and your local community! We've put together a list of these activities you can look forward to this spring!

Now is your chance to revitalize your outdoor garden after a long winter! Gardening is a fun hobby to get into, it is cost-effective, relaxing, and worthwhile! You can start by growing greens or fresh fruit, planting vibrant flowers outside your home, or purchasing a planter box or garden bed to take your first step into this fun hobby! Once your fruits and vegetables are ripe and your flowers are in bloom, you can head to your local farmers market to sell fresh produce and flowers to people in your local community!

Springtime is the best time of year to golf! Once the temperatures start climbing, bring your friends or family out for a day at the driving range or the course! Winter decorations you can keep up after the holidays DESIGN/DIY

The holiday season may be over, but that doesn’t necessarily mean all your holiday decorations must go! We've put together a list of items you can keep out for the rest of the winter season and perhaps all year!

Avoid the Holiday Colors (Stick To Neutral Colors) No matter what December holiday you celebrate, each one has its own specific colors associated with it. Red and green for Christmas, blue and white for Hanukkah, and Red, green, and black for Kwanzaa. If you're looking to keep your decorations out through the winter and beyond, it’s important to shift these colors out for neutral colors such as white, silver, and gold. These colors give the feeling of winter and warmth without directly tying the decorations to a respective holiday, which gives items of these colors power in your home!

Christmas Tree: If you have an artificial tree and like having it displayed, there is no time limit on when to take it down; it could even be up all year! To transform your Christmas tree into a decorative piece that can be up all year, you’ll first want to remove any ties to Christmas. All ornaments and the topper would need to be removed, especially if they have red and green colors. For new ornaments, opt for something meaningful. You may have and fill the rest of your open space with silver, gold, white, and even mirrored ornaments can provide a great look if you plan to keep your tree up.


Wreathes: Winter wreaths are a staple for many homes during the holiday season, they can be seen on the front doors of homes not just around the country but the world. Wreaths are flexible in that you can decorate them for any holiday year-round! Decorate with red and pink hearts for Valentine's Day, or throw some shamrocks and make it green for St. Patrick's Day! Adorning your home with a front door decoration will make it stand out, emanating its unique feel. Wreaths are a great way to welcome guests into your home, so have some fun with it and show off your home in style!

Lanterns/Candle Holders: You may or may not have known that lanterns and candle holders are synonymous with the winter holidays. For some, winter and holiday-themed lanterns and candle holders can make for prominent seasonal decor pieces in their homes. You can make lanterns and candle holders yearround pieces in your home by making sure that they match the color scheme of where you put them and also complimenting them with other decorative pieces that accent the lanterns and candle holders. Another option for lanterns would be to fill your lantern with pine cones, greenery, mementos, or ornaments to make for a stylish display case!

String Lights: Once you’ve taken down your Christmas lights outside your house, apartment, or condo, you could use them as mood lighting for your home! Create some ambiance within your home and set up colorchanging bulbs you can update as you please. Hanging string lights inside and outside of your home can provide mood lighting that isn’t as harsh as the bulbs in your ceiling and can turn your room or outdoor patio with sufficient lighting that looks amazing throughout the year! By being amazing to look at and providing mood lighting, hanging string lights in and around your house is the perfect opportunity to decorate your home!

Pine Cones: Pine cones are a great accent piece in winter, providing a great scent and warm feel in your home. Just because they are great to have in your home during winter doesn’t mean you need to put them in storage for the rest of the year! Pine cones can be placed into lanterns, next to candles, on your mantle, or displayed in a decorative bowl or plate. Pine cones provide a naturalistic feel to any space you put them in, and the smell that they give off doesn’t tie to any holiday or season, making it perfect for displaying year round!

CANDLES Candles bring forth a warm inviting aura to your home. The calming, flickering light, and the delectable scent coming from the candle help to create a soothing environment. Whether pine woods or tropical beaches, having your home smell fresh is certain to make it more cozy. Turn off the lights, light a few candles, and throw on a movie for a fun and relaxing night in!

