VISION

To intensify within the Fairview Park commercial precinct while preserving the historic function of the area as the regional mall destination, and preparing for a high-growth scenario through the establishment of an interconnected multimodal transportation network, mixed land uses supportive of aging-in-place communities, and a distinct community identity created via a unique sense of place.

With regards to preserving the historic function of the area, the precinct will continue its role serving as the regional commercial destination in Kitchener since the shopping centre’s introduction in 1965 by establishing dense retail & commercial opportunities adjacent to the mall and continuing along Fairway Road; in addition, the form of new commercial properties including the bigbox shell of the mall will be (re)designed such that the exterior is accentuated by active facades fronting the street instead of parking lots to create a lively pedestrian experience.

With regards to establishing mixed land uses supportive of agingin-place communities, new building forms will be situated proximate to the central community space/transit hub and within short walking distance to jobs and amenities; diverse social groups will be united spatially and accommodated for in assorted nodes throughout the site: entertainment, health & fitness, education, culture, recreation, and retail.

With regards to establishing an interconnected multimodal transportation network, the site’s sense of connectivity will be improved both within the site and to other neighbourhoods via the inauguration of a permeating green network for cyclists, alternate active transportation and passive recreational use, plus the introduction of Light Rail Transit and Bus Rapid Transit lines that will dock at a transit hub, which also doubles as the central community space.

With regards to establishing a distinct community identity, sense of place will be built through the cumulative development of landmark towers, public recreation spaces, animated streets, and diversity of retail/commercial businesses; this precinct development will be envisioned as a complete community.
