Rent is payable on the first day of each month, without exception. To ensure a smooth, secure experience, we encourage you to use our online payment platform.
Secure platform Postdated checks: submitted upon signing the lease or before each monthly due date.
No cash payments are accepted. Late fees apply for any payment made after the 1st of the month.
To ensure the safety of the premises and the comfort of all residents, all moves must be coordinated with the management team.
Authorized hours: Moves are permitted 7 days a week, between 8 a.m. and 6 p.m.
Elevator reservations: Use of the service elevator is mandatory for all moves. Reservations must be made in advance with management. A fee of $200 applies, covering supervision and administrative costs.
Temporary parking: Space is available near the main entrance for moving trucks, subject to availability.
Box management: To keep common areas clean, please fold and place your cardboard boxes in the recycling area located in the basement. No waste or packaging should be left in the hallways.


For security reasons, access to the telecommunications room is strictly reserved for authorized technicians. Please notify management of the date and time of your appointment with a provider so that access can be coordinated at the appropriate time.
Internet and television service: 17 HYMAN has a partnership with BELL, allowing you to enjoy high-performance service at a preferential rate.
If you have any questions about installation or connection, please contact management.
To maintain the quality of the facilities and your comfort, any problems in your unit must be reported to the management team as soon as possible:
Non-urgent requests: For any non-urgent repairs (broken handle, faulty outlet, minor adjustments, etc.), please send an email to service@17hyman.com.
Emergency: In case of an emergency (e.g., water leak, major electrical failure, damage affecting the safety or use of the unit), please contact management immediately at 263-266-9582.
All requests are handled as quickly as possible according to their priority.


Please do not attempt to repair any item provided by the building yourself.

Service Requests and Procedures
Upon moving in, you will be given two key fobs. These are used to unlock common areas, storage areas, bike racks, and, if applicable, your indoor parking space, depending on the access rights associated with your lease.
In the event of loss or theft of a key fob or key (apartment, mailbox, or storage unit), you must notify management immediately in order to secure access. Replacement fees apply for any lost, stolen, or additional key fobs or keys.
For any additional requests (additional key fobs or a copy of a key), please submit your request to management by email at service@17hyman.com.
If you wish to add a parking space or rent additional storage space, please contact management at service@17hyman.com to check availability and find out the current rates.
Storage rooms are located in Basement 1 and are only accessible to Lessees who have rented a space. Each storage unit is identified by a number corresponding to the one indicated in your lease.
It is your responsibility to lock your locker with your own padlock. For security reasons, please do not store anything outside your designated space.
All requests are processed as quickly as possible according to their priority. Please do not attempt to repair any item provided by the building yourself.

Service Requests and Procedures
A secure room is available to all residents for bicycle storage.
Location: Basement
Free access, no reservation required. The room is accessible to all residents with a valid key fob.
• It is strictly forbidden to park bicycles in corridors, stairwells, or on balconies. Any bicycles left in these areas will be removed without notice.
• Please close the door to the storage room after each use, for the safety of all.
• Be sure to use a sturdy lock to secure your bicycle.
• Please be careful not to damage other residents’ bikes and do not clutter the common area.
Proper waste management is essential to keeping the premises clean and contributing to a sustainable environment.
Please follow these guidelines:
Waste chutes – Household waste
• A waste chute is available on each floor.
• Only regular household waste is allowed.
• Use sturdy bags that are securely tied to prevent leaks or breakage on impact.
• It is strictly forbidden to dispose of loose, unbagged, or bulky waste.


• If a bag is too large for the chute, please place it in the bins in Basement 1 (see map in the appendix).