Whether you are hosting a party for the big game, book club meeting, graduation party, or just a random get-together, it’s vital to think about your event space and how you can optimize it to suit your needs. We’ve made a list of things to think about before your guests arrive!

EXPAND OUTSIDE YOUR LIVING AREA: If you are expecting a large group at your house, consider expanding outside your home to make the most of the space afforded to you next time you host! Fitness Challenge Winner Richard Trojanek

We sat down with Geneva Financial Fitness Challenge winner Richard Trojanek to gain an understanding of his fitness journey, how he manages the relationship with his health and career, and some helpful tips for people starting their fitness journey in 2024.

RICHARD’S FITNESS JOURNEY:

Richard’s fitness journey started as a child. He reflects: “I have always been an active person. I played basketball throughout my whole childhood into college.” During the pandemic, Richard decided to continue his fitness journey using the tips he learned in childhood. “I relied on everything I had learned early in my life, then did my own research to tweak what works for me now.” While at home during the COVID-19 lockdown, Richard formed the foundation of his positive fitness habits. He notes, “I was already working from home during this time, but I was able to dedicate a lot more of my time to my health and mental state.” Starting a fitness journey during the COVID-19 pandemic allowed Richard time to work out while not being able to leave his home, which inevitably structured his fitness schedule and goals. The beginning of Richard’s fitness journey, much like most others, was not simple. He elaborates, “Starting your fitness journey is like breaking a bad habit, it is typically hard unless it is life-threatening. There were times I felt like quitting but thinking about my kids, my wife, and where I want to go helped me stay on track.” It takes time to see results, and Richard’s vision of his future and family helped him stay the course toward his fitness goals. Richard’s daily health and wellness routine starts with fasting until 10:30-11 AM each morning. He will then have a breakfast consisting of eggs, breakfast meat, avocado, and MCT oil. MCT oil can be found in most of Richard’s meals, it's benefits further enhance his daily routine. Richard opts for a salad or charcuterie-style meal, consisting of meat, cheese, and fruit for lunch. Ending with dinner, Richard enjoys a plate of meat and vegetables. He prefers grilled chicken but has recently incorporated fish into his diet for protein. For his vegetables, Richard prefers broccoli, asparagus, and brussels sprouts. After having dinner with his family, Richard’s workout does not begin until his kid’s complete homework and are in bed. Around 8 PM on weekdays, he starts his workout in his home gym, “My gym consists of

dumbbells from 2.5 – 110 lbs., a rowing machine, and a full body strength training machine and Vault Mirror from Nordic Track.” His workouts consist of strength training, cardio, and ab workouts. Richard believes in a mixture of cardio and strength, “I do strength training and cardio each day. Strength training consisting of weightlifting and cardio consisting of walking, running, and rowing.” Richard has also recently begun meditating with my wife and is taking to it, furthering his fitness journey with his family!

BALANCING WORK/CAREER/FAMILY

Richard started his fitness journey during the COVID-19 pandemic, which just so happened to coincide with the busiest times of his career in the mortgage industry. In addition to his fitness journey, Richard also finds time to excel in his role as a Branch Manager for Geneva Financial, and most importantly, his family, as the role of a husband and a father to his wife and children. Although Richard balances time between his fitness and his family, the love and support from his family is the motivating factor that keeps him going in his fitness journey and mortgage career. “The most motivating factor that keeps me going and staying on track is my family. I must be at my best to be there for them in all aspects of life. I need to be at the healthiest version so I can grow old and be at all their special achievements and life milestones, marriage, grandchildren, etc. Not only do my kids motivate me, but my wife is a huge motivating factor. She is my inspiration to keep going and to strive higher. She has backed me throughout our entire relationship/journey. She does not get enough credit for all her duties. I cannot thrive and excel in my career without having that certain person who assists with my mental state and keeps me in check. Providing the best version of myself to her, both physically and mentally gives me the most satisfaction to keep on this path of health and fitness greatness.” For Richard, the combination of clarity from fitness and a support system provided by family gives him the strength to not only manage but excel in these facets of his life.

