BUYERS–What To Do When You Decide to Purchase a Home

Realtors focus a lot on sellers and listings. The other part of that equation…is the buyer.

It has been a sellers’ market for the past few years. There have been more people looking to purchase than there are homes for sale. If you know you want to buy a house…and especially in a sellers’ market…the first thing you should do is get pre-qualified by a lender. Typically, this is a 10-15 minute initial phone call. In most cases, you will have your pre-qual letter within 24 hours. Getting pre-qualified is the first thing you should do because you don’t want to spend time looking at properties that you won’t end up qualifying for. You may think that you can pay the monthly payment…it may be what you’ve been paying for the last year in rent. But whether a lender will loan you that amount for a mortgage is another story. A lender looks at your income, debt, credit score, plus more. If you have a lower credit score, you’ll pay a higher interest rate. That will affect your monthly payment. If your credit score is too low, you may not qualify for a mortgage at all. You have to pay taxes on the property too. This is usually rolled into your monthly payment. Most realtors won’t show you homes unless you have that letter. If they do, they won’t do it for long. Sellers know that not everyone that sees their home will make an offer. They do, however, expect that the buyers going through their house are qualified to make an offer if they choose to. So… Get pre-qualified first. A copy of your pre-qual letter has to be submitted with your offer also. If you don’t have one and you find a house you want, you stand to lose the house if you have to wait to get your letter before you can make your offer. This happens especially in a sellers’ market with multiple buyers making an offer on the same house you want. Even if you are the only one interested in a property at the time you see it, another buyer may go to a later showing that day or the next day and want it as well. It truly benefits you to have it and be ready! Besides qualifying for a certain monthly payment, you have to have enough money saved to pay for the down payment. Minimally this is 3-5% of the sales price, depending on the type of loan you can qualify for. Your lender can explain that to you and your realtor can help you understand that, as well.

In addition to the 3-5% down, you will need closing costs. There are pro-rated taxes, attorney fees, lender fees, application fees, appraisal fees, inspection fees, etc. There is also an earnest money deposit (EMD) that goes in with the offer. The EMD shows the seller that you are acting in good faith in making your offer. This deposit does come off your bottom line at closing though…so it’s not a fee. Some of the closing costs can be included with your mortgage payment too. Being able to mortgage in some closing costs allows you to come to the closing table with less cash in hand. That will, however, increase your monthly mortgage payment. This helps first time homebuyers especially. It makes purchasing a home very doable. Call me! I’m happy to assist.

The recommendation for wearing hearing aids is to wear them during all waking hours (except when bathing). In order for a person’s brain to adequately adapt to hearing aid technology, one must wear the hearing aids consistently. This consistent auditory input will help strengthen the brain, and will allow a patient to see optimal benefit. Think about going to the gym; if a person only goes to the gym once a month, he or she would never lose weight or get stronger. If a person only wears the hearing aids in specific situation, the brain will never get stronger. If a person goes to the gym every day, he or she will get very strong very quickly. If a person wears hearing aids every day, the brain will get stronger at a much faster rate. Ultimately the amount of time a patient wears the hearing aids is his or her prerogative, however, the more you wear them the better you will do! Family, Friends & Photographs Family is the cornerstone of who you are. They hold your history and are part of your future. Some families have the ability to provide their children with immense potential and some families spend their lives striving to just get by. I am grateful for the support of my family. They have been a large contributor to who I am. Reunions and holiday gettogethers allow my children to get in touch with their extended family, connect with and become familiar with the history of us. My children have learned the humble beginnings of my grandparents and, in turn, my parents and my youth. They have heard stories recanted from the historians of the family and found a connection to our family tree. Friends are the family we choose for ourselves. I have found through my life’s travels that I have made many connections with individuals that became family. Some I have known my entire life and some are more recent acquisitions. All are treasured gifts that are intertwined with the members of my extended family and as important to my children and I as our genetic family. Photographs document the milestones, the memories, the people and the history of your life. There was a time when every home had a collection of photo albums. I daresay most homes now find the majority of their photos contained on an electronic device. I, for one, miss the days of flipping through a photo album. Family, friends and photographs create the memories that record our history. Pictures and stories are a reminder of our history as well as helping us share these stories with our children. They refresh our memory bank and replenish our blessings. They are postcards of life’s journey. Children grow up and move on, family members and life events pass. I am grateful that there are always photographs and stories to be told, no matter what form they take. Perhaps the photo albums of the past are no longer convenient. Whenever a memory threatens to dissipate, I only need to sit around the table with family and friends or look at a photograph because sometimes a memory needs refreshing.

Over the past few months our lives have changed. Since COVID-19, my life, and perspective on life has changed. However, the challenges, fears and stress that COVID-19 has created now seem small as compared to the events, feelings and realizations that have come to light since the death of George Floyd.

