The project is located in the port city of Guayaquil at the shore of the Guayas River and next to the Cerro Santa Ana. The tower is placed at the interior part of the site liberating the space towards the river. At this part a great variety of shops, theaters, cafeterias among others, relate with the people passing thorough.

Furthermore, a gran plaza is proposed to generate an exterior theater for outdoor expositions for the public. The great tower is triangular mainly because of the three main uses, houses, offices and a hotel. This creates the necessity of separated entrance halls for each of them.

The proposal uses a central open space that works as a courtyard which allows ventilation, lighting and green spaces in height. Being a mixed-use large-scale proposal, green spaces are extremely important due to the massification of the project. This large central atrium is repeated every three floors and generates visual relations either inside the building or towards the landscape in which it is implanted.
