INTRODUCTION Tucked away in northern Napa County, the natural landscape of Pope Valley provides the perfect setting for one of the county’s best-known mineral spring resorts, Aetna Springs. After initial development of the resort in the late 1800s, Aetna Springs served as a popular summer destination for families looking to relax while enjoying the healing mineral waters and a multitude of recreational activities. Through the mid-1900s, the resort was a luxurious summer retreat for Hollywood celebrities and politicians alike. Vacationers enjoyed unparalleled hospitality and live entertainment, plus golf, tennis, swimming and relaxing spa treatments. Current ownership has invested significant efforts perfecting unique entitlements for the property that will ultimately restore Aetna Springs Resort to its position as an exclusive luxury resort community serving as a premier destination within the Napa Valley region. A new vision for Aetna Springs will revive the historic landmark as a leading luxury resort destination in the wine capital of the world, Napa County. The repositioned resort will be the centerpiece of two exclusive residential communities, Aetna Springs and Lake Luciana.

The region is proximate to the affluent San Francisco Bay Area and the resulting demand is significant. Napa Valley generates almost six million visitor days and close to $1.7 billion in annual visitor spending.

A STORIED PA ST The history of Aetna Springs started with mining, but the discovery of mineral springs in the 1870s led to the development of a resort village that continued to evolve for more than 100 years. Plans for redevelopment of the resort village focuses on the restoration of mineral springs, renovation of the historic buildings and the integration of the vineyards with overnight accommodations and recreational amenities that will anchor a unique residential community.


NAPA VALLEY AVA The vineyards at Aetna Springs are part of the prestigious Napa Valley American Viticultural Area (AVA). The 2016 harvest produced 82 tons of Cabernet, Sauvignon Musque and Petite Syrah grapes that were sold to premier wine brands. Aetna Springs is also entitled for an on-site winery with the production of 57,000 gallons of wine annually. The renovated spa, guest rooms, estate homes and tent suites are planned with views of the vineyards and surrounding valley.


From biking and equestrian trails to paddle-boarding and fishing, each day offers more opportunities for rejuvenation, relaxation and communion with nature.


RE SORT VILL AGE The design and programming of the proposed resort village at Aetna Springs will merge historical elements alongside modern day, luxury amenities with a focus on wellness. In 2012, permits were granted to allow for the rehabilitation of the historic resort, with 70 rooms built in 22 of the 35 historic structures on the property; and the addition of 10 luxury tent lodges for seasonal use. When complete, the resort village will include three dining options in the Social Hall, Dining Hall and Soda Fountain; a full Spa with six treatment rooms; a Fitness Pavilion and resort-style outdoor Pool adjacent to the Social Hall; as well as a Sundries shop.




LUXURY RE SORT COMMUNITY Complete entitlements are in place for an exclusive, 80-unit luxury resort, plus 44 residential estate lots stretching over 3,100 acres. Significant development work has already been completed and the project is permit-ready with the adoption of the developer’s current vision. The resort contemplates the redevelopment of a historic turn-of-the-century village that is situated along Aetna Springs Creek. Working vineyards and a classic nine-hole golf course already generate revenue and the dramatic golf clubhouse provides sweeping views of the surrounding valley. Lake Luciana is planned as a unique residential project with large estate home sites that offer sweeping vineyard, lake and valley views. Lake Luciana is a private lake 10 minutes from the resort, with boating, fishing and other recreational opportunities. Along the eastern shore of the lake a large parcel is available for development as a unique amenity. Together, the entitled residential and resort elements are simply unmatched in Napa today.


BARRIER S TO ENTRY Commercial entitlements are always challenging in the State of California, but particularly in Napa County. In 1968, Napa County residents passed a historic zoning initiative aimed at protecting its agricultural roots from commercial development. The initiative created an agricultural preserve with significant use restrictions, especially in areas where existing vineyards are operating.




HIGHLY-R ATED GOLF COUR SE The 9-hole golf course at Aetna Springs, which originally opened in 1892, was masterfully renovated in 2008 by famed architect Tom Doak. The $4 million project included new greens, bunkers, irrigation and pump systems. The award-winning, two-story clubhouse features a commercial kitchen and modern motif with comfortable indoor and outdoor seating. The clubhouse features expansive views and complements the golf course beautifully.


FLEXIBLE OFFERING This offering includes the fee simple interest in more than 3,100 acres with all existing plans, improvements and entitlements. Aetna Springs’ various components include residential land, resort development, vineyards, highlyrated golf course and clubhouse. While ownership would prefer to sell the entire project to a single buyer, component pricing will be considered.
