Don’t go straight to rate when choosing a loan Greater focus on features helps maximize home loan benefits Mortgage Choice says those who look beyond the interest rate horizon when choosing a home loan often stand to benefit in the long run. The rate usually captures borrowers’ attention when hunting for the best deal, but it shouldn’t blind them to the many aspects worth focusing on when weighing up loan options. But the rate is just the beginning.” “What lies beneath should be paid just as much attention, such as other features needed now or in future, the fees - some of which may go unnoticed until the mortgage is in full swing - and the quality of service. These factors will help ensure borrowers settle in for a comfortable home loan journey.” Features worth considering when choosing a loan include, but are not limited to: Fixed or variable rate: Borrowers needing certainty over repayments might consider a fixed rate loan, however these may not offer all the features needed, such as the ability to contribute extra payments and redraw them or use an offset account. MEDIAN HOUSE PRICE RISES IN HERVEY BAY

Recent PRDnationwide data shows an increase in Hervey Bay median house price. The market recovery however, doesn’t just start when the median house price begins to rise, it starts well before that. Over the past couple of years, as consumer confidence improved, buyers made the decision that the market had hit the bottom of the cycle and there was a profit to be made. Due to limited availability of stock at the lower end of the market, median house price is now rising and will continue to rise, probably at a faster rate than we are currently experiencing. The pool of cheaper stock has dried up and buyers now need to pay more to get into the market. After 4 consecutive half year periods which showed an increase in house sales across Hervey Bay, the last period actually saw sales numbers fall slightly. That is certainly not due to a lack of buyers, but purely to the lack of suitable stock being available. In recent times we are regularly dealing with more than 1 buyer for a particular property, and presenting sellers with multiple contracts which usually equates to a higher sale price being achieved.
