1. Communication Danny called us daily, sent us sms updates, weekly written reports & he caught up with us weekly for a face meeting too discuss the campaigns progress. We were always kept in the loop. Danny's feedback was always accurate, realistic & regular. We really appreciated the consistency in communication. 2. Understanding of our needs Selling a home & presenting it currently with a toddler is not easy. Throughout the campaign Danny & Di understood our situation and did a great job working in with us. 7. Cool Under pressure Our auction was a tough auction & we were stressed. Throughout this Danny remained very cool, level headed & his experience in the situation was most appreciated at the time. 8. Positive, enthusiastic yet realistic. Danny never talked us down with our pricing expectations. From Day one he though the property would sell between $1.15M & $1.2M. We sold for $1.18M in a declining market. 9. Regular buyer communication. Danny Kept in touch with our buyers at all times. I feel that it was there buyer servicing that got our sale over the line. 10. Results Danny knows how to get consistent results. July 2007 To Whom it May Concern, It gives us great pleasure to be in a position to provide a reference for Diane and Danny Grant of McGrath. We met with Danny about 12 months before we sold our home to find out how the property market was tracking. He gave us advice and a number of contacts on how to best improve our property all of which we used. At this point we had made no commitment to sell at all but we were impressed with Danny’s knowledge of the market and what buyers were looking for. Over the next year we kept an eye on the Willoughby market while we made significant improvements to our home. We also watched specific agents sales records and Danny and Diane consistently represented quality properties which were fetching high prices. We were sure it was no co-incidence. We put ourselves in the unenviable position of buying before we sold and therefore Danny and Diane Grant were appointed to sell our home with very little notice and a lot of pressure to ensure it did sell on or above our reserve prior to, or on, auction day. At no point in the 2 weeks the property was on the market did they appear anything but cool, calm and collected. In turn they kept us calm and confident without getting our hopes up too high. Together we had a week and a half to get our property ready for media and marketing photographs, signage and open inspections. Danny and Diane met with us and took us through the selling process and what they would do as a team to best represent the property and reach our reserve. The end result for us was nothing short of phenomenal, The Grant Team sold our Willoughby property within two weeks of being on the market, 3 weeks before the auction date and over $120,000 above our reserve (and we believe they set a Willoughby record for our type of dwelling). Everything Danny and Diane said they would do, or would happen, did happen. At every point we were consulted and we always knew that Danny and Diane were working with us to achieve the best result and not just to register another ‘sold’ sign on their website. Just as we were happy to accept one offer, Danny was on the phone telling us he had worked with buyers to secure and even higher offer. We’re sure our experience won’t always be mirrored in terms of price above reserve as the property market goes up and down and there are some elements that even an agent cannot control, however, we can assure you that if you choose The Grant Team to sell your home, there is no doubt as to who they are working for and why. Every element of their campaigns that is promised, is delivered. There really is no competition when it comes to their sales and marketing strategies. It goes without saying that the auction of my dear mum and dad's house will go down in Willoughby history. What a day...130 in the crowd...7 or was it 8 bidders...last sale in the street was $1.085 million...and then we eclipsed all with Scott Kennedy Green at the helm achieving $1.421 million...my parents would have been proud! The funny thing is I knew we were going to get a record result. Firstly, it goes without saying that mum and dad had a great house in a Willoughby blue ribbon street. Secondly, and perhaps more importantly, I wanted choose the best agent who could get us a record result. Really it was quite easy making my choice in an agent. You will recall that I quizzed you to death on exactly how you...Danny Grant conduct negotiations with buyers. With the market a little quieter in Sydney, it was imperative that I felt confident that should the house not sell at auction, that you would be going into bat with each and every buyer who was interested not relying on the house to simply sell itself. The result speaks for itself. I think what I will always remember, with a smile on my face, is when we sat down in the lounge room after the auction basking in all the glory. I turned to you and said that there was something I had not told you...that in fact I was a real estate agent! To whom it may concern In September 2006 we decided to put our property at 11 Remuera St Willoughby on the market with Danny and Diane Grant of McGrath. We chose The Grant Team from a number of other real estate agents in our area for several reasons, being; an expectation of premium service, the ability to achieve a premium price through very professional marketing; a track record of successful sales in the area; and we felt a service provided by a team like this we would be taken care of.
