Retirement Lending . . . a brighter future

H

ello, my name is Derek Wren and I’m your local Equity Release and Retirement Lending Adviser. You may have seen greater press coverage dedicated to the growing trend for homeowners over age 55 seeking financial freedom by releasing equity from their home. For many years discussing equity release has been a financial taboo, however it’s now becoming a favourable topic amongst those who once opposed its existence. A significant U-turn. Here, from an equity release specialist’s viewpoint, I seek to explain how equity release has steered itself along the road to success and why lifetime mortgages in 2018 are now experiencing a rise in popularity and providing a brighter future for retirees. Needs, Demands & Wants Pre and Post Retirement needs are changing. We are seeing a greater demand for at, or in retirement lending for over 55’s in particular taking their mortgage shortfalls towards retirement. This has brought a plethora of issues as traditional lenders are reigning in mortgage books, demanding repayment and tightening lending criteria. ‘Mortgage prisoners’ – is the term commonly used for people that feel trapped in this situation. Further confusion has arisen over recent pension reforms, particularly

following the demise of annuities and mistrust over transferring pension benefits. This has led to greater responsibility falling on retirees' shoulders at a time where a lack of independent advice is clearly evident. Post Brexit, interest rates have fallen, which were already in a dire state for many savers. The resultant loss of investment income has seen shortfalls arise for those reliant on savings to supplement their standard of living. How Equity Release Provides Solutions Over recent years, lifetime mortgages have undergone a period of significant innovation which has seen them align themselves with the issues facing today’s retirees. Post credit crunch, equity release lenders have increasingly been able to access new funding lines, bringing new flexibility in product design and increased choice for consumers: 1. Interest-Only Lifetime Mortgages Equity release plans now offer a monthly repayment route, facilitating the ability to remortgage away from residential lenders demanding repayment. Options now exist for homeowners to maintain interestonly payments for lifetime without the need for income verification, or moving house. 2. Voluntary Repayments – for those concerned over their beneficiary’s

inheritance, voluntary payment schemes provide the most flexible mortgage to-date. Offering homeowner’s, the opportunity to make ad-hoc repayments of upto 15% of the original amount borrowed with NO penalty, creates choice and control over their future mortgage balance. 3. Lowest Ever Interest Rates Increasing competition between lifetime mortgage providers such as Aviva, Legal & General and More 2 Life has sparked an interest rate war. Healthy for consumers, this has seen fixed lifetime interest rates fall to their lowest rates ever, currently starting from 3.69% MER (3.75% typical APR). 4. ‘Future Proof’ – with an array of optional extras you can tailor your lifetime mortgage around your circumstances now and for the future. Plans now come with 5-year fixed early repayment charges, great for those who know they may move and downsize in the future and redeem their plan. These are just some of the many innovations changing the equity release landscape, but at the same time providing a vehicle for retirees to enhance their retirement and live it to its fullest. A Hedgehog and Snow

S

now means extra beaks to feed so I was out filling feeders as fast as I could when it arrived in December. The deepest snow since 2010 . . . up to the top of my wellingtons . . . was fun. I found my inner six year old making the first footprints on virgin snow like an artic explorer, with my two year old whippet chasing snowflakes and leaping like a gazelle in the drifts. A robin huddled in a conifer wasn’t so excited, but cold weather is tough for birds.

The garden’s resident hedgehog came into my care one Saturday morning at the beginning of December after being discovered by the whippets. I was immediately concerned. A hedgehog should be hibernating in December and it should definitely not be out at ten o’clock in the morning.

Curled up inside a nest of straw, eating two sachets of kitten food, a bowl of dried hedgehog food and fresh water daily, the hedgehog is thriving. Now up to hibernation weight I’m looking forward to it sleeping out the rest of the winter. I’ve hand reared piglets in the past and rest assured, as has far as messiness goes, nothing beats a hedgehog. But I owe this prickly chap - it’s helped control pests in my garden for a few years so the daily

After reading the Tiggiwinkle website I’m not too worried; my hedgehog is healthy and happy and it will stay dry, safe, and well fed until spring, when I will release it back into the garden. This year I’ve had to replace six of my bird feeding stations. The average feeder is not up to conditions on the Hill. The most sturdy and successful ones I’ve found cost around £60 - I leave you to do the maths while I’m experimenting with hanging the feeders in the trees. Sadly many toads are killed by traffic each year during these mating periods, due to roads cutting right through migration routes. Local volunteers carry out patrols across Surrey to help the travelling toads - look out for road signs alerting drivers to potential toad crossings!

