T Dear Readers,

his year marks the 40th anniversary of Engel & Völkers, which is quite a special moment for me, personally. Over the past decades, we have achieved so much that I am looking back today on the milestones of our company’s history: We started brokering exclusive residential properties from a villa in Hamburg’s western suburbs in 1977, which to this day you will recognize in our E&V logo. In 1990 we opened our first office outside Germany on the island of Mallorca in Spain. We took this step to follow our customers, who were looking for vacation homes. It was a huge step at the time that represented the launch of our international strat-

egy. In the mid-90s, we developed the shop concept, which promised to deliver more customer focus and has been implemented successfully around the world. Our entry into the U.S. market in the early 2000s and the opening of our first Market Center in Barcelona in 2013 were further milestones that helped E&V grow. Our next big moment will be moving our company into its new headquarters in Hamburg’s Hafen-City area, a building that will make our brand come even more a­ live. This project has been a long-cherished goal of mine and I am proud that we were able to commission the renowned architect Richard Meier to design such a beautiful and striking building. With more than 10,000 employees, E&V currently has a presence in over 800 locations in 30 countries on four continents. Last year, we were brokering properties around the world with a total value of €18 billion. Despite facing big challenges, especially in the beginning, we have always held on to our vision of making E&V the world’s leading service provider in the luxury segment. One of the prerequisites for this has been the ongoing evolution of the brand, whose values include professionalism, exclusivity, passion and the constant endeavor to expand and improve the quality of our service. In my opinion, one needs three essential skills to achieve success: creativity, perseverance and the ability to implement ­ideas. These, plus the tireless dedication of many inspiring and talented personalities, have helped us succeed in making ­E&V one of the leading service providers in the real estate industry. I am looking toward to the future of E&V with excitement. Our plans include further expansion – at present particularly in Europe and North America. We face a substantial challenge brought on to all of us by the increasing digitalization of our daily lives. We are continually investing in the digital transformation of our business model in order to increase the quality of

our service provision and to optimize our business processes. Personally, I am as motivated, committed and involved as on the day the company was founded and very much looking forward to the coming years. I hope you will enjoy this special 40th anniversary issue of GG.

Happy Anniversary! This issue marks a special moment for all of us: ­Engel & Völkers is turning 40! We took advantage of the special occasion to ask the founder of E&V, Christian Völkers, for a big interview on how he built Europe’s biggest real estate brand, and created an entire issue devoted to the theme “Made in Germany.” Why? Well, ­German brands and their aspiration for the highest craftsmanship and quality are loved all around the world and one of the reasons why our economy is thriving. According to the latest ranking survey by BrandZ, Germany’s 50 strongest brands have a combined value of around $300 billion – placing them a solid $60 to $70 billion ahead of the 50 most valuable British or French brands. With the software giant SAP taking first place, it’s interesting to learn what makes brands like Miele, Mercedes or Audi so strong apart from their quality and sales figures, namely the emotional connection to the consumer that they cultivate. For the ABC of brands we picked our favorite companies and explain their continued success. It is also our great pleasure to introduce “­ Villa Jako” – a spectacular property for sale in Hamburg that Karl Lagerfeld once owned and that we featured 30 years ago in our very first edition of GG. Back in the early ’80s, the hip-hop artists Run-D.M.C. wrote a song – “My Adidas”– in honor of the cool sports brand. But even without the hop, these shoes are as hip as they could possibly be, thanks to Adolf and Rudolf Dassler, who made the first sneakers in their mother’s laundry room. Later, the brothers parted ways: Rudolf went and built another sports brand called Puma while “Adi” Dassler established in Bavaria the company that we have come to know as Adidas in August, 1949 – taking out a patent on the three parallel stripes the very same day. Today, Adidas is a global megabrand, a symbol of effortlessness and cool athleisure style around the world.

