This curve, The Median Sold Price in April for with high Spring numbers, is common for Northern Virginia for all home types was all real estate activity as sales generally pick $425,000, a +2.4% increase over Closed Sales of Million Dollar Homes (NOVA - 5 yrs) last April. Haymarket saw a huge dip in the average Days on the Market (DOM) in April. Last Haymarket Median Sold Price (4 bedroom homes) April 2013 the DOM was 79 days for all home types. This April it dropped to 50 days, a -36% decrease. Let's take a look at the local market for upscale homes (over $450,000). One way to do this is to look at the sales of 4 bedroom homes. While, not all 4 bedroom homes up during these months anyway. However, fall into the upscale category, this despite reports of economic woes, there narrows it down. was still an increase of million dollar In April, the Median Sold Price homes sales each year since 2009. Lake Manassas

ake Manassas is a luxury gated community located off Route 29 in Gainesville, behind the Wegmans plaza. Bordering the 1000+ acre Lake Manassas, residents of its over 550 homes enjoy a resort-style lifestyle with access to Stonewall Golf Course, swimming, tennis, fishing, play areas and wooded walking trails. How did the housing market fare in Lake Manassas for the first third of 2014? Here are some highlights based on all single family home sales in Lake Manassas from January 2014 through April 2014. • Closed Sales during this period ranged from a low of $575,000 to a high of $915,000.

There were 3 homes sold in January, 2 in February, 1 in March and 3 in April of 2014. The Median Sold Price for this period was $650,000 and in 2013 it was $647,900 (a .32% increase). The average Days on the Market (DOM) so far in 2014 was 58 days compared to 66 days in 2013.

How is May doing so far? As of May 19th, 2014 there have been 22 properties on the market. Of that 18 are active, 4 under contract and 0 have sold. Of those currently under contract, the Median LIST Price was $627,450. What we are seeing in Lake Manassas is similar to that of other communities in the area—the inventory is up this Spring and there is a slight shift towards a buyers market. However, prices are remaining stable and sales have picked up. In Lake Manassas, there is a such a wide range of properties and fewer sales that the Median Sales Price won't always be an accurate indicator of market status there.

Virginia Hunt Country: a gallop away

ne of the many benefits of living on the outskirts of the DC metro region in the western portion of Prince William County is our proximity to "Virginia Hunt Country". Although horse farms extend from the Washington suburbs all the way to Charlottesville, the heart of Virginia's Hunt Country is in the rolling hills of Loudoun and Fauquier counties. Beyond fox hunting, Hunt Country is best described as pastoral countryside, stone fences, historic manors, equestrian farms and picturesque villages. It is also one of two centers of Virginia's growing wine industry. If you're looking for an alternative family outing, a relaxing retreat with friends or a romantic escape—a unique, scenic destination is just minutes away. Here are some local favorites and perhaps a few hidden secrets ...

Pearmond Cellars Voted the #1 Winery Overall in Virginia by Wine Lover Magazine, Pearmond Cellars is conveniently located just west of Haymarket in Broad Run and is open daily. This version is set on a smaller field and spectators gather on a grassy hill with blankets and picnics. Aspen Dale Winery is on site, early tailgating is popular and the event includes dancing with a DJ after the race. Matches are every Saturday through early September and gates open at 6:30 pm.

4th of July at Great Meadow If you're looking for a 4th of July celebration that's more than fireworks, Great Meadow has you covered there too! Gates open at 4 pm and there are plenty of children's activities before dusk that are

8 things a good Realtor® should do to help sell an upscale or luxury home

he most important thing to consider when selling an upscale or luxury home is how to attract affluent buyers. When considering marketing to this demographic of home buyers—ones who are buying homes over $500,000—it is important to understand their behavior. According to the recently released NAR (National Association of Realtors) "Profile of Home Buyers and Sellers", 80 percent of buyers who buy detached, single family homes are GenXers and Younger Boomers (aged 34 to 58). Buyers over the age of 57 are downsizing to townhouses and condos at an increasing level. So, the age group you want to target mostly is GenXers and Younger Boomers. What do studies tell us about the behavior of this group when buying homes and how does all this help you choose a good real estate agent/Realtor®? You'll want an agent who understands the demographic you are marketing to, knows how to reach them effectively and makes your house stand out from others. Here are 8 things a good Realtor will do:

