to the Home Builders Association of Greater Springfield! Whether you want to buy, build, finance, remodel or maintain your home, our members are ready to help. I am honored to serve as the President of such an outstanding organization and we look forward to helping our community remain as vibrant as ever. The Home Builders Association of Greater Springfield has a long tradition of excellence. Established in 1954, a group of industry professionals met with the goal to assist and promote the building industry. Today, their vision is still strong and we are comprised of builders, developers, remodelers, and associates in all areas of the residential construction and housing industries.

1 Your home is one of your single largest investments. A trusted professional is what you need and the HBA has those professionals! 2

The HBA has stringent insurance requirements for our Builders and Remodelers. Our construction professionals carry both General Liability and Workers’ Compensation Insurance. What does that mean for you, the consumer? Peace of mind, knowing that your building professional is properly insured and that your investment is safe. There are many examples of workplace injuries and claims that have fallen back to the homeowner because of a failure of hiring an “Insured Professional.” Don’t be that homeowner!

3 Our members have great educational opportunities because of their membership. We pride ourselves on offering classes in many different areas such as building materials, OSHA compliance, business, customer service, green building, energy efficiency, plus many more.

Designations are also available to our membership. Our members can participate in courses, on a national level, and then complete a comprehensive examination to earn specific designations (i.e., Certified Graduate Builder, Certified Green Professional, etc.) Once they receive their designation, they must maintain their designation through continuing education.

We are vested in keeping homes affordable. We work at the local, state and national levels to insure that governmental decisions do not stand in your way of home ownership. We also work to improve building codes and processes.

Our members are actively engaged in “giving back” to the community through charitable projects and donations.

Before you go to closing on your purchase of a newly constructed home, you and your builder will do a walk-through to conduct a final inspection. This walk-through provides an opportunity to spot items which may need to be corrected or adjusted, learn about the way your new home works and ask questions about anything, including the community in which your home is located. Often, a builder will use the walk-through to educate buyers about: • The operation of the house's components. • The buyer's responsibilities for maintenance and upkeep. • Warranty coverage and procedures.

Follow these 11 tips when you embark on an exciting home remodeling project.

Contact the HBA of Greater Springfield for a list of remodeling members, or log on to HBAHomePros.com any time for that same list.

Establish effective two-way communication with the home remodeler. It’s essential to have good communication for a smooth home remodeling project. Does the remodeler listen? Does he or she answer questions clearly and candidly? Can you reach them when you need to? Do they return phone calls promptly? Do they let you know when problems arise and work with you on solving them?

Make sure you are compatible with the contractor. You’ll spend a lot of time with your remodeler so it’s important to have a good rapport and trust in him or her.

Set a clear and mutual understanding about the schedule. You and your home remodeler should agree on the schedule up front to avoid conflict and problems later in the project.

Request a written proposal. Often, two people remember the same conversation differently. Get the proposal in writing and work with the remodeler to ensure it reflects your wishes.

Closing On Your Home Closing (or settlement) is the process that passes ownership of a property from seller to purchaser. Closing on your new home can be bewildering. Home buyers are usually required to sign a seemingly endless pile of documents, most of which are written in terminology not used outside of the housing industry and that can be complicated to understand.

Before You Go to Closing Before closing day, there are certain important items you should know about so that you can achieve the best possible terms for yourself in the transaction. • Ask a lender for the HUD pamphlet called, ”Buying Your Home: Settlement Costs and Helpful Information,” or access it on HUD's website. Most lenders are required to provide their loan applicants with a copy of this document under the Real Estate Settlement Procedures Act (RESPA), but you will be able to shop more wisely for closing services if you have read the pamphlet before you apply. It provides a good description of the closing process and explains most of the expenses you will encounter. • When you apply for a loan, the lender is required by law to provide you with a good faith estimate of closing costs. Shortly before closing, you will be told exactly how much you owe so that you can get a bank check. A personal check is generally not acceptable. In some instances, you may have money returned to you instead of having to pay.

Lightly butter cookie sheet. Sprinkle chocolate and peanut butter chips on cookie sheet. Combine butter, sugar, white corn syrup and water. Cook, stirring gently to 300 degrees. Remove from heat, stir in peanuts. Pour over chips on cookie sheet. Top with additional chocolate and peanut butter chips. Let cool overnight. Break into pieces and store in air-tight container.