Toads on the Roads! J

ust after the sun goes down one night this month or next, you may be lucky enough to witness one of our greatest wildlife spectacles – the mass migration of the common toad. Temperature and rainfall seem to play a role in triggering the migration, when many males frantically head to their ancestral breeding ponds, where they wait to mate with oncoming females. Common toads spend only a very short period in the water and are well adapted to life on

land. Male toads are smaller than their female counterparts and outnumber the females at breeding sites. This results in intense competition for a mate! Often up to ten males can be spotted wrestling one another, with the poor female caught somewhere in the middle. Toad spawn is laid in strings rather than clumps like the common frog spawn. The female toad will lay an average of 1500 eggs. Jet black tadpoles appear some two weeks later and form impressive shoals.

This endearing amphibian is often confused with the common frog – but its warty and stout appearance, rounded snout, and shorter limbs set it apart. Common toads also tend to walk or hop and not leap like frogs. Their skin varies from grey, brown, through to brick red and they also have the ability to change colour depending on environmental conditions. Their eyes are a distinctive golden bronze colour with a horizontal pupil. Toads are able to secrete toxins through their warty skin as a defence mechanism if caught by predators. Toads are regular garden visitors, but they don’t always use garden ponds to breed as they favour larger, deeper water bodies.

However, unlike the frog, toads are much more tolerant of dry conditions and may travel up to a kilometre or more from their breeding pond. Toads feed on a variety of invertebrates including beetles, spiders, earthworms and slugs and often use back gardens as feeding areas and hibernation sites. Yet surveys carried out each year indicate that the species is sadly declining - road deaths, habitat loss and climate change all play a role in these figures. You can help the humble toad by making your garden more ‘toad friendly’. Allowing areas of your grass to grow, and creating log piles and rockeries will create a variety of habitats which toads will use for foraging, shelter and to overwinter. You can report toad sightings to the Surrey Biodiversity Information Service, based at Surrey Wildlife Trust, by emailing surreybic@surreywt.org.uk. Tax Tips & Tax Allowances article by Chantal Baker, Champ Consultants

ax tips were considered by Chantal and what tax allowances are still available for you to use before they are lost at the end of the tax year on the Business Show on Ridge Radio. This a weekly show every Friday morning at 9am whereby Chantal discusses a different topic each week to help business owners and entrepreneurs grow their business including guest speakers. Capital gains tax allowance The current allowance is £11,100. This is not transferable and lost at the end of this year. If you hold stocks or shares it may be beneficial to sell them at a gain and transfer them to an ISA or a SIPP.

Inheritance tax There is an annual gift allowance of £3,000 per estate which you can give away from your capital each year. This allowance can only be carried forward for 1 year. Investments: VCT, EIS, SEIS These types of investments are long term but allow you the opportunity to invest funds in small growing companies. The tax advantages can be very high. Pension allowance The pension allowance can be carried forward for a period of 3 years, but if not used will be lost. A pension is a tax-efficient way to save for retirement.

ISA allowance This is the easiest way to save money and shelter it from income tax and capital gains tax. The allowance for 2016/2017 is £15,240 and this allowance expires on 5th April 2017. If not used this allowance is lost. Junior ISA A junior ISA limit this year is £4,080 and the rules are very similar to that of an adult ISA and are eligible for all children. Personal allowance The personal allowance is a tax free lump sum of £11,000 which if not used is lost. A part of it is transferable if you and your spouse are not higher rate tax payers.

This month, Veterinary Nurse Gemma Ainsworth gives advice on pet nutrition, and the highlights some of the problems that can arise through poor diet.

L

ike us, our pets’ wellbeing is, to a large extent, dependant on a nutritious, balanced diet. Dogs and cats have very different food requirements. Dogs can survive without meat in their diet, however cats must have some meat in their diet to stay healthy. Cats need many nutrients in their diet including taurine, which they can only get from eating meat. Taurine is vital for good eyesight and for the proper function of the heart, nervous system and reproductive system. Cats also need more protein and fat in their diet than dogs. An unbalanced diet can lead to health problems such as obesity, liver and kidney disease, digestive problems and bone disorders. Animals can develop problems from having too much or too little of specific nutrients. Too much carbohydrate can cause weight gain and diarrhoea, whereas too little can cause constipation and a lack of energy. Too much protein can cause developmental bone disorders in young large breed dogs, and too little can cause muscle loss, anaemia and increase the risk of other diseases. Excess fat in the The Link

diet can cause liver dysfunction and too little can lead to poor growth and skin disease. Dogs need enough vitamin D and the correct balance of calcium and phosphorous for healthy teeth and bones; if there is not enough vitamin D or the wrong balance of calcium and phosphorous in the diet, this can lead to skeletal disease. Too much magnesium in the diet has been linked to urinary tract disease in cats; too little iron can cause anaemia. Insufficient vitamin K can lead to blood clotting disorders and too much vitamin A can lead to liver damage in cats.