• The recycling area is located in Basement 1.
• Place your recyclable materials in the designated bins.
• Please fold, cut, or tie up your cardboard boxes—especially after a move—to avoid overfilling the bins.
• Special and bulky waste.
• It is strictly forbidden to dispose of furniture, mattresses, electronic devices, or hazardous containers (paint, solvents, gas cylinders) in the chutes or near the bins.
• You are responsible for disposing of them according to the rules of the City of Dollard-des-Ormeaux. Visit the city’s website for collection dates or available drop-off centres.
• No bags (garbage or recycling) should be left in hallways or common areas.
• To avoid damaging the carpets, make sure your bags are securely closed and reinforce them if necessary.
• To ensure a harmonious and respectful environment for all, we encourage you to report any situation that does not comply with building regulations (excessive noise, inappropriate use of common areas, unaccompanied guests, etc.).
• Any complaints or observations can be sent to management by email or via the online form.
• All reports are treated confidentially and with discretion to ensure a climate of respect among residents.

Mailroom

Secure Expedibox lockers are available for the delivery of your packages.
• When ordering online, please always indicate your full name and the correct apartment number.
• The system is linked to your email address or cellphone number. You will receive a notification containing a unique pickup code.
• To retrieve your package, go to the locker room (ground floor), enter the code on the screen, then retrieve your parcel and close the locker.
• Standard mailboxes are also available for regular mail.
Although measures are in place to secure deliveries, management cannot be held responsible for stolen packages. We are relying on your cooperation in adopting these best practices:
• Pick up your packages promptly upon receiving a notification.
• Never leave access doors ajar and do not hold the lobby door open for strangers.
• In case of suspicious behaviour, do not confront the individual: immediately report the situation to management.


Each unit is equipped with an intercom that allows you to grant access to your visitors remotely.
• To grant entry, dial your unit number on the keypad, then press the [#] key to confirm.
• For your safety, never open the front door to a stranger and do not hold the lobby door open for people you do not know.




1. The Lessee may not install or display any pictures, posters, plaques, signs, or other objects inside or outside the premises, or elsewhere on the property, without first obtaining the Lessor’s written permission.
2. Lessees must not shake, clean, or hang laundry, rugs, carpets, mops, clothing, bedding, etc. in windows, on balconies or galleries, or on stair landings. It is also prohibited to throw objects out of windows and doors, or from balconies or galleries.
3. The permanent or temporary storage of any household or personal effects outside the apartment or rented unit must be done in the storage spaces (lockers) provided for this purpose. The Lessee must ensure that they never obstruct any landing, gallery, balcony, staircase, or window sill, inside or outside the building, by placing boxes, furniture, baby carriages, stepladders, bicycles, toys, or any other items there. If the Lessee violates this rule, the Lessor may, after a simple verbal warning from the latter, the concierge, or the Lessor’s representative, have such items removed at the Lessee’s expense.
4. It is forbidden to linger in the vestibules, corridors, passageways, stairwells, elevators, and other common areas of the building or to leave objects there.
5. No noise will be tolerated after 10 p.m., and televisions, radios, stereos, or other devices must not be audible in common areas or in spaces rented by other Lessees.
6. The Lessee must take care not to leave doors or windows open or ajar in the rented premises and in common areas to prevent rain, snow, cold, or frost from entering. Lessees who fail to comply with this rule will be held responsible for any damage to the property of other Lessees or the Lessor.
7. The Lessee must keep in good order and protect against frost and free of any obstruction the radiators, sinks, washbasins, toilets, and their accessories serving the said premises and shall see to it that they are unblocked at their own expense throughout the occupancy of the dwelling.


8. A) When heating is the responsibility of the Lessee, the latter shall ensure that the premises are adequately heated during the fall/winter months and shall maintain the heating appliances and their accessories in good working order.
B) When heating is the responsibility of the Lessor (Lessor), the latter shall ensure that the premises are heated to a suitable temperature during fall/winter.
9. The concierge is hired by the Lessor solely to take care of the building, its maintenance, and repairs to its mechanical systems and common areas.
10. Under the Pet Policy, tenants must comply with the following conditions and conduct rules. Non-compliance may result in the revocation of pet approval:
a. One (1) pet per dwelling is permitted. The pet should not exceed a suggested maximum weight of 35 lb and must be vaccinated and registered with the City;
b. To obtain approval, the tenant must provide proof of up-to-date vaccinations, proof of liability insurance that covers any damage caused by the animal, a photo of the pet, and the completed declaration form;
c. For reasons of safety and respect for others, pets must be kept on a leash at all times when in common areas. Their access to indoor shared spaces—such as the gym or community room— is limited to moving through the building only. Aggressive animals, pets with a history of biting, and any excessive barking or disruptive behaviour are strictly prohibited and may result in warnings or sanctions;


