Eldridge Company 1437 Story Avenue, Louisville, KY 40206 502-625-5565 / EldridgeCompany.com Associate Builder/Remodeler This charming house, a mix of Craftsman and American Foursquare, first attracted the attention of the homeowners because of its “fixerupper” potential and its proximity to restaurants and Cherokee Park. Once they purchased it, they engaged Eldridge Company, Butchertownbased Design-Build firm. They collaborated closely with Eldridge Company to redesign and effectively reconstruct the entire home, with the objective of marrying current design themes with characteristics that are true to the era of the original house. Renovation of the first floor focused on transforming the existing living room into a dining room and vice versa, as well as totally reimagining the kitchen. The former kitchen was combined with an outdoor porch, eating area, butler’s pantry and hall for a stunning new kitchen. Custom Amish cabinets with a soap stone countertop,

island, Thermador appliances (including a 48-inch double oven commercial range), and a six-foot garden window are a picture perfect example of a masterfully designed and equipped kitchen. A new, two-and a-quarter-inch rift and quarter sawn white oak floor runs throughout the first floor. The second floor sunroom was reconfigured as a master suite. Two small closets were combined for one large closet, outfitted with beautiful custom shelving and drawer details. The master bath features large format tile, walnut double vanities with marble countertops, a lavish steam shower, and a wall-mounted Kohler toilet in a water closet. A pass-through, small bathroom and closet were removed to make an elegant and timeless guest bathroom that has a subway tile wall, black and white pinwheel tile floor and custom medicine cabinet with five glass doors. Third floor unfinished attic space was turned

into an additional living area. Two new dormers were added to match existing ones, and vaulted ceilings with LED channel lights create a unique gathering space. Several doors were repurposed and new ones were milled to match. All original windows were kept and reglazed. Existing trim was stripped of old paint and restored to its original state. The fireplace mantel of the original wood-burning fireplace in the former living room was rebuilt. Also included in the remodel project was adding a screened porch, moving the laundry from the basement to the first floor, sound insulating between the first and second floors, insulating the entire house with high-efficiency blown-in cellulose, adding a four-zone HVAC system, all new electrical and plumbing, and fully integrating security, A/V and CAT 6e throughout the house, run through Control 4.

Renovation of the entire house resulted in a stunning home marked by classic style and lovely details. Bumping out the kitchen enabled the space to be considerably enlarged. Arches were added leading to the kitchen and the door to the back yard was relocated. Addressing the structural issue of a sagging floor, steel columns in the basement and multiple I-beams in the kitchen ceiling were installed to support the addition and the second floor. A triple window was replaced and double French doors now open onto pavers that tie into the walkway. White semi-Shaker cabinets run to the ceiling and are highlighted by an engineered quartz countertop. Tongue and groove, pegged random width white oak floor is subtly distinctive. cooktop and a vegetable sink are much appreciated elements for the homeowner who plans to spend more time in the kitchen. A single swing door was removed and the opening to the dining room was widened. Picture mould was removed and reinstalled to match the living room, and wainscoting was added. Custom baseboards were crafted to replicate others on the first floor. The closet in the master bedroom was reconfigured for easier accessibility. Framing and Icynene spray foam insulation was added in a former bedroom that is now a guest room/office. Each of the three second floor rooms has its own thermostat as part of the new whole house HVAC system. Three full baths were completely remodeled. Lighting throughout the house was improved. The home now features all new plumbing and a new electrical system. Also incorporated into

the renovation is a window added to the back hall, placement of concrete steps to improve the headroom leading to the basement, sanding and refinishing all floors, and prewiring electric to the current screen porch for future enclosure. The basement was repurposed for exercise and utility rooms. It was also insulated with Icynene insulation and wired for a future bourbon bar and a book storage room. Also integrated into the remodel was Icynene insulation into open walls and attic, waterproofing the perimeter of the basement, improving drainage around the rear of the house, excavating the existing crawl space to increase clearance below floor joists, removing asbestos floor tile in the basement and asbestos tape on old duct work, relocating the electric meter from the basement to the exterior of the house and moving the outside air/conditioning units to the end of the house.