ow the weather is picking up, people are thinking more about their gardens. First on the Annual Garden Calendar are the Flower Shows. I am often asked about how you go about building the Show Gardens and what the criteria for building a garden is, so I thought I would write about how we are building a Garden at the Malvern Flower Show this Spring. From a Garden Designer’s point of view, you cannot just start off building a garden at the Chelsea Flower show;

the RHS want you to be able to prove that you can design and build a garden which is up to the standard and quality of the other gardens at Chelsea. The RHS expects you to have won medals at other shows first. At Malvern, you enter an overall plan, a planting plan and a drawing of what the garden would look like if you were standing looking at it. This also comes with a client brief, explaining the theme of your garden. For example, if you selected the theme of a particular National Trust property, your plan and drawing must look like and represent

the property you have selected. If this example National Trust property had a sunken garden, and the drawing you are submitting did not have a sunken garden then you would lose marks for your brief. The brief is worth 20% of the overall marks which count towards your medal. The other thing your brief will cover is the plants that you will select for your garden. For example, if you are building a north facing garden and you are using plants that like to be in a sunny position then you will lose marks. These plans and brief are submitted to the judges and the panel which look at your garden. They can then make some recommendations of improvements which could be made, or they can ask specific questions about heights of plants to ensure that the garden will flow and feel as natural as possible, whilst fitting your theme. For the Malvern Spring Garden Show which takes place in May, you are required to submit your plans in November to be accepted around December/ January time. If it is a big build and you have the opportunity to start building and storing props for the garden, this is the time to do so because you only have 3 weeks on site to build your garden, and after the show we are given 2 days to dis-mantle the garden, so planning is key.

When planning a garden it is important to consider the building times of certain elements. For example, if you are digging a pond, you have to move that soil to the storage area on site or you have the opportunity to raise an area of your garden, making your build and your dismantling quicker and easier. Planning it is hugely important due to the fixed deadline, so the build time has to be calculated backwards from that point. The time it will take to plant needs to be calculated, and then the construc-tion must be timetabled into daily portions to ensure that the work will be finished on schedule. If you slip behind you either have to get more man power in to finish the work or you have to change your design, but you will lose marks for deviating from the original plan. This is usually fine, if you are in control, but if a lorry delivering plants is delayed that starts to put you behind. Ideally, you want to be planted a day before the judges start to come around the garden. The judges start to view

the garden a couple of days before finishing the garden. This is to see how well you are getting on, and to note things that you have or haven’t done correctly, to let the other judges know. By planting a day early, this allows the plants to relax from their transportation and in pot condition, to adjust to the garden. The plants will start to open their leaves to the direction of the sun and it gives you the opportunity to wash any mud off the leaves, deadhead etc. There are many more trade secrets which are required to get the garden ready for the first day of the show. The judges then come around and you have 15 minutes to talk to them, and explain any issues you may have had in the construction of the garden. For example, one show garden we built was affected by 2 weeks of rain out of the 3 week build time. Every time we dug a hole for a tree to be planted, the hole filled up with water. After the 15 minutes you must move away from the garden and then the judging takes

place. All that is left for you to do at this point is to cross your fingers and wait. The morning of the first day of the show is when the medals are given out and you find out what you have been awarded. The week of the show follows this and at the end of the week there is the sell off. Sell off is important because if you have self-funded the garden and the plants it is possible to recoup some of your money. A bell goes at a set time on the last day and you sell as many plants as you can. The plants are sold at a loss but it is cheaper to do this than to pay to transport them somewhere after the show. A lot of the smaller landscapers borrow plants from the gardens of family and friends to fill up their show garden, so these are not sold and are returned. If any of you would like to come and say hi, the show garden we are building this year is “From Over The Fence”. The garden will feature driftwood sculpture from James Dorian Webb.

All perfectly cooked and presented, with complementing flavours, it was truly, compliments to the chef! A selection of British Cheeses, with chutney and biscuits followed – a very good range and plentiful. Desserts of Sticky Toffee Pudding with butterscotch sauce and ice cream or Fresh Fruit Salad Presentation, were, again, perfect and flavoursome. Salmon & Prawn Spaghetti This seafood pasta dish made with red wine, cream and garlic tastes stunning and is really simple to make.

METHOD

INGREDIENTS

2 x 200g salmon fillets 1 tbsp chopped fresh tarragon 2 tbsps red wine 4 large prawns, peeled 225g uncooked spaghetti 8 asparagus spears, trimmed and cut into 2.5cm pieces 1 tbsp vegetable oil 6 mushrooms, sliced ½ small onion, thinly sliced 2 cloves garlic, minced 120ml red wine 4 tbsps whipping cream 1 tbsp freshly grated Parmesan cheese Serves 4

Preheat oven to 200°C, gas mark 6.

Put salmon into a casserole or baking dish, season with tarragon and pour over red wine. Cover with lid or foil.