The family enterprise based in Hanover has been doing what it does best since 1889: making cookies. The pioneer of woven synthetic fibers that form the basis for all of Dedon’s designs, is regarded as THE global brand for luxury outdoor furniture that survives even the hardest conditions outside. Dedon was founded by the former soccer player Bobby Dekeyser in 1990. Today the company is based in northern Germany, in the city of Lüneburg, and employs more than 1000 people. Dekeyser’s vision: to create outdoor living areas that are just as comfortable and pleasing as their indoor counterparts. The current Mbrace Collection by Sebastian Herkner combines woven fibers with solid teak. One of the secrets to Dedon’s huge success is that its fibers are completely recyclable but so tough that not even seawater effects them.

he Engel & Völkers story  began in Hamburg in 1977. Today, the company has a presence around the globe. This success is founded on a strong brand with a high recognition factor. Since the introduction of its franchising system in 1998, the company has grown continuously and its expansion has focused on Europe and North America. More than 10,000 people are now part of the global E&V network. All of them are trained in the company’s very own academy that imbues them with an in-depth knowledge of real estate and how to market it. This year’s move into the new E&V headquarters in Hamburg’s HafenCity area is an important milestone in the company’s history. The building was designed by world-famous architect Richard Meier and boasts a huge amount of natural light. It represents the fulfillment of company founder and CEO Christian Völkers’ dream of a dedicated, Engel & Völkers-branded building.

Fourth-generation shipyard owner Peter Lürßen speaks about his clients’ unusual requests and explains why discretion remains the golden rule of his business. INTERVIEW: Steffi Kammerer

The hallway leading to his office is lined with photographs on both sides, starting with the first rowboat built by his family in 1875. The office next to his is occupied by his cousin Friedrich who is in charge of the company’s defense arm and with whom he shares one personal assistant. The wall outside their offices boasts oil paintings of each of their fathers. sen company,

Mr. Lürßen, you have built some of the world’s most exclusive ­private yachts for heavyweights like Larry Ellison and Roman Abramovich. How do you manage to win such contracts?  I can’t really tell you, that’s our secret. The crucial thing is the level of satisfaction among existing customers. There are few people who can afford yachts like ours and the probability of them all knowing each other is relatively high. So if a customer speaks badly of you, that’s a problem. To secure the contract for Paul Allen’s yacht “Octopus” in 2003, you flew to Seattle to see him, taking a model along. Do you ­always invest such energy?

Yes, we still build models and prepare display boards. You expect the customer to spend a lot of money on an object that has no primary usefulness. That’s why you sometimes have to explain to them why they really want this particular yacht. Rational thinking is a limited part of making the decision:

“Do I commission A, B or C, or anyone at all?” Do you sometimes stay in touch with a customer after a yacht has been delivered?

You tend to keep in touch in order to provide customer support. After all, are you friends with the person who sold you your car? We sell a product, but we’re not personal friends with our customers. How do you ensure that a gigantic project like the “Azzam” (at 180 meters, the world’s largest private yacht), which took several years to build, is kept confidential?

Our employees all know that it would jeopardize the contract if they let something slip. All our subcontractors also personally sign a document about confidentiality. We never talk about the names of our customers anyway. After I have signed a contract with someone, they are given a reference number and a project name, and the document is stored in the safe. Customers know only that we are building a vessel, that it is 70 meters long and what the code name is – that’s it. We are in the business for the money, not for the glory. How many projects do you work on simultaneously?  Oh, quite a few. How many is that?  Quite a few. Is that confidential, too?  It is quite simple: if I told you that we work on 25 projects simultaneously, you could quickly calculate what our earliest next delivery date would be. At Lürssen, we release few figures. What I can say is this: we handle budgets of roughly €700 million annually and have 2,700 employees. You have to think years ahead. How do you stay informed about