Louisville Handyman & Remodeling 13000 Middletown Industrial Blvd., Suite B Louisville, KY 40223 502-244-1501 / LouHandyman.com Registered Remodeler Every room in this 1960s-era house existed as a separate space, and was designed without the flow or continuity sought by today’s homeowners. After seeing the house Louisville Handyman & Remodeling had on last year’s Tour of Remodeled Homes, the homeowner engaged Joe French to redesign the floor plan. This whole house remodel includes numerous changes to the floor plan, a new, expanded custom kitchen, three full bathroom remodels, as well as updates to every room on the first and second floors. Louisville Handyman & Remodeling’s talented designer worked with the homeowner and used architectural software to show proposed layouts and many individual details of the final product before construction started. The final design includes one wall being completely removed to allow for a larger kitchen with more cabinets, an island and a table with seating. The design also called for partially removing another wall to allow an abundance of light from the sunroom to fill the expanded kitchen. Finally, the design eliminated a laundry chute and relocated a vent pipe to widen the opening between the kitchen and the front of the house completing the new much more open floor plan.

The new kitchen features full custom white Amish made cabinets, a gray stained island, and Cambria® quartz BellinghamTM countertops which establish a fresh, renewed ambience. The kitchen features under cabinet lighting, tile backsplashes and new appliances. The kitchen, as well as the rest of the first floor, now feature oak prefinished hardwood floors with a butterscotch stain. The remodel is especially interesting because of a master suite on both the first and second floors. Previously, the only access to the first floor bathroom was by going through the master bedroom. The new layout added a second door to the bathroom so guests could use the bathroom without entering the master bedroom. The new first floor bathroom includes a custom shower in place of an awkwardly designed shower. The room’s design is highlighted by white cabinetry and a marble tile floor and shower wall tile, the latter having a herringbone tile accent. In the second floor master suite, crown molding was added to the master bedroom and the bathroom was expanded and completely redesigned with all plumbing fixtures being relocated. It now features a custom vanity with a

tower cabinet and two sinks. Also, the space was expanded to allow a custom shower with unique glass accent tile and complemented by a hexagon gray floor. Another bathroom on the second floor was taken down to the studs. It now boasts a cast-iron tub, 4”x16” subway tile wall with a glass accent, large format gray tile floor, white cabinetry with a Carrara marble top and new plumbing. The inconveniently situated laundry room was moved from the basement to the second floor. Carpeting was removed from all upstairs bedrooms and the existing hardwood floors were sanded and refinished. On the front exterior of the house, a new front door was installed. All interior doors in the house were replaced with Roman arch two-panel MasoniteTM doors. To reduce noise and provide privacy, doors to bedrooms and baths were changed from hollow to solid core. All copper water lines in the house were replaced with CPVC FlowGuard Gold® and the original cast-iron drain lines were removed in favor of PVC drain lines.

Crestmoor Avenue, Louisville, KY 40206 502-479-4075 / RedsmithConstruction.com Registered Remodeler This Mid-Century Modern ranch reflects an aesthetic that brims with whimsical imagination and outstanding craftsmanship. More than 40 tons of sand were used to create from the driveway in back of the house what is known as “The Beach in the Highlands.” The beach has a unique mix of sand from Saudi Arabia, Italy, Ireland and France as guests have contributed sand from their travels around the world. A waterfall pond and a beach scene mural on the side of the garage combine with hundreds of shells, lanterns and beach paraphernalia for what is surely one of Louisville’s most unusual outdoor spaces. The homeowners are entertainers extraordinaire, inviting guests to enjoy the beach as well as a four seasons room, repurposed from a carport, that opens onto an inviting deck. There are no vestiges of the former carport’s flat roof

in the new four seasons room. A vaulted ceiling with whitewashed beadboard, sliding glass doors and push-out casement windows with retractable screens expand the theme of an outdoor oasis. A collection of sailboats is displayed on beams and rope lighting above the crown moulding sets a soft tone during the evening. Inside, the kitchen was enlarged by moving a wall of an adjacent room. An exposed brick wall, vaulted ceiling with three skylights and cherry cabinets topped with a Cambria® quartz countertop accented by a cobalt blue backsplash are striking design components. A peninsula that housed a double oven, built in the center of the kitchen, was an eyesore that impeded flow. The kitchen redesign incorporated a moveable island that is great for food preparation or as a buffet. Two ovens and a beverage center

