Warranty ProtectionsANTIES

Warranties Protection includes statutory building warranties under the Home Building Act to rectify any defects for up to 2 years and major defects for up to 6 years after you move in.

How this is managed The Strata Scheme Management Act outlines the timeframe and process for the Strata Plan to have inspections by an independent building consultant and for the appointed builder to close out any defects.

On-site construction team

Working closely with our development and project management teams, our in-house design team and the appointed architect begin the process of creating buildings that beautifully balance form and function. During this phase, services and structural engineers, as well as facilities management experts play a key role, safeguarding structural design and establishing benchmarks for liveability and practicality.

Once construction commences, our in-house team of on-site project and construction managers - including Construction Director, oversee and ensure that builder quality assurance processes are adhered to. We also engage peer review engineers - independent evaluations by experts in the field - to frequently attend the site during the construction process and check the structure and services design for compliance and performance.

Check and re-check

Daily checks & weekly reviews

Before plans are signed off for construction, designs are checked and checked again. From external finishes and façade treatment to the finishes and inclusions including toilets and tapware, we’re across every detail.

A stringent quality management system is in place to assess on-site delivery of the building. This involves daily checks and weekly reviews on all work carried out, with any rectification works required dealt with accordingly.

Regular updates

When appointing the builder, we undertake rigorous vetting to make sure they meet our standards for quality, safety, and worker welfare. Crucially, they must have the financial stability and service record to meet their statutory obligations for warranty.

Throughout the entire construction phase, our in-house Care team is there to keep you informed at every step. They’ll reach out to provide regular updates on the progress of your new home, as well as the details you need to prepare and provide for settlement at completion.

Living in your home Handover Our target is zero defects at settlement, and it’s one we take very seriously. We want the moment you open the door to your new home to be one of joy and pride. As we get closer to completion and handover of a new home, our dedicated Quality Assurance teams inspect the property as many times as necessary until each home meets our exacting quality standards. Only then do we book in your pre-settlement inspection of your new home. Once you’ve collected your keys, if there’s anything you’re not happy with as you take possession of your new home, our Care Team is there to support you, either through our contact centre or via the on-line customer portal and app - myProsperity. When there is a Strata involved, you can rest easy knowing that Frasers Property Facilities Management Services will manage and maintain your building to the highest possible standard. Our Facilities Management team work for the Strata and are involved during the design and construction phase so they fully understand how your building is designed to perform.

Timeline of key obligations How the warranty protections apply to your new home.

On completion Frasers Property submits a 2% security bond with Fair Trading NSW upon completion of the building. This marks the start of the 2 year defects period.

12 months After building work is complete, Frasers Property must appoint an independant building inspector (inspector appointment).

Warranty protections Warranties The Home Building Act sets out a warranty period where minor defects are warranted for two years, and major defects including structure, waterproofing, and fire safety systems are covered for a period of six years. It’s the responsibility of the owner to make a claim for any rectification works within the noted periods.

How this is managed The Strata Scheme Management Act applies to apartment buildings. This timeline of key obligations outlines the timeframe and process for the Strata Manager to arrange for an independant building consultant to conduct inspections and also the timeframe for the appointed builder to close out any defects.

15 - 18 months Independant building inspector conducts first inspection of the strata property and provides interim report to both Strata Manager, appointed builder and Frasers Property.

18 - 21 months Frasers Property to rectify any identified defective building works.

21 - 24 months Independant building inspector conducts final inspection and provides final report.