Characteristics of GenX and Baby Boomer Home Buyers • Represent the highest percentage of homes purchased over $500,000 • Not first time buyers—they are moving up and have experience with real estate transactions • Choose to work with knowledgeable buyer’s agents • Represent the shortest move distance from previous home to new home (7 to 12 miles) • Professional, educated, tech savvy and highly mobile • Concerned with environmental issues and energy efficiency • Quality of neighborhood and schools is high priority • 90 percent of ALL home buyers searched online during their home buying process Source: NAR Profile of Home Buyers and Sellers 2013

1. Help you set the right price

Setting the price for an upscale or luxury home can be tricky if it has upgraded and unique features that set it apart from comparable sales. A good agent will guide you through this and perhaps recommend an appraisal. It’s important to set the right price from the start. Buyers in this range know what else is out there and are savvy enough to make comparisons.

2. Use high quality photos

Buyers are eliminating homes online before they even contact their agent. They can tell just by the photos! Your home needs to be prepared for sale, staged if necessary and photographed professionally using technology that translates well online.

3. Be mobile friendly

Mobile access is critical. Potential buyers who drive by homes that are for sale want information about that home instantly— that’s how they are used to getting it. They want to see a QR Code or Mobile Access Code to get all the vital information about the house—including photos.

4. Use internet marketing

4. Market your home locally

Since we know many buyers are moving up in their own communities, we need to reach them through local marketing. A sign in front of your house is a good start. A good agent will use their network to reach local buyer’s agents through email blasts, open houses and social networking. Haymarket Homeowner is perfect for this!

6. Promote the features of your home that appeal to buyers If your home has new energy efficient windows, appliances or heating equipment, make a big deal about it! Neighborhood amenities, good schools and commuting features should also be spotlighted. Status features like cinema rooms and wine cellars appeal to the affluent buyer as well.

7. Be accessible and flexible

For many buyers—even those not in a rush to buy—it's important to have immediate contact for questions and showings. Your agent should be accessible and respond to all inquiries in a timely and courteous manner. It would also be helpful if your agent works full time in, lives in and is very familiar with the area of your home.

8. Be friendly and trustworthy

Experience and excessive certification mean nothing if your agent is not personable and trustworthy. Use your instinct and choose someone you know you can rely on and trust with your most valuable asset—your home.

We know most buyers start their search online, especially if they have experience with previous real estate transactions. To reach as many potential buyers as possible, your listing should be featured Visit our website: not only on your agent’s professional We sell moving supplies! website, but enhanced on other high traffic real estate web sites like Zillow and Trulia. It should also be circulated through popular social media outlets and blogs.

uying an upscale or luxury home in the Haymarket area—or any home for that matter—is a big deal. Your Realtor will work with the listing agent to provide you with all the details of the home you want to purchase. This is when a professional inspection and miscellaneous tests and background checks are performed. However, most of these are done AFTER you've made an offer. A lot of time and effort can be lost with unnecessary surprises during this process. The same goes for sellers. Don't be surprised by unknown findings and potentially lose precious time on the market or money with last minute negotiations. Know before you sell. "Know Before You Buy" is the slogan coined by Housefax, an online property report service with a home office in

Haymarket, Virginia. provides comprehensive property history information to home buyers, sellers, real estate agents, and home inspectors. Reports include building permits, loan history, environmental hazards, fire incidents, and more.

What's in a Housefax report? Housefax seeks out property details and records from over a dozen government and industry sources so you don't have to. These details come from property records, building permit history and property incident reports. What can take hours and even days to find on your own, Housefax delivers in a matter of seconds. Visit to get started.

When looking at and buying new construction, it is more important than ever to be represented by an experienced Realtor®—or Buyer's Agent—who has YOUR best interest in mind. He or she can help you make informed decisions and negotiate options and terms on your behalf. Otherwise, you are working directly with a sales team who represents the best interests of the builder. Keep in mind ... in most cases a Buyer's Agent is compensated by the seller (or in this case the builder or developer) for his/her services, so you benefit greatly with little, or usually no additional cost to you. Visit under Blog Category: Current Issue for a full list of ways a Buyer's Agent can help with new construction.
