Honeywood R30-R60 LSP Amendment Q&A The proposed development will comprise a mix of multiple and grouped dwellings in a twostorey configuration. The grouped dwellings have been designed to present and function as two-storey townhouses, each with its own services, parking, vehicle access etc. The multiple dwellings will present and function mostly in the same way as the grouped dwellings, however will be on a single level each.

There has been a general trend across all estates for smaller lots, based on significant market demand for that product type. There has also been increasing pressure from the market for builders to deliver different types of housing product that meets the needs of changing family and household structures, and lifestyle choices, known across the industry as the ‘missing middle’.

A higher percentage of people are moving away from wanting a 4x2 house on a large block and this development presented an opportunity to fill that gap in the market. Market research undertaken for the site indicates household sizes are shrinking, with the latest ABS census data for Perth showing 29% single person households, 4% group households, and 73% family households, with an average household size of 2.6 people. Specifically for this corridor, the research indicates 21% single person

downsizers, young professionals and young families. It has not been designed as affordable or low cost living to cater for any specific socio-economic group, but rather to provide for a gap in the housing market that is not currently catered for in the locality. The proposed development, by definition, is not high density living, and is better defined as medium density consistent with the balance of the estate.

Will the dwellings be built in accordance to the correct bushfire codes? The proposed development will be supported by a Bushfire Management Plan (BMP) prepared and approved under the relevant Policy and Guidelines. The requirements for any increased building standards will be implemented as part of the construction of the proposed development. The draft BMP prepared for the site indicates the site is capable of achieving a BAL rating of low, which does not require any increased construction standards under Australian Standard 3959. We also note the current Policy and Guidelines for fire management are far more stringent than when the Honeywood estate was first established. Through the implementation of the BMP prepared under that framework, the proposed development will therefore likely be developed to a much higher fire safety standard than most of the existing surrounding dwellings, subsequently resulting in a lower risk and better fire management outcome for that existing surrounding development.
