Glass House set to grow again

Coming on top of the 88-lot estate between Fullertons Road and Coonowrin Road comes another development application for 74 new housing lots on Railway Parade in Glass House Mountains.

The ex-farming land at 89 Railway Parade is within the low density residential urban footprint zoning, so no public notification of the development is required.

According to the planning documents, the lots will range in size from 700m 2 up to 1631m 2 with the average being 893m 2 . A dispensation is being sought by the developer as the minimum average lot size prescribed in the planning scheme is 900m 2 .

Four lots are planned to be dual occupancy (or duplex houses) and 15 lots will provide for secondary dwellings (granny flats) to be built, which equates to a total of 93 possible residences within the 11 hectare estate.

Three parks are to be created, with the largest being two hectares on the south-eastern corner of the estate, providing natural forest and open space recreation areas.

The road layout only allows for one entrance point from Railway Parade, with no alternative exit provided. This could create issues in times of an emergency or if an accident blocks the single exit.