TIPS AND MISCONCEPTIONS FOR BEGINNERS:

In the spirit of the new year with people beginning their new year resolution of setting and pushing towards fitness goals, Richard provided key information for anyone starting, or restarting their fitness journey. Richard emphasizes that the most important thing you should focus on during your fitness journey is to focus on the food you eat. Having a plan for your food intake is more important than working out, by giving your body the nutrients it needs, you can set yourself up for success! Create a plan for what foods you need. He also recommends either starting or ending your day with a nice walk to get outside and move your legs! Richard believes that even a little activity will go a long way “Incorporating a fitness plan of something as simple as walking each day, even if it is only for a mile or 2. It will bring so much clarity to your life.” When starting your fitness journey, it’s best to start slow and work your way up. As Richard says, “You cannot dive into the deep end, you must learn in the shallow end first. Incorporating a fitness plan of something as simple as walking daily, even if it is only for a mile or 2. It will bring so much clarity to your life.” As you work your way up you will feel accomplished and confident in your abilities, Richards elaborates, “As you progress from the shallow end of the pool, you become more confident in your ability to take it to the next level.” This journey should be seen as a marathon, not a race. There will be trials and tribulations along the way and setbacks can happen. Your fitness journey will not be easy but is worth it if you want to become the best version of yourself possible!

If you are struggling to commit to starting your fitness journey, Richard suggests starting small and building over time. He explains, “Start small and build from there. There is a rush to feeling great, but overwhelming yourself may burn you out quicker and derail your path.” You don’t want to go zero to 100 to get that quick rush of a good feeling, but rather a slow buildup that will gradually improve your overall health in the long run. “Just like breaking a habit or starting one, it will take commitment and goal planning to get started and stay on track.” When researching fitness information, there are always myths, or misconceptions on the internet that can create confusion for people on their fitness journey. We asked Richard for any misconceptions about working out, in Richard’s experience, one that stood out was splitting up workouts by muscle group, “I was always under the impression that you need to split up your workout and give enough time in between workouts for your muscles to recover. Working out specific muscles and regions I understand giving a day for recovery, but your body can do a full-body workout every day.” If you work on different parts of your body, Richard believes that you can complete a complete workout without focusing on one muscle group. BO KHO RECIPE (SPICY VIETNAMESE BEEF STEW) Serves 6

INGREDIENTS:

FOR THE BEEF:

3 lbs. beef chuck cut into 1.5 inch pieces (you can any other stew beef) 2 tbsp. fish sauce 1-2 tbsp 5-spice powder Salt and pepper to taste

DIRECTIONS:

Set the chunks of beef into a bowl or sealable baggie. Whisk together the fish sauce, 5-spice powder, salt and pepper. Pour over the beef and marinate while you prepare your other ingredients. (NOTE: I like to marinate at least 30 minutes, though longer is better. Consider starting your marinade the morning of cooking). Heat the vegetable oil in a large pot or Dutch oven to medium-high heat. Add the beef in batches and brown each side, turning as needed – about 10 minutes total. Set the beef aside onto a plate.

FOR THE BEEF STEW (BO KHO):

Reduce the heat to medium and add the onion and peppers. Cook for 10 minutes, stirring often, until the onion starts to brown.

Add the garlic and cook for 30 seconds, or until the garlic blooms.

Stir in the lemongrass, ginger, tomato paste, star anise, and ground annatto. Mix well in the bottom of the pot.

Add the beef stock and coconut water, then the browned beef along with any juices from the plate. Bring to a boil, then reduce heat. Cover and simmer for 1.5 hours, or until the meat is tender, stirring as needed. Add the carrots, chili oil, and soy sauce. Stir, then cover and simmer 30 minutes, or until the carrots are cooked and the beef very tender. Remove from heat. Stir in the fish sauce. Taste and adjust for salt and pepper. Serve with Thai basil or fresh chopped herbs.