d. The tenant is responsible for immediately picking up after their pet (indoors and outdoors). Any damage to surfaces, floors, doors, or common areas will be charged directly to the tenant:
e. The tenant must assume full responsibility for their pet’s behavior. Please note that approval to keep a pet will be revoked in the event of repeated complaints, non-compliance with the policy, or any threat to the safety of other occupants.

11. During the winter, the Lessee shall ensure that balconies and patios are cleared of snow and kept free of obstructions at all times. However, it is strictly forbidden to use salt or any deicing product that could damage the surfaces.
12. The Lessee shall refrain from:
a) overloading electrical circuits;
b) interfering with the handling or operation of furnaces, fuse panels, or other electrical appliances in the building;
c) using a load in the rented premises that exceeds the capacity that the structure can normally support;
d) installing a waterbed in the rented premises;
e) using or moving firefighting equipment or activating alarm systems without valid reason;
f) blocking fire doors in passageways or stairwells, even and especially if it is to keep them open.
13. The Lessee shall place household waste in tightly closed plastic bags and deposit them on the days, at the times and in the places indicated, and shall reimburse the Lessor for any fines or costs that the latter may incur as a result of the Lessee’s failure to comply with these regulations.
14. The Lessee shall not do, or allow anyone else to do, anything that could create a fire hazard on the leased premises, and the Lessee undertakes to do everything in their power to avoid anything that could constitute a fire hazard. The Lessor may, from time to time and at any reasonable time, in person or through its authorized agent(s), inspect the leased premises for the purpose of discovering any condition on the premises that, in the opinion of the Lessor or its representatives, would constitute a fire hazard.
If the Lessee refuses or neglects to remedy a fire hazard to the satisfaction of the Lessor within twenty-four (24) hours of notification by the Lessor or its representatives requesting that the Lessee remedy the situation, the Lessor shall, without further notice, have the immediate right to terminate the lease.
15. If the Lessee causes damage to the leased premises or


common areas, they shall repair the damage at their own expense in accordance with industry standards. This also applies to household appliances, such as stoves and refrigerators. At the end of the lease, upon their departure, the Lessee shall leave the dwelling in perfect condition, as it was upon moving in.
16. The Lessee must eliminate any vermin that may have entered the unit and must allow the Lessor or their representatives to apply the necessary treatments (insecticides, poisons, etc.) without restriction in order to prevent the spread of vermin and insects.
17. The Lessee must park their vehicle in the location designated by the Lessor and must advise their visitors to use a location other than that reserved for occupants of the building. Any unauthorized vehicle and/or vehicle that does not comply with the conditions will be towed at the Lessee’s expense.
18. No change to this lease shall be deemed to have been made unless it has been accepted in writing by the Lessor. Furthermore, no delay by the Lessor in enforcing or exercising any of its rights under this lease or any applicable general law shall constitute a partial or total abandonment or waiver of such rights.
19. In the event that the lease is signed by more than one (1) person, all parties are jointly and severally liable and bound to comply with all obligations that are an integral part of the lease.
20. The Lessee shall pay the Lessor the sum of twenty dollars ($20) for any check made out to the latter for rent or any other fee resulting from the lease that has not been honoured by the financial institution on which it was drawn, for any reason whatsoever.
21. The Lessee agrees not to make any of the following modifications without obtaining the Lessor’s written permission:
a) Installing or erecting a partition or subdivision.


