Welcome to the Brown Book!

I am immensely pleased to welcome you to the inaugural edition of the Brown Book Reference Guide to Retail and Restaurant Tenants. My goal in putting this report together was simple; I wanted to create the most comprehensive analysis of retail and restaurant growth (or contraction) plans ever created.

The genesis of this idea comes from my experience of more than two decades as a commercial real estate analyst specializing in retail properties and shopping centers. In the shopping center world, the difference between a successful and failing center usually comes down to successful tenanting and placemaking strategies.

Key to this is market intelligence and keeping abreast of the plans of the players in the marketplace. For retail, that is an immense undertaking. It is a sprawling category that includes everything from the most elite luxury boutiques to neighborhood thrift stores. It’s everything from sushi to sporting goods, grocery to game stores, axe throwing bars to auto repair shops… and everything in between. This sprawling marketplace is continually shifting, responding both to macroeconomic pressures and fickle consumer tastes that shift ever more quickly in the digital age. The result is that retail now is in a constant state of evolving at a breakneck pace, with new chains and even new categories emerging constantly.

Throughout my career, a constant need that I have continuously seen in the marketplace are potential tenanting resources and actionable data on “who is doing what.” There are research firms that attempt to fill this need, but most cover the

same thing—the plans or large, publicly-traded chains typically active in traditional merchant categories like apparel or department stores. Throughout my career, I never could find a resource that covered those categories but included the ever more important restaurant or entertainment (and now experiential) categories. I never found one that included all the non-traditional categories like medical retail or cannabis dispensaries. I never found one that could provide a depth of information on the smaller chains, the regional or local players, where real hard work is necessary to dig up data. There was never just one “go-to” source, but a slew of multiple expensive ones that still didn’t quite deliver what my clients needed.

So, with my friends and partners at Gallelli Real Estate, I have launched The Brown Book—the most comprehensive guide to retail and restaurant chains in the US and Canada—ever published. It’s my sincere hope that you will find this to be the most valuable reference and business development resources and tools you will ever invest in.

In 2025 Netflix is planning on launching its first permanent locations of what they are calling "Netflix House," a place where fans will be able to buy themed products, eat food based on a show and play games. The Stores will have rotating installations in support of different Netflix series. No other details were released as to size of unit (we are assuming that in line with past popups they will likely be at least 5K SF--probably 10K) or where they will be opening.

We think it is likely these will open and it is likely there will be more than two of them.

Social video gaming concept that is opening their first location in NYC in 2024. Concept will combine global food and beverage options (craft beer to cocktails) with Gensler design featuring semi-private guest areas and tiered seating elevated gaming from all major consoles and select legacy games for players of all skill levels.

Opening units in Richmond (VA), Madison (WI), Austin (TX), Houston (TX), Sioux Falls (SD), Pittsburgh (PA), Cincinnati (OH), Philadelphia (PA), Las Vegas (NV), Omaha (NE), St. Louis (MO), Raleigh (NC), Fayetteville (AR), and Orlando (FL) in 2024/2025.

We anticipate more unit growth in 2024.

Concept is well funded and led by seasoned experiential execs that had led rollout for other concepts like Puttshack. Their goal is 30 units nationally by 2030, or roughly an average of five per year.

Sony Entertainment's new experiential concept (opened in December 2023) takes the entertainment giant's library of films and tv shows and turns them into immersive reality attractions--first unit in Chicago has Ghostbusters, Zombieland and Jumanji themed rooms. Concept also features a speakeasy and restaurant.

Sony is testing this concept in the Chicago metro at Oakbrook Center (mall in Oakbrook, IL), but is expected to roll it out to other major markets if successful (early reports are it is doing well). We are anticipating at least two more opening in 2024.

Frameless houses four immersive art experiences that will change with new content added going forward. Their initial unit opened in London's East End in 2023 to huge crowds. We think it a matter of time before they come to the US or Canada.

We are unaware of any current growth plans.

We have heard rumors they were looking to open their first US experiential gallery space, though have never been able to confirm. We are assuming their first entry to North America would be in a global gateway market like NYC, LA, etc.

This is Universal Studios first venture outside of its theme parks with immersive experiential concept. Area15 in Las Vegas is expanding by 400,000 SF in 2024. We think there may be additional room for growth in high density, strong tourism locations in a select few cities.

Chain rebranded from Urban Air Trampoline Park to Urban Air Adventure Park as it added more attractions to fully ride wave of experiential retail popularity. Growth has been franchise driven. According to the company's website there are more than 100 potential units in their development pipeline where franchise rights have been purchased for future expansion though timetables for those are hard to pin down. In 2022 they signed 35 new leases and have been equally active through the first half of 2023.

Concept just began franchising. As of press time, we were not aware of any planned openings for 2024.