At this time in history, it is obvious that we need to examine our prejudices and beliefs. In my opinion, there is no in between when it comes to racism. Our great country was built on diversity. I worry for all of the men, women and children who are treated differently because of who they are, what they believe in, who they love, where they live, how they look...I will not stand by silent & hope you, too, will take a stand. As our world continues to navigate these uncertain times, kindness and compassion continue to heal. Your voice needs to be heard. Change will not come about if people don’t. This is certainly heavier than I usually share; but felt not saying it would be standing by, and through my silence, condoning such behavior. I hope you stay safe and find gratitude in each day. You may not recall that Lapinski Dental’s very first day of business was 23 years ago on April 1, 1997. Each year we reflect in one way or another on the previous year. In our case, 2019 was a great year, one of both growth and happy chaos, our team working like a well oiled machine, meeting so many new patients and their families, we welcomed a few new staff members and had planned for a year of onsite projects, some technology upgrades and continuing education, all around. Then BOOM! As if Groundhog Day & April Fools Day had a baby, 2020 was swept out from under us. In some ways it was catastrophic. The mandatory closing of our doors in early March, left 13 staff members without work and us without a lot of guidance on what steps we would take next. As with many appointment based businesses, we had literally hundreds and hundreds of appointments to cancel and reschedule, and we had a singular mission, find, acquire and stock up on all of the recommended equipment and protective gear that we would certainly need to reopen, so we could all be as safe as possible. Fast forward to now, we are thrilled that we are back to business. We’re beyond proud of our staff and our patients, for their resilience, trust and well, patience, while we work out the kinks of the new normal. Patients that have been with us for a long time, know that we value and love our entire staff. We are like a big puzzle that isn’t finished unless everyone is there, doing their part. During this pandemic, while many folks were literally at home doing puzzles, Dr. Barile and I would like to give a special staff shout out to two members of our staff members that were our office puzzle’s corner pieces. First, Joyce Demers, one of our long time dental assistants. She assisted the doctors with any emergencies that occurred during quarantine. While dentistry was deemed essential, we were also limited by NYS to do emergency care only. Joyce worked tirelessly getting us all set up with the equipment and systems so we could hit the ground running. Secondly, a huge thank you to Cindy Farrell, our Office Manager. Cindy is the calm, patient person at the office helm, communicating with the other staff, tracking orders, patients, emergencies, equipment, contracts and more, using her organized and focused demeanor to help us navigate the pandemic and assure us that we’d be ready when we got the word “GO”. Ultimately, NYS gave us 12 hours notice that all systems were go & dentists could reopen back in phase 2. So first we say THANK YOU to them, we say WELCOME BACK to the rest of our team. old and new, we’re ready for you and we can’t wait to see your smiles!

They say hindsight is 2020. Most of us will be happy when that elusive day finally arrives, when “all of this” is transformed into a “remember when”? I know for us that these months spent isolated has brought manic emotions to a new level. Feeling confident, feeling fear, feeling denial and feeling hopeful. For our house, having a family business that was closed for 3 months, a college student returned to us mid semester and a high schooler self isolating upstairs (like teenagers can do so very well) the quarantine registered on the truly unimaginable scale. On the flipside, we had moments of real connection and times together we never thought we would have at this particular stage. We had moments of real embarrassment when we calculated the sheer number of hours spent streaming media. Then we would flip to feeling incredibly grateful, thankful even, that our family and extended friends and family were all healthy (and we can hope that will continue) Over these months, I was incredibly impressed by our school district, the administration, teachers & students, who really embraced the pivot being asked of them and they continued to perform and create and show up, every day. But it was the collective losses of the Class of 2020 that were felt over and over, as we watched plans for their anticipated celebrations go out the window.

Miraculously, one by one, new events were reinvented, everyone rallying to make this year as special as possible. Lawn signs popped up everywhere, parades and parking lots became the new auditoriums. Virtual high fives, hugs and dance parties became the new normal. Now, in my own opinion, much like the wedding doesn't make the marriage, the graduation ceremony doesn’t validate the achievement of education. I have almost no actual memories of my high school graduation (I mean it was 35 years ago). During one of my covid closet cleanouts, I discovered a few photos from that day, but none were of me. I do remember going to eat at a fancy seafood restaurant in town, but walking the stage to get a diploma? No. I can’t muster that memory. On my college graduation day it was raining. 4 years had passed. 4 years, 5 majors, 2 apartments, 1 college love, and endless moments captured in my memory, and some well, unintentionally forgotten. Standing on that football field (because all the chairs were wet), I felt only mildly confident that it would all work out, well, as much as 21 year old with no job, no apartment, a soon to be long distance boyfriend and the new realization that student loan repayment starts in a mere 6 months. Truthfully, I didn't even listen to the commencement speech at graduation, but I can imagine the message. If had to give one to this crazy Class of 2020 it might be something like: Graduates: This has been an unprecedented year, but even if it’s your first taste of the unexpected , it certainly won't be your last. Most of you likely don’t personally recall, but you were born within a year of September 11th. That event & and a global pandemic are bookends to your time on Earth, until now. You’ll have many chances to reflect on that but until then, embrace this time as one of opportunity knowing you are resilient, have endured and that you have both youth and time on your side. Respect yourself. You’ll make good and bad choices, that is inevitable. Simply remember to own up, move on and learn from them. Failure will happen but it is the resilience that will define you. Develop your communication skills. No matter what you choose to do in life - be it an engineer, a teacher, an artist, a writer or an infectious disease epidemiologist this skill will be useful.

SMILE, ask for help, pay it forward, volunteer. Speak kindly to yourself, acknowledge all the things you do great instead of focusing on the things that you don't. Drink water, get good sleep and although we currently need to wear masks in public, SMILE. You can see it in your eyes! Congratulations to the Class of 2020. What a legacy you will get to share. The story of this time and of your creative graduation will be a great one. It may even prove to be one of your favorite memories of all time. You never know.