DIRECTIONS:

Bring a large pot of water to a boil and cook noodles according to package instructions. Add the shallots and garlic to a pot and saute with the oil until browned, about 10 minutes. Add the white part of the scallions and the grated ginger and saute for 2-3 more minutes. Add in all remaining sauce ingredients and whisk together. Start on the low end of the recommended amounts of sriracha and chili sauce (1 tbsp or less for each). It's very easy to make it more spicy if you want, but if it ends up too spicy for you, it's hard to tone it down! Everyone has different tolerance levels, hence the big ranges. When the noodles are done cooking, combine with the sauce and toss until well coated. Let simmer for a few minutes to allow the noodles to absorb the flavors. I also tossed in two diced roasted red peppers, but you can also add in any sauteed veggies you like! Taste and adjust flavors as desired. The first bite might not seem that spicy, but it gets spicier the more you eat, so have a few bites before you decide to add extra sriracha or red chili flakes! In a large pot of salted boiling water, cook noodles according to pack instructions until al dente. Drain and return to pot. In a small bowl, whisk together Sriracha, lime juice, and soy sauce and set aside. In a large pan over medium-high heat, heat 1 tablespoon oil. Cook prawns until pink, about 3 minutes, then transfer to a plate. In same pawn, heat remaining 1 tablespoon oil. Cook peppers, cucumber, and spring onions until tender, 5 to 6 minutes, then add prawns, cooked noodles, and sauce and stir until coated.

PEPPER JELLY RECIPE Serves 48 oz

INGREDIENTS:

4-5 c. very finely chopped chili peppers use a mix of your favorites for flavor and heat 1 1/4 c. apple cider vinegar 1/4 c. lime juice 1 tsp. salt 1.75 oz. package powdered pectin or use 3 oz. liquid fruit pectin 5 c. sugar

DIRECTIONS:

Add the finely chopped peppers to a large pan along with the sugar, vinegar, lime juice, and salt. Bring to a boil then reduce heat to medium and cook at a low boil for 10 minutes, stirring often. Stir in pectin and boil for 1 minute, stirring constantly. Remove from heat and cool for 5 minutes. Ladle the hot liquid into clean jars, leaving 1/4 inch headspace, and screw on the lids. Cool overnight in the refrigerator. The mixture will solidify into jelly.

FOR PRESERVING/JARRING First, clean your jars and lids using a steamer rack in a 16-quart pot. Place the jars on the rack and fill the pot with water, enough to cover the jars. Do not let the jars touch the bottom of the pot, as the heat can cause the glass to crack. Bring the water to a boil and boil the jars for 10 minutes. Remove the jars with tongs when you’re ready to use them. Prepare the pepper jelly per the instructions above. When the pepper jelly is ready, scoop it into the jars, leaving ¼ inch head space. Clean the lids with soap and hot water, then place them onto the jars. Secure them with cleaned canning rings. Wipe the rims clean. Place the filled jars back into the hot water bath, onto the steamer rack, ensuring the jars are covered with 3 inches of water. Return the water to a boil and process them for 10 minutes. For higher altitudes, process them for additional time (up to an extra 10 minutes). Remove the jars with tongs and tighten the screw caps. The jar lids should make a popping sound as they seal. If a lid doesn’t seal for some reason, you can reprocess it, or store the jar in the refrigerator. Invert the jars to test for leaks. Flip them upright after 10 minutes and allow to cool. Store the jars in a cool, dry place. They will last a year or longer this way. Once you open them, however, keep the jars in the refrigerator.

30 MINUTE SPICY GINGER SZECHUAN BEEF Serves 4

INGREDIENTS:

BEEF:

1.5 lb flank or skirt steak 1 tbsp. soy sauce 1 tbsp. mirin 3 tbsp. cornstarch 3 tbsp. sesame oil VEGETABLE TOPPING: 2-3 celery stalks julienned into thin 2 in. long strips 1/2 c. shredded carrots 3 in green onions sliced thinly, into 1/2 pieces SAUCE: 1 tsp. crushed red pepper flakes 1/4 tsp. Chinese 5 spice 2 cloves garlic minced 2 tbsp. packed brown sugar 1 inch of fresh Ginger grated or very finely minced 4 tbsp. reduced sodium soy sauce 2 tbsp. water 1 tbsp. Sriracha 1 tbsp. rice wine vinegar 2 tsp. hoisin sauce 1 green onion thinly sliced

