Ocean City Market Update 4th Quarter 2023 and Year In Review

There is no great surprise for those who follow the Ocean City, NJ real estate market that we continue to see a downward trend of the number of properties sold and total sold volume in 2023 fourth quarter and year end results. Tight inventory and

In the fourth quarter, the Single Family home market reported fewer number of properties sold when comparing 2023 to 2022. There were 39 properties sold in 2023 which is a decrease of 13.3% from the 45 sold in the same period of 2022. The 2023 median price of $1,625,000 is 8.4% less than the 2022 median price of $1,775,000. The 2023 average sale price of $1,794,807 is 7.4% less than the 2022 average sale price of $1,926,956. The fourth quarter total sold volume shows a 19.7% decrease in 2023, with $69,607,493 reported versus 2022’s volume of $86,713,048. In 2023, the total number of Single Family homes sold was 176, a 6.9% decrease over the 189 homes sold in 2022. The average sale price dipped slightly by 3.7% from 1,835,527 in 2022 to $1,766,883 in 2023. The median price showed a slight increase of 3.2% from $1,575,000 in 2022 to $1,625,000 in 2023. Overall, the 2023 total sold volume of $310,971,538 was a decrease of 10.4% compared to 2022’s total sold volume of $346,914,781.

The Ocean City Condominium market cooled when comparing 2023 to 2022 performance. For the 2023 year, the total condominiums sold was 441. This is 21.4% fewer than the 561 condos sold in 2022. The total sold volume in 2023 of $412,306,331 shows a 14.3% drop from $481,059,742 in 2022. For the year, the average and median prices report an increase. In 2023, the median price of a condominium was $825,000. This is an increase of 5.8% over the 2022 median price of $780,000. The average price of $934,934 in 2023 is a 9.0% increase over the 2022 average price of $857,503. The fourth quarter of 2023 reflected tight inventory in the Condominium sector, with a 9.7% reduction in properties sold when comparing the fourth quarter periods. In 2022, a total of 103 Condominiums sold; in 2023 the total sold was 93. Tracking with the reduced number of sold properties, the fourth quarter sold volume dropped 7.4% from 2022 to 2023. Total sold volume in 2022 was $92,622,978 as compared to $85,809,997 in 2023. Median price showed a slight decrease of 0.5% with a 2023 price of $835,000 and $839,000 in 2022.
