President’s Message There is so much going on in our organization and in our market right now; we can confidently say that both the Summer and business is “hot” for sure. All of our reports from the NAHB and from our regional forecasters show steady growth of the kind we like to see. Foreclosure rates are dropping according to several reports from CoreLogic and existing home inventories are decreasing steadily. All of these things bode well for the new construction market. Our Builders and Associates, including Suppliers and Subcontractors are finding themselves increasingly busy. Every sub I have is booked out at least a month! This is good stuff but it requires better planning (especially on my part!). Did you know 64% of home buyers said that contractors with professional designations are “worth paying a higher price for?” The consumer survey also revealed 83% of home buyers think contractors with a professional designation are more “professional and credible.” As you know, at HBAWS we emphasize education and require our builders to complete 8 hours of CE credits annually, two of these credits must be inspections / codes. We also offer CE classes for our Associate members with the new Associates Education Series. NCBI and NAHB courses not only count for our CE credits but can help us to earn designations. So, here’s the big news, two opportunities coming up in the fall to take designation classes: NAHB Certification Courses: August 19 - 12 in Winston-Salem (see page 11 for details!) and September 15-17 in Charlotte at the 21st Century Building Expo & Conference. It’s like one stop shopping. There is a full line-up of courses from both organizations plus a slate of general courses that are absolutely free at the Expo. The showroom floor has also been growing back to it’s glory days one year at a time. I’m writing to you now because September will be here before you know it and we need to plan! And speaking of NCHBA events, our group from Winston had a very successful visit with our Legislators in Raleigh June 16-17. We lobbied hard on HB 25 (Zoning Design and Aesthetic Control) and within a few days of our efforts, guided by the talking points from Mike Carpenter and all the State HBA folks, both houses passed the legislation and the governor signed it into law. We can make a difference to keep housing affordable! Won’t you join us next time?

Meeting Schedule AUGUST 11 SEPTEMBER 8 [NO July meeting]

I think it is safe to say summer has arrived! After the wet and terribly cold winter months, we have certainly made a turn in a different direction. It has been HOT! However, I can say the same thing for our market. When I have asked those in our industry, Builders and Associates alike, how is business? I get the same reply. “We are really busy.� That is great to hear. The NAHBR RMI index is still holding at or near its all-time high. All of this points to a positive second half of 2015. It will require that we work more efficiently in our planning and scheduling, but I know each one of us is ready. In my first letter as the Chairman of the Remodelers Council I spoke about the VA project we were working on. I am very happy to be able to say that the grant has been approved! The funds have been received and placed in an escrow account, as required, and we have received authorization to begin construction. I would like to thank Bob Vaughn who started this process and has been helping from the beginning, Barry Wilson, and Steve McSwaim. They have all put in a lot of time in getting this project approved. Steve McSwaim, Maplestone Construction, LLC will be the contractor for the project. He will be handling the coordination and scheduling. Steve is in the process of finalizing the schedule and setting the start date for the work. As we have more specifics on the start date and schedule for the work we will be sending out information to all those involved. We do have a grant for this project and we are asking for help with labor and material donations. This has been a long time coming and we are really looking forward to making it happen. Thanks again to all who have been involved so far. I hope to see you at the home! I would also like to remind you of the NAHB certification Courses that HBAWS will be offering August 19-21. Ron Ricci, HBAWS President, has shared this as one of his goals for our association, for members to take advantage of designation courses offered in our industry. The classes being offered in August are part of the curriculum requirements for several of the designations, and a great way to get started. Please try to take advantage of them if you can. I hope everyone has a great summer. Try to take a little personal time when you can and maybe take a trip to the beach or mountains or wherever your getaway is, just be safe in doing so. Membership continues to grow and I would like to say thank you to everyone who participated in our Membership Blitz in May! Spike continues to work on enhancing the experience of membership; Leslie Duggins is a great example of that. In May, her participation in the Food Truck Blitz ticket sales and our membership blitz was outstanding. 2015 Spring Meeting Schedule August 4

September 1 [NO July Meeting]