DIRECTIONS: Slice steak, across the grain, into 1/4 inch thick strips and place in a large plastic bag. Add mirin and soy sauce and massage into the meat. Add cornstarch, seal the bag and toss/massage to coat the meat. Let meat marinate for about 10 minutes. In a medium mixing bowl, whisk together sauce ingredients and set aside. Slice vegetables and set aside. Add sesame oil to wok (or large saute pan) and heat over MED-HIGH heat. Add beef to hot pan (just enough to cover the bottom of the pan - you'll probably want to do at least 2 batches), and saute about 2-3 minutes. Remove beef to a plate and cook remaining batches. Add sliced vegetables to the hot pan and cook about 1-3 minutes (depending on how tender you want them), stirring often. Pour in Szechuan sauce and cook about a minute, until slightly thickened. Add cooked beef and turn to coat in the sauce. Serve over rice of your choice.


SPICY GOCHUJANG NOODLES INGREDIENTS:

GOCHUJANG SAUCE: ¼ c. Korean gochujang I am using hot gochujang 2 tbsp. soy sauce 2 tbsp. sesame oil 1 tsp. honey or use sugar, optional Juice from ½ lime 2 cloves garlic minced FOR THE GOCHUJANG NOODLES: 8 oz noodles (use rice, flour, egg, or ramen noodles) 1 tbsp. vegetable oil 1 large bell pepper chopped 3-4 spicy chilies chopped GARNISH: Fresh chopped scallions/green onion, toasted sesame seeds, red pepper flakes, lime wedges

Whisk together the gochujang noodles sauce ingredients and set the sauce aside. Boil the noodles in hot water per the packaging directions until done, about 4-5 minutes. Drain and set into a lightly oiled bowl. Heat the oil in a wok or large pan over medium heat and add the chili peppers. Cook for 5 minutes to soften. Add the noodles and stir fry for 1 minute. Stir in the spicy noodles sauce and toss to evenly coat. Transfer to bowls. Garnish and serve.

DIRECTIONS:

Prepare rice noodles according to package directions. Rinse noodles in cold water, drain, and toss in with 1 tbsp canola oil. Set aside. Add all of the sauce ingredients to a medium mixing bowl. Whisk together and set aside. While rice noodles are soaking, heat 1 tablespoon canola oil in a large nonstick skillet over mediumhigh heat. Once hot, add chicken and let cook for 3-4 minutes until cooked through. Transfer to a plate while you cook the vegetables. Heat one tablespoon canola oil over in the same skillet and heat over medium-high heat. Add bell peppers and sauté 1 minute. Add carrots and garlic and sauté 1 additional minute. Reduce heat to medium and pour beaten egg over vegetables and cook, stirring constantly, just until scrambled. Add sauce and noodles and increase heat to mediumhigh. Toss until evenly combined and continue to stir and cook for 1-2 minutes, taking care to not let noodles overcook. Stir in chicken, green onions and peanuts, and heat through. Taste and add one additional seasoning as necessary. You can add more Sriracha if you want it spicier, soy sauce for a salty bite, or a squeeze of lime for a tang. Top with cilantro and serve.