When Registered Remodeler Bill Wilkinson’s son Dean purchased a home that had not been refurbished since 1961, the father/son team embarked on an extensive project. They, along with Bill’s wife Nancy, Dean’s wife Frances, and architect Tim Winters collaborated on a design that fills the home with vibrancy and functionality. Several walls were removed to allow an open design that improves both visual and traffic flow. Original oak floors in the foyer, living room, former kitchen and master bedroom were refinished. Much of the drywall was removed and reapplied as foamed insulation was added to the envelope of the home. An imaginative redesign, with a focus on remaining true to the home’s character, encompassed several facets, all interrelated but

individually distinctive. The screen porch was enclosed to become part of the family room that has a true shiplap ceiling. Structural changes to the first floor included opening up a wall between the kitchen and stairs and enlarging the opening from the kitchen to the dining room. The former kitchen took on new life as a dining area that’s adjacent to the kitchen in which custom white traditional cabinets with Imperial Danby countertops stylishly contrast with the island’s concrete top. A bedroom and Jack and Jill bathroom were combined into a master bath and large closet. Marble floors, a double vanity, water closet, shower and free-standing tub create the comfortably luxurious bathroom. A laundry area was fashioned from a portion of the back hall and Jack and Jill bathroom.

Whole House Renovation

A large attic was converted to a guest bedroom, a sitting room was converted to a bathroom, the layout of an existing bathroom was redesigned, and a closet was added. The project also involved removing the walls of a cellar room in the basement, decorating the basement as a playroom and installing geothermal equipment in a closet. Cove dove detailing was added to match the front exterior of the house, gas lanterns were placed to flank the door and the house was fitted with copper gutters. Further updating the exterior is a walkway that matches the limestone on the front porch. Perfect for entertaining, the original brick terrace behind the house was retained. A row of boxwoods was removed and a window was added to the garage to balance that of the house’s second floor.

At the heart of the remodel of this 2-story Colonial home were complete renovations of the dated kitchen and master bathroom. Ben Tyler Building & Remodeling executed a design that beautifully blends aesthetics and practicality. The previous design created a bottleneck of traffic as guests gathered at a bar area adjoining the kitchen. The remodeling project was initiated by removing the wall between the kitchen and family room, eliminating that impediment and allowing for an integrated design of the kitchen and family room. A coffered ceiling and oak flooring visually

and physically connect the two spaces. Changing the footprint of the cabinet layout in the kitchen enabled the inclusion of a larger island. Design elements of the totally renovated kitchen include Dove White cabinets with a quartzite countertop accented by polished nickel hardware, and Sub Zero and Wolf appliances, including a Wolf steam oven. Recessed and undercabinet lighting provide a duality of task and ambient lighting. The former master bathroom was modernized by eliminating a built-in tub and deck area and replacing it with a free-standing pedestal tub. A

The dining room was small, disconnected from the rest of the house and never used. The living room, however, was large, but that space, as well, wasn’t being used. The kitchen felt cramped and when they entertained, they were embarrassed about the overall look and compartmentalized layout. After having a negative experience with two bathroom remodels on the second floor with a previous contractor, they decided they needed a professional company in Bailey Remodeling & Construction to design and renovate the kitchen, family room, dining area and first floor bathroom, all of which was accomplished in a two-month period. The new kitchen is dramatically unrecognizable

from the former space that was literally stuck in the past with stick-on vinyl flooring, a kitchen table that was always in the way, not enough countertop and storage space along with bad lighting. The kitchen also lacked adequate pantry storage. A beautiful hardwood floor now connects the kitchen and dining room. White perimeter cabinetry allows the four-seat coffee colored island to provide interesting contrast. Brushed nickel hardware matches the light fixtures over the island. Before the remodel, there was no venting for the stove, causing the kitchen to get hot, and it was hard to get rid of the smoke when cooking. An attractive hood now complements the new appliances and has efficient venting capabilities. A pantry was added to supplement the storage in other cabinets. Double hung windows were replaced with a large window that overlooks the backyard and patio.