b) Installing an antenna on or outside the building, whether for TV, radio, amateur radio (CB), or any other reason.
c) Drilling holes in walls, woodwork, or doors, even if it is to install a peephole or an additional lock on a door.
d) Changing lock combinations, installing additional locks, or installing a chain lock.

e) Changing the paint colours, paint floors or woodwork that is currently varnished, covered with varathane, or natural wood, or paint door handles.
f) Hanging or using wallpaper or contact paper on any surface. At the time of signing this lease, the only areas where wallpaper is present are as follows:
g) A fixed fee of $2,500 will be charged to the Lessee to restore the premises to their original condition.
22. If the Lessee violates any of the items in clause 21, the Lessor may have the premises immediately restored to their original condition at the Lessee’s expense.
23. The Lessee is prohibited from applying any brand of wax to floors that are currently finished with varnish. Any application of wax that subsequently requires the floors to be sanded will result in the costs and damages being charged to the Lessee who has violated this clause.
24. Rent is payable in advance on the first day of each month at the concierge’s residence or at any other location designated by the concierge.
25. The Lessor shall be entitled to interest at the rate of 20% per annum on all unpaid rent from the second day of each month, on any amount of money withheld from the rent when there is a dispute before the Tribunal administratif du logement, and also on any deposit made to the Tribunal.
26. In the event of subletting at the Lessee’s request, the Lessee may, at their discretion, either reimburse the Lessor at the time of subletting for all expenses incurred as provided by law, including newspaper advertisements, travel expenses, credit checks on prospective subLessees, intercom plate changes, agent and/or concierge commissions, as well as repairs and cleaning, etc., or pay the Lessor a lump sum of $250 to cover all these expenses as soon as they share their intention to sublet the dwelling. In the latter case, the Lessor will not be required to provide supporting documents, but the Lessee will not have to pay more than the amount paid. However, the Lessee remains bound by their other obligations.


27. The Lessee agrees to keep in force a civil liability insurance policy of at least $2,000,000 covering the risks of theft, fire, explosion, water damage, smoke, and other damage for which the Lessee may be held responsible. Upon request, the Lessee must provide proof of such insurance.
28. The Lessee may not take any action against the Lessor following an incident referred to in clause 27 and must repair any damage caused to the dwelling without delay.
29. No washing machine/dryer, dishwasher, or other appliance of any kind connected to the plumbing or electrical system shall be permitted. If damage occurs in the building and it is determined that it originated in the Lessee’s unit and that these appliances were illegally connected, the Lessee shall be liable for the costs of all damage and repairs.
30. No changes and/or additions to locks may be made without the Lessor’s prior written consent. The Lessor must have a key to the dwelling to gain access in case of emergency. If the Lessee does not provide the Lessor with a duplicate key and the door and/or walls must be broken down to gain access to the apartment, the Lessee will be responsible for all repairs.
31. The guarantor’s commitment remains valid during lease renewals.
32. The Lessor shall not be liable for any damage, loss, or theft of the Lessee’s belongings located in the Lessor’s apartment, parking space, or locker provided inside or outside the building.
33. The Lessee is responsible for installing and/or changing: fuses, light bulbs, smoke detector batteries, TV and/or Internet cables.


34. Access to common areas is reserved for residents. Guests are allowed but must be accompanied by a Lessee at all times. To ensure a comfortable environment for all, gatherings must remain reasonable in size, with a limit of two guests per Lessee, unless special permission is granted by management. The opening hours of the common areas will be communicated separately.
35. Barbecues are prohibited on private balconies and terraces for safety reasons and to comply with the Construction Code.
Barbecues are available to residents on the common terrace on the 9th floor. Please clean them after each use.
36. Electric charging stations: Stations are available for Lessees registered for the service. Use is private; no sharing or modification is permitted. All access requests must be made by email to management.
37. Smoke-free environment: The building is 100% smoke-free, including units, balconies, private terraces, and all common areas, in accordance with the Tobacco Control Act.