FOR THE WONTONS: Combine pork, salt, sugar, white pepper, scallions, garlic, and wine in a medium bowl and knead and turn with clean hands until the mixture is homogenous and starting to feel tacky/sticky, about 1 minute. Transfer a teaspoon-sized amount to a microwave-safe plate and microwave on high power until cooked through, about 10 seconds. Taste and adjust seasoning with more salt, white pepper, and/or sugar if desired. Set up a work station with a small bowl of water, a clean dish towel for wiping your fingers, a bowl with the wonton filling, a parchment-lined rimmed baking sheet for the finished wontons, and a stack of wonton wrappers covered in plastic wrap. To form dumplings hold one wrapper on top of a flat hand. Using a spoon, place a 2 teaspoon- to 1 tablespoon-sized amount of filling in the center of the wrapper. Use the tip of the finger on your other hand to very gently moisten the edge of the wrapper with water (do not use too much water). Wipe fingertip dry on kitchen towel. FOR THE SAUCE: Place chiles and Sichuan peppercorns on a microwave-safe plate and microwave on high until toasted and aromatic, about 15 seconds. Transfer to a mortar and pestle or a food processor and crush until it's about the texture of store-bought crushed red pepper flakes. Transfer to a small saucepan. Heat oil in a skillet over medium heat until shimmering. Immediately pour hot oil over chile/ peppercorn mixture (it should sizzle). Let cool for 5 minutes then transfer to a medium bowl. Add sesame oil and set aside. Combine sugar, vinegar, soy sauce, and garlic in a small bowl and stir until sugar is dissolved. Add chili oil mixture. Set aside until ready to use. (Sauce can be stored in a sealed container in the fridge for up to 2 weeks). TO COOK AND SERVE: Bring a large pot of water to a boil. Add 12 to 16 wontons and cook until they are completely cooked through, about 4 minutes. Drain wontons and transfer to a warm serving platter. Spoon sauce on top. Sprinkle with peanuts and minced cilantro and serve immediately.

DIRECTIONS: Make your chili sauce. Remove the stems and sees from the dried guajillo and ancho peppers, then lightly toast in a dry pan about a minute or 2 per side. This will help to release the oils. Soak the peppers in very hot water for 20 minutes in a heat proof bowl, or until they are nice and soft. Add the softened peppers to a food processor with 1/2 cup of the soaking water (or use fresh water) and a bit of salt to taste. Process until smooth. Strain if desired. Set aside for now. Heat the oil in a large pot or Dutch oven to medium heat. Season the beef with salt and pepper, then sear the beef in batches to brown them, a few minutes per side. Set the beef aside onto a plate. Add 1/4 cup of the beef stock to deglaze the pot, and scrape up the browned bits from the bottom. Add the jalapenos and onion. Cook them for 6-7 minutes to soften. Add the garlic and stir. Cook another minute. Pour in the reserved chili sauce and the seasonings, and stir. Cook for 5 minutes, stirring a bit, to let the flavor develop. Stir in the remaining beef broth (or tomato sauce) and reserved beef. Bring to a boil. If you’d prefer a soupier chili, add in 4 cups of beef broth. If you are using the optional additions/ beans, add them in now. Reduce the heat, cover and simmer for about 2 hours, or until the beef is very tender. Serve with your favorite fixins!

Place 1/3 of wings in large bowl, sprinkle with 1 teaspoon baking powder and 1 teaspoon salt, and toss until thoroughly and evenly coated. Place on rack, leaving slight space between each wing. Repeat with remaining two batches of wings. Place baking sheet with wings in refrigerator and allow to rest, uncovered, at least 8 hours, and up to 18 hours. Adjust oven rack to upper-middle position and preheat oven to 450°F (230°C). Add chicken wings and cook for 20 minutes. Flip wings and continue to cook until crisp and golden brown, 15 to 25 minutes longer. Meanwhile, combine cumin, fennel, pepper flakes, and Sichuan peppercorns in a small skillet and toast over medium-low heat until fragrant, about 1 minute. Transfer to a mortar and pestle or a spice grinder. Add remaining 1/2 tablespoon salt and sugar and grind until a rough powder is formed. When wings are finished, transfer to a large bowl and toss with oil. Add half of the spice powder and all of the cilantro and scallions. Toss until coated. Taste one wing, then add more spice powder to taste. Serve immediately.