Kitchen and Family Room Remodel The previously rarely used dining area was transformed into an eating and coffee bar area that opens off the kitchen. A steel beam was installed to create a seamless ceiling between the two rooms. The former dedicated living room off the foyer was repurposed as the new formal dining room. Outdated paneling was removed and the brick of the fireplace was whitewashed in the adjoining family room. Also replaced were doors that open from the family room onto the patio, enhancing the flow to both areas along with improved lighting. A first floor bathroom, with a small vanity and an old tub, was in need of an overhaul. A new black vanity, black and white tile floor, updated lighting and exhaust fan are in keeping with the major renovations on the same floor. “Our experience working with the Bailey team was amazing and they exceeded all of our expectations!” says the homeowner.

The homeowners appreciated its celebrated history but wanted to bring its very outdated kitchen into the 21st century. Central to the renovation was the mandate to respect and reflect the historical integrity of the house. Making use of a significant amount of unutilized space and redesigning the awkward layout of the kitchen, Castlerock Construction

reconfigured the room by moving the door to the basement, removing a peninsula, and adding an island and closet. Alabaster cabinets with a gray glaze are paired with the slate gray island, both of which have granite countertops. Four leather bar stools provide seating at the island that is equipped with a two-drawer refrigerator. An apron sink is reminiscent of a period kitchen while GE CafĂŠ appliances feature state-of-

The layout had consisted of two walls leading to a sunroom, but with the new open concept, the space is now adequate for their growing family and frequent entertaining. After Stonehenge Construction’s extensive renovation, the couple fell in love with their dream kitchen and updated laundry room. A four-star chef would feel right at home in the sophisticated kitchen that includes a four-foot range, a wall oven, an Advantium microwave and warming drawer, a dishwasher, and an island dishwasher drawer. The previous 2 foot by 6 foot island with nearby peninsula was replaced with a 10 foot island, which seats six. White perimeter cabinetry and the gray island are topped with a

one of a kind granite called Athena. Set against Benjamin Moore’s Gray Owl walls, the kitchen is complimented by white subway tile backsplash, a picture framed mosaic above the range, industrial pendants hanging over the island, and filament sconce lighting over a farmhouse sink. Using the existing header, Stonehenge raised windows to extend cabinets and create a coffee bar that includes a sink, beverage refrigerator, and icemaker. Cabinet fronts conceal most appliances as well as a vertical spice rack and two roll-out wastebaskets. By eliminating a bump-out and exterior door, the unused space leading to the garage created room for two pantries. This is one of several examples of how Stonehenge maximized storage space. Hardwood floors were installed in the kitchen and a veneered brick tile flooring was laid

in the mudroom and powder room. Prior to the renovation, the powder room had only a toilet, but by pushing a wall back and adding plumbing, the addition of a sink was possible. By utilizing the new plumbing from the powder room, the wasted space under the stairs was converted to a dog shower. Another wall was pushed back to accommodate a recessed washer and dryer. Miscellaneous home upgrades include a buried 1,000 gallon propane tank installed in the backyard to supply underground gas lines for the new range, a pool heater, and future gas needs of the house. Electrical upgrades include a new house generator and total replacement of the Federal Pacific electrical panels. Installation of exterior rustic cedar where exterior walls were updated blend seamlessly with original siding.

She immediately looked beyond the very dark kitchen’s dated white cabinets, green Formica countertops, green and white asphalt floor tiles, antiquated lighting and appliances that were long past their prime. By removing a load bearing wall, she was able to open up the kitchen to set the stage for it to become a showstopper of design. Closing up a window freed up space to extend the cabinetry so that the room exhibited a newly established symmetry. Eliminating a door to an adjoining room made it possible to create a charming

