Individual design work & Budget calculation with Shamkhal Hasanli Instructor: Christoph a. Kumpush, Kate Ascher, Victor Body-Lawson

When designing this project, we took into account numerous factors that would affect both Harbor Point and Utica in general. The project had to be both cost-effective due to Utica’s sensitive residential market price and consistent with Harbor Points waterfront nature.

This project’s success would lead to the future development of Harbor Point, so we focused on numerous aspects like unit mix, design, and uses of the buildings.

Focusing mainly on the affordable residential complexes, we tried to address the area’s population problem and offer the residents cheap but modern living alternatives.

LIHTC CALCULATION

Historical background " Numorous Factories "

During the 19th and 20th centuries, the city's infrastructure contributed to its success as a manufacturing center and defined its role as a worldwide hub for the textile industry.

" Decay "

During the mid-19th century, Utica's canals and railroads supported industries producing furniture, locomotive headlights, steam gauges, firearms, textiles and lumber.

Like other Rust Belt cities, Utica underwent an economic downturn beginning in the mid-20th century.

Financial Narrative The overall development cost for Mohawk Landing will be around $47mm. These money will go to Land Acquisition, Hard Cost, Soft Cost, and Loan Interest. The budget will come from equity input, construction loan, LIHTC subsidy, and delayed developer fee.

The diagram shows how the money flows into this project during the first two construction years: • Equity input from the developer.

• Two year’s subsidy from the LIHTC program.

• The Low-interest construction loan will be replaced by the refinance senior permanent loan at the end of year 2.

• In the following 30 years, Mohawk Landing will need to pay $1.48mm loan payment annually.
