The story from this month was new inventory. This April, we saw 63 new listings come on the market, which is up substantially from April 2024, when there were 33 new listings. Of the 63 new listings this month, 21 were listings that had been on the market previously and are now being relisted as new for this season. As it currently stands, there are 188 properties listed for sale on island, which is the highest we have seen through April since 2020. Despite this uptick in inventory, sales activity is well ahead of the pace of last year. It will be interesting to see how this trend continues as we enter our most active sales season in the coming weeks.
A trend that we will pay attention to as the year progresses is the under $2M market. There were 9 home sales this month that closed for under $2M, there have been 40 year to date. This segment of our market has been relatively quiet over the past 12 months. Through April of 2024, there were only 28 sales under $2M. It seems as though interest rate-sensitive buyers who had been cautiously waiting for interest rates to come down before buying on Nantucket are beginning to leave the sidelines despite interest rates remaining nearly unchanged.