breakfast room. After the load bearing wall was removed, the existing beam was wrapped in wood and a false beam was installed to provide visual balance. The kitchen has a clean, sophisticated atmosphere featuring off-white custom cabinets with self-closing drawers and doors that are detailed by beaded inset doors extending to the ceiling, making the ceiling appear higher. The subtle cabinet color is paired with a mostly soft cream background Dolce Vita quartzite that has shades of taupe, gray and dark cream, and polished nickel hardware that matches the faucets. That countertop surface is also used for the six-

inch backsplash except over the range where it is full-height and uniquely curved to meet the countertops, all of which have a detailed edge. Old pine flooring in the former sunroom, now the breakfast room/sitting area, was removed. The floor was leveled and covered with four-inch white oak. two walls between the rooms immediately redefined the space and presented exciting design possibilities. Also removed were a large aquarium, the fireplace hearth and mantel. Java Construction refashioned bookcases on either side of the fireplace and created a new hearth and rock front mantel. One of the homeowners, a culinary teacher, imagined an updated kitchen in which panache and pragmatic design work in harmony. The new kitchen illustrates that vision. White cabinets, some with glass fronts, are accentuated by marble countertops. Pilasters flank the stainless steel range hood, making that area a focal point of the kitchen. The hood was designed with a makeup air system to eliminate negative air pressure exhaust. A major revision to the kitchen layout is the addition of seating for four people. Also part

of the kitchen remodel was the replacement of the window above the sink with a larger sliding window and a pass-out shelf to the porch. In addition to opening the kitchen onto the family room, cabinetry was wrapped from the kitchen into the adjacent area to further establish the personality of the combined spaces. A door leading from the family room to the screened porch was replaced as the porch was converted to a three seasons room with composite decking and panels that open and close. Flooring on the first floor was removed. New wide plank hardwood imparts the home with a rich character. The remodel also included the installation of custom baseboard and casings, renovation of the laundry room and reworking the ductwork for plumbing and the HVAC system.

Choosing a Registered Builder or Remodeler By Nancy Miller

When considering building a new home or remodeling an existing home, it’s critical to select the right individual or company for your project. It is a decision that will help determine the quality and cost of your remodel or new construction.

A Checklist for Hiring a Registered Builder or Registered Remodeler

} Are informed about new products.

It’s also important that you become familiar with the business of a prospective remodeler or builder and that his or her experience relates to your project. You might find it helpful to use this checklist when choosing a Registered Remodeler or Builder member of the Building Industry Association of Greater Louisville.

} Are linked to a network of industry professionals on the local, state and national level.

• Check to be sure that you’re talking to a Registered Remodeler or Builder.

} Have a commitment to continuing education.

• Check to be sure the remodeler or builder has a permanent business location and a good reputation with local banks and suppliers.

The Building Industry Association of Louisville has Registered Remodeler and Registered Builder members who:

} Have the ability to address special building issues/techniques. } Have access to a conciliation process should problems arise that cannot be easily resolved. } Have experience in the home or commercial construction profession for a specified period of time. } Have demonstrated financial and on-site responsibilities. } Are a full-time professional who derives his or her principal income from construction, remodeling or related real estate activities. } Have submitted the names of previous customers as references } Have Registered Remodeler or Builder sponsors with personal knowledge of their remodeling/construction activities and business integrity.

• Ask how long they have been in the remodeling or building business. You want to be sure they’ll be around after the project is complete to service warranties and to address issues that could develop. It usually takes three to five years to establish a financially sound business. • Check with the Better Business Bureau to learn of any complaints. • Inquire whether the remodeler or builder has sufficient workers’ compensation and general liability insurance. If not, you may be liable for any construction or remodeling-related accidents on your premises. It’s a good idea to ask for proof of insurance. • Check references. • Check for quality of workmanship and materials of previous projects. • Be sure you are able to easily communicate with the person. • Ask for a complete and clearly written contract. Review it carefully.

} Appear before a committee for a personal interview.

• Be cautious of unusually low-priced bids. If the remodeler or builder is unable to pay for materials and labor as the project proceeds, there could be potential problems.

} Must agree to take part in continuing education.

• Look for these logos:

} Must agree to abide by the Code of Ethics of the BIA.

• Visit BIALouisville.com for lists of Registered Remodelers and Builders.

} Must have acceptable credit history.