what is made possible by new technologies?  Every customer push-

es the envelope a bit further. There are questions around noise, vibrations, cleanliness and odors. Each customer wants more than the last. Because of this pressure we talk to a great number of suppliers. We are also often contacted by inventors. Our engineers frequently attend trade fairs. We will look at noise-cancelling headphones, for example, and think about whether this technology could be applied to a ship’s engine room. A budget is set and the research starts. We explore all options except those that are totally absurd. How have the wishes of the clients changed over time?  People no longer spend hours sunbathing. Shade is important today, and customers usually ask about additional “experience zones.” Wellness facilities are more prominent than they were in the past, whether in the form of steam baths or rest areas. Today, spas on yachts are fitted out like those in luxury hotels, complete with ice rooms in which you can have snow falling on you after a sauna visit. Are there any features that bear a specific Lürssen signature? No, not on a visual level. We have made a conscious effort for each project to be unique, so there is no Lürssen signature look. But what about quality?  I don’t like talking in superlatives. Our customers know that as a rule, our vessels are designed and constructed to be robust. They appreciate our efforts to ensure their ship’s day-to-day operations run smoothly and that its maintenance is straight-forward. That’s a remarkable bit of Hanseatic understatement.  We have one

rule around here: if someone says that we are the market leader, I usually get quite brusque. We were simply lucky that early on, we had the right product in the right place and at the right time. And that was due to many fortunate circumstances. The fact remains that half of the world’s ten biggest superyachts were produced by Lürssen.

This may be the case, but it’s partly due to the fact that we had the expertise that others lacked. When you increase the length of a yacht from 50 meters to 60 or 70 meters, it is not just a matter of adding the extra length. Everything becomes a lot more complex. And going from 90 or 100 meters to 120 meters is a quantum leap. We learned this the hard way early on. Nevertheless, each yacht is a new challenge. But if there really is a major issue we have hundreds of engineers capable of fixing the problem. How important is it to your customers that Lürssen is a German company?

I believe that it’s reassuring for customers to know that we manufacture exclusively in Germany. We don’t say: let’s get a hull from Poland or Romania. That’s not to say that such hulls are technologically inferior, but our customers feel reassured knowing they’ll be getting a genuinely German product. You have three children and your cousin has one son. What are the plans for the next generation?  All

the children have been to college and finished their degrees. We are in a transition phase and it is a matter of slowly introducing those children who are interested into the company. It is rather unlikely, though, that all of them will be equally qualified and equally motivated.

This white cream in its iconic blue tin is perhaps one of the strongest German brands in use in any household since its launch over a hundred years ago on a cold December day in 1911. The affordable but high-quality moisturizing cream was originally invented by the pharmacist Oscar Troplowitz, who turned Beiersdorf, then a small Hamburg company he acquired in 1890, into a multinational firm. Today Beiersdorf employs 18,000 people and boasts a revenue of roughly €6.7 billion. The name Nivea, by the way, stems from nivalis, the Latin word for snow.

Named after Richard Morszeck, the son of the orginal founder, Rimowa is the superstar of light luggage. The ultra-light ­aluminum and polycarbonate suitcases with their telltale grooved exterior are cult items and status symbols, allowing professional travelers to spot one another immediately. As early as 1898, Rimowa manufactured wooden suitcases. In 1950, the ­company launched its first aluminum model. In 1972, Richard Morszeck’s son Dieter joined the Cologne-based company at only 19. After buying into the brand in 2017, the French luxury goods group LVMH now owns 80 percent of the company.

The Steiff teddy bear is the symbol of the prestigious German toy animal company that was originally founded by Margarete Steiff in 1877. Stricken with polio and bound to a wheelchair, young Magarete started sewing her first toy, the “Elefäntle” (little elephant), in 1880. In 1901 she exported her first toy animals to the U.S. Her nephew Richard Steiff took over the business and created the first teddy bear in 1902, a cuddly little creature called “Bear 55 PB.” The company’s “Classic 1920” bear pictured here is vocal, too, emitting a low, friendly growl when you turn it over. Collectors are currently paying up to €150,000 for vintagte Steiff teddy bears. Today, the company Steiff GmbH has 1,700 employees and a revenue of €105 million.

Whether it’s the classic transparent adhesive tape for desktop dispensers or colorful plastic-coated cloth tape: Tesa products are essential. But the Hamburg-based company produces much more: ­adjustable adhesive nails, for example, which allow pictures to be hung on walls in no time and taken down again just as quickly. Incidentally, Tesa’s success story began with the company’s failed attempt to develop an adhesive plaster: while being very sticky, it also caused skin irritations. So, making a virtue of necessity, Tesa launched the first technical adhesive tape in 1896. The then company secretary Elsa Tesmer came up with the brand name by using some of the letters contained in her own name.