Bake salmon for five minutes, remove lid and add prawns. Cover and return to the oven.

Cook for 10 minutes, or until salmon flakes and prawns are pink.

Meanwhile bring a large pot of lightly salted water to the boil.

Add spaghetti and cook for five minutes.

Add asparagus and cook for a further five minutes.

Heat oil in large frying pan over medium-high heat and add onion and mushrooms.

Stir and cook for a few minutes, then add garlic.

Cook until garlic is fragrant, then add wine.

Stir and cook, then reduce heat to low and stir in cream.

Drain spaghetti and asparagus and mix into sauce.

Flake salmon and add to spaghetti.

Pour onto serving plate and place prawns on top.

The Hotel Bill! An elderly lady decided to give herself a big treat for her significant birthday by staying overnight in one of London's most expensive hotels. When she checked out next morning, the desk clerk handed her a bill for £250. She explode and demanded to know why the bill was so high. "It's a nice hotel but the rooms certainly aren't worth £250 for just an overnight stay without even breakfast." The clerk told her that £250 is the 'standard rate' so she insisted on speaking to the Manager. The Manager appeared, and forewarned by the desk clerk announced: "This hotel has an Olympic-sized pool and a huge conference centre which are available for use." 'But I didn't use them," she said. It was great fun & this year Santa launched his ‘Shout Out’s’ very popular indeed. This year you have raised over £9,000 which the Rotary Club of Sanderstead & Selsdon will use to support charities and individuals within the local community and abroad as and when disasters occur. rocuses, scillas, hyacinths and early daffodils signal the arrival of spring. Forsythia, flowering quinces, currants, plum blossoms and daphne send out their flowers before their leaves. February could be an unpredictable month. Snow, cold nights, freezing temperatures and thick frosts can cause innumerable problems to greenhouse roofs, fruit cages, conifers, horizontal branches, plant life and outdoor taps. So be watchful and take precautions to avert any minor problems. There are numerous tasks which a gardener can perform this month: Bulbs Move overcrowded snowdrops, plant corms of anemone, coronaria, ranunculus tubers and allium. Many imported lily bulbs will be on sale now but remember to buy plump bulbs. Gladioli corms are put into boxes or pans of moist peat to encourage growth, before planting outdoors. Fruit Prune young plums and peaches that are to be fan-trained before

growth starts. Protect blossoms on apricot, nectarine and peaches.

Greenhouses All pots, seed-trays and containers should be thoroughly cleaned before use.

Glass panes and surfaces should be cleaned to clear any viruses or pests. Start off winter stored dormant plants including pelargonium, fuchsias and tuberous begonias. Sow summer bedding plants. Chainsaw Art D

riving along a leafy lane in Newbury, my husband Michael and I were astonised when we came across a man carving an owl out of a large tree stump. What made it so astonishing was that he was carving the owl with a chainsaw. We were truly amazed and just had to stop and look. The gentleman carving was Mr. Nick Speakman, and his owl was superb. After Nick had answered a few questions about his work I was allowed to take photos. I couldn't believe the detail he had achieved with a chainsaw. From the beak and eyes, all were perfect. He explained that the tree had to be taken down as it was leaning towards the owners’ property and in gale force winds would probably have fallen onto the house. Working closely with a qualified and experienced tree surgeon, Nick is able to stop the felling when the stump is large enough for his intended carving. The superb owl Nick had produced wasn't quite finished but was still magnificent. Nick Speakman is an established carpenter living in Newbury, Berkshire, whose love of art took him into carving. As well as working locally he has worked in a variety of locations across Britain, America, France and Gibraltar. He also creates interior pieces for architectural designs for home and business. Using a combination of chainsaw, power tools and hand tools Nick has created lots of owls and other

birds, many totem poles and life size people, including nudes and soldiers, and each design is unique. Nick draws his inspiration from his clients’ ideas. When he accepts a commission he works closely with his clients so that he can create their ideas. He has worked with a variety of villages and schools, with the children giving their ideas. One Beatrix Potter sculpture was carved around three years ago in Newbury at a private residence. Nick designed and carved it for a local head teacher who was retiring and it was funded by her colleagues and her family as a leaving retirement gift. She had always loved the Beatrix Potter stories and also had just become a grandparent. The wood Nick used was Alder, and it took him seven days to carve. When I visited his website I was amazed with the WW1 sculptue 'Enham' of a life-size soldier. All his work is exquisite, so, if you have an idea of something you would like made in wood, either for interior or exterior, then you should get in touch with Nick on 07768 097628. hen British Vogue predicted their hot beauty looks for spring/summer 2018, short hair cuts, cherry-pop lips and the return of nail art were high on the agenda. Caterham Valley might not be a town regularly gracing the pages of such style institutions but we do happen to boast an excellent array of hair and beauty salons.