Well summer is finally here, and everyone is gearing up for the busiest time of the year. Over the last couple of months, the Professional Woman in Building have been staying busy with a number of events. We were set up on one of the holes at the annual HBAWS Golf Tournament. We were trying to raise money to go towards Hospice in memory of Darlene Good. At the end of the day, we were able to raise $560. We are very grateful to everyone who purchased a “skirt� that day, and helped us with our contribution to Hospice. A group of us also attend the Food Truck Blitz held at Ferguson, in order to help them raise funds for the Builder Blitz. The Builder Blitz took place the next week, June 8th12th. The PWB wanted to try and help the builders with their endeavor with Habitat that week. A big thank you goes to all the builders and volunteers that participated that week! It was an amazing thing they did for those four families. In June, thanks to Sheila Wilson, we also donated a case of wine to the CTE Committee for their upcoming wine raffle. We encourage everyone to remember to bring a bottle of wine to the meetings. Money raised will help FTCC and WSFCS Career Center construction students build Habitat homes. After taking a short break in July, we have a busy meeting planned for August. We will start our initial planning of the SCAN(Stop Child Abuse Now) motorcycle ride, that will take place on September 12th. If anyone owns a motorcycle, or has friends with motorcycles, and would like to participate in the event, please let Missy Easter know. She will have all the details on the ride that day. We will also be selling raffle tickets before the event, offering a chance to win some great prizes. In August, we will also be collecting school supplies for the Educator Warehouse in Winston-Salem. All the ladies in our group will be bringing our school supply donations to the meeting on August 4th at the HBAWS office. If anyone would like to contribute, that would be wonderful. Teachers spend so much of their own money on supplies for their students, and the Educator Warehouse helps get them those supplies at a low price. Lastly, in August we will start planning for the Ice Cream Social that will take place September 22. The event will support the Professional Women in Building, and all the proceeds will be donated to the Stokes County Animal Shelter. One of our members is a volunteer and foster Mom for them. It is all for a really great cause, and we are all super excited about it. More details about the event will come later, but we hope to see everyone out there! Article written by AMC Guest Writer: Jeff Allen of JALA, Jeff Allen Landscape Architecture, LLC In today’s economy many of us are looking to get the ‘The Best Deal.’ The best deals are not always the lowest price especially when you are investing in your home. Most clients discuss what they hope to get a return on from their investment and are not willing to spend a penny more. As a designer I recommend to my clients to look for value. I define value both from a market stand point where prices are well defined i.e. stone/plant material cost per square foot to hourly labor rates. Beyond that I delve into a subjective value; the role of the process of that leads to the finished product. What was the experience during the design phase, construction phase and post construction. Were we responsive to your questions, concerns, did we give you all your options to make intelligent decisions that you are happy with the end result? Together these make an intrinsic value. Our role in this is one of advocacy for our clients and guidance for the contractor to ensure a smooth rewarding experience; hence it is good for everyone. Many contractors are competing to stay in business and the successful ones are doing so by the value they bring to the table- expertise, professional accreditation, liability insurance coverage and dedication to their craft. When interviewing contractors (beyond seeing the quality their work-see my previous article on hiring a landscape architect) I look for intrinsic value mainly with regard to service. Landscape materials are relatively fixed based on current market pricing and your contractor should be able to obtain the best material at the best

price effectively and efficiently. A landscape professional should have all of his professional licenses, insurances and have knowledge of local regulations. Most importantly how does your landscape professional communicate? This is critical during the construction and maintenance phase regarding scheduling, material samples for review, response to questions or concerns and follow up. The post construction phase for gardens and landscapes is to me the most important. Your garden/landscape is a living system that requires care and is changing as it develops. The quality of a well-managed landscape/ garden can increase the value of your investment where a poorly maintained one can cost more money to repair and in some cases reconstruct parts of the garden. I enjoy this phase as I revisit many gardens I designed to see how they have grown in. I love to ask my clients are you enjoying your new terrace, outdoor kitchen or herb garden. What I am asking is does the design meet your goals we established in the initial design phase, has your quality of life improved, have we created a positive impact on your life? Valuable assets in your landscape: A good functioning irrigation system Healthy Trees A well designed and maintained landscape Studies have indicated that your investment in your landscape can increase the selling value from anywhere from 5 to 15%.