The Visionary Being in the spotlight and having to talk about himself is one of the things Christian Völkers tries to avoid at all cost. Instead, CV – as he is called by his employees – prefers to enjoy his free time playing polo and let his achievements speak for themselves. But to commemorate the 40th anniversary of his company Engel & Völkers, we were able to catch the founder, CEO and soul of the company to give GG an interview. A very personal conversation about difficult beginnings, daring ideas, the value of strong friendships and achieving a dream. INTERVIEW: Michaela Cordes

But as this year marks the 40th anniversary of his company E&V, it was worth a try to ask him for an interview. To show the passionate force behind Engel & Völkers from a completely different side. You seem to generally feel more at home in buildings that have a his-

If you restore it too vigorously, you are likely to skip considerations like patina and history. This is why we chose Richard Meier to be the architect of our new E&V headquarters. Meier still builds the same way he did 40 years ago – in other words: his designs are timeless and not modern at all. This way, his work will never become old-fashioned nor will it ever go out of style.

We founded the company together and although it later developed in a completely different direction, the original idea was a joint idea. Dirk’s death devastated me. We weren’t just business partners, we were also good friends. On the business front, I was suddenly thrown into an entirely new situation because I wasn’t prepared to run the company by myself. I hadn’t been directly involved with sales and wasn’t a known entity in the market. That naturally posed a huge challenge. I had a lot of competitors come up to me during that time, saying: “We’ll buy you out, you don’t have a chance on the market by yourself.” I didn’t get a lot of encouragement. The core business was small but very profitable. In 1986, we probably had a revenue of around two million deutschmarks. And we were just a group of six or seven people. After Dirk Engel died, you retreated behind closed doors for two months and wrote a book of rules and guidelines, the so-called Engel

When we realized that what we were doing with five people could also be done successfully with 50. I built up a large group of young people with great personalities, people who had grown up close by and knew the area, who set off to deliver the same kind of brand experience to all of our customers. To our customers it was groundbreaking, and they would say things like: “That’s wonderful, you don’t just sell houses, you solve problems and before we knew what had happened, we had bought a new house!” We soon realized that an approach that worked for one customer would also work for hundreds of customers, and so it was suddenly perfectly obvious that E&V could become a very large company. The first big leap you took was moving from the first five offices into the E&V Shops.  We

took that first quantum leap in the late ’90s, but when we did so, we also came to the painful realization that the young people we were employing, whose average age was just a little over 20, were not up to the job anymore. These young people all lacked something fundamental: credibility and the experience that comes

with age. Because when you’re dealing with customers who are looking to buy or sell premium real estate, you have to be able to communicate at eye level. The central space in this home, true to the rules of symmetry in its overall design and inspired by the style of a Roman villa, is the atrium with its skylight and impluvium (a sunken water basin currently covered over by a carpet and table, right). This grand entrance leads off to the various rooms that grace the ground floor, including the kitchen with its beautiful herringbone floor (left) and the enormous living room with its blue and gold coffered ceiling (below). The villa had just one single storey when is was originally built in 1924. The first floor was then added three years later, with several bedrooms and bathrooms. The staircase leading to this upper level is ideally suited as a charming little home gallery space.

The contrast between the grandeur of the ground floor and the intimacy of the first floor above could not be more stark: On all sides of the gallery that forms the ceiling cutout in the atrium is a small library (above). The skylight fills this space with a luminous glow, while the velvet drapes bring a cosy warmth and dimmed lighting when needed. Karl Lagerfeld had a bathroom on the mezzanine transformed by the renowned French interior designer AndrĂŠe Putman (left). Besides the select furniture and beautiful lighting in the Chinese salon (below) it is the hand-painted wall mural that really catches the eye most. All of the materials and each and every detail of the craftsmanship on show is masterly throughout.