Put on disposable latex gloves. Place a wire rack inside a quarter- or half-sheet tray. Using your hands and kitchen shears, cut open chiles and place them on rack. Using a spice grinder and working in batches, process chiles until they are ground to a size just larger than standard chile flakes. Transfer processed chiles to a heatproof bowl or pot large enough to accommodate bubbling oil (at least 4 quarts in size). Combine chile flakes with peanuts, ginger, star anise, cardamom, Sichuan peppercorn, mushroom powder, sugar, salt, cumin, and black pepper. Set aside. Set a fine-mesh strainer over a 2-quart heatproof bowl. In a 4-quart saucepan, combine oil and shallots. Cook over high heat while constantly stirring. Once shallots become light golden brown, strain. Pour oil back into pot and add garlic. Cook over medium-low heat, constantly stirring, until light golden brown, then strain. Return oil to pot once more. Set aside fried shallots and garlic. Heat oil to 375°F (190°C). Pour hot oil over chiles, spices, and other seasonings. Stir well to distribute hot oil throughout. Set aside to fully cool, about 30 minutes or until bowl or pot is cool to the touch. Once chile-and-oil mixture has fully cooled, remove star anise and cardamom pods. Mix in fried shallots and garlic. Pour finished chili crisp into jars and store in the fridge for about 3 months. It can be served immediately, but for best flavor, eat it the next day. In a small sauce pot, combine the palm sugar with 1 cup (240ml) water and heat, stirring occasionally, just until sugar is dissolved. Remove from heat and stir in the gelatin mixture and tamarind concentrate. Add an additional 8 ounces (240g) ice by weight or 1 cup of ice water by volume to dilute and chill the popsicle base. Divide evenly among 10 (3-fluid-ounce) popsicle molds and freeze until just beginning to firm, about 30 minutes. Insert popsicle sticks and continue freezing until completely solid, about 8 hours. To un-mold, dunk molds in hot tap water for a few seconds and jiggle sticks to release. Wrap individually in plastic and freeze for up to 3 weeks. For the chili salt, in a small bowl combine the cayenne, sugar, salt, and malic acid. Dip the edge of each popsicle into the chili salt before serving.

FOR THE CARAMEL TOPPING: Preheat the oven to 350 degrees F. Butter just the sides of a 9-by-3-inch round cake pan. Stir the sugar and 1/3 cup water in a medium saucepan over medium heat until the sugar dissolves. Cook, no longer stirring, but gently swirling the saucepan occasionally until the mixture is the color of light amber, 4 to 5 minutes. (If needed, brush any sugar crystals off the side of the pan with a pastry brush dampened with water.) Remove the saucepan from the heat, and carefully whisk in the butter (use caution; the mixture can bubble up considerably). Pour the caramel into the prepared cake pan, tilting the pan to cover most of the bottom (be careful; the pan will be very hot from the caramel). Lay the pineapple rings in the pan and fill each hole evenly with the chiles. Set aside. FOR THE CAKE: Whisk together the flour, baking powder, baking soda, salt and crushed red pepper flakes in a medium bowl; set aside. Combine the coconut milk, buttermilk and vanilla in a small bowl; set aside. Beat the butter and sugar together in a large bowl with an electric mixer on medium-high speed until light and fluffy, about 4 minutes. Add the eggs 1 at a time, beating after each addition and scraping down the side of the bowl as needed. Reduce the mixer speed to low and add the flour mixture in 3 batches, alternating with the milk mixture and mixing until just incorporated. Pour the batter over the pineapple in the cake pan and spread evenly. Bake until the cake is golden brown and bounces back when pressed and a toothpick or cake tester comes out clean when inserted in the center, 50 to 60 minutes. Run a knife around the edge of the cake to separate it from the pan. Let the cake cool in the pan on a wire rack until just cool enough to handle, about 30 minutes. Invert a serving platter over the cake pan and, while holding them together, quickly flip them over so the cake unmolds, pineapple-side up. Let cool completely. Cut into wedges, and serve.

Why should someone consider a cash-out refinance?/ What are the benefits of a cash-out refinance?

To consolidate debt, paying off higher rate credit cards, or other consumer debt- anything that is charging higher interest than what you can borrow from the equity of your home/property Cash out to use towards other investments; more real estate (rental property) as an example. Or anything that will produce a higher return than the cost of borrowing the money Benefits include; borrowed funds are tax-free. Interest paid is often deductible. If used for investing, the potential for passive income, appreciation, and further tax credits.

Are there any drawbacks to a cash-out refinance?

Of course. It’s important that you understand the math and that you DO the math. All of these should be easy addition, subtraction, multiplication, or division depending on your circumstances and use of the borrowed funds.

What documentation is typically required for a cash-out refinance?

Depending on the loan type, it could be very little.
