ake Manassas is a luxury gated community located off Route 29 in Gainesville, behind the Wegmans plaza. Bordering the 1000+ acre Lake Manassas, residents of its over 550 homes enjoy a resort-style lifestyle with access to Stonewall Golf Course, swimming, tennis, fishing, play areas and wooded walking trails. How did the housing market fare in Lake Manassas for the first third of 2014? Here are some highlights based on all single family home sales in Lake Manassas from January 2014 through April 2014. • Closed Sales during this period ranged from a low of $575,000 to a high of $915,000.

There were 3 homes sold in January, 2 in February, 1 in March and 3 in April of 2014. The Median Sold Price for this period was $650,000 and in 2013 it was $647,900 (a .32% increase). The average Days on the Market (DOM) so far in 2014 was 58 days compared to 66 days in 2013.

How is May doing so far? As of May 19th, 2014 there have been 22 properties on the market. Of that 18 are active, 4 under contract and 0 have sold. Of those currently under contract, the Median LIST Price was $627,450. What we are seeing in Lake Manassas is similar to that of other communities in the area—the inventory is up this Spring and there is a slight shift towards a buyers market. However, prices are remaining stable and sales have picked up. In Lake Manassas, there is a such a wide range of properties and fewer sales that the Median Sales Price won't always be an accurate indicator of market status there.

According to the recently released NAR (National Association of Realtors) "Profile of Home Buyers and Sellers", 80 percent of buyers who buy detached, single family homes are GenXers and Younger Boomers (aged 34 to 58). Buyers over the age of 57 are downsizing to townhouses and condos at an increasing level. So, the age group you want to target mostly is GenXers and Younger Boomers. What do studies tell us about the behavior of this group when buying homes and how does all this help you choose a good real estate agent/Realtor®? You'll want an agent who understands the demographic you are marketing to, knows how to reach them effectively and makes your house stand out from others. Here are 8 things a good Realtor will do:
