

Ed.Square | Central Park – Rental Guarantee Offer - Terms and Conditions
1. This Rental Guarantee Offer (Offer) is available to the first 5 eligible purchasers for properties within Stage 5A The Greenway Collection at Central Park as outlined below at the development known as “Ed.Square” at Edmondson Park, New South Wales, developed by Frasers Property Limited (Eligible Property).

2. This promotion commences between 9am AEST on 9 August 2025 and 5pm AEST on 30 September 2025 (Promotion Period), or such earlier time as all Eligible Properties have been exchanged.
3. The Offer is available to purchasers eligible for this Offer (Eligible Purchasers) who enter into a contract for sale for an Eligible Property (Contract for Sale) during the Promotion Period for an Eligible Property, and pay a deposit of at least 5% of the purchase price, or such other amount as determined by Frasers Property or as set out in the Property Management Agreement by electronic funds transfer (EFT), acceptable deposit bonds, or bank guarantee from most major banks, in accordance with the terms and conditions of this Offer.
4. To be eligible for this Offer, an Eligible Purchaser must:
a. be approved by Frasers Property Australia’s NSW Sales and Marketing Director, and then enter into an approved contract for sale of an Eligible Property (Contract for Sale);
b. settle the Contract for Sale by the date for settlement set out in that Contract for Sale;
c. enter into an approved property management agreement for the Eligible Property with Frasers Property Australia, under which Frasers Property Australia (or its nominee) is appointed to carry out letting services (Property Management Agreement); and
d. comply with these Terms and Conditions, the Contract for Sale and the Property Management Agreement.
5. This Offer entitles the Eligible Purchaser to receive a rental guarantee from Frasers Property Australia on the terms set out below (Rental Guarantee):
a. The Rental Guarantee will apply for 12 months from the date of settlement of the Contract for Sale (Guaranteed Period).
b. The total value of the Rental Guarantee payable to the Eligible Purchaser is the market rent as provided by Frasers Property Management under the Property Management Agreement (Guaranteed Rent).
c. Frasers Property Australia will pay to the Eligible Purchaser any shortfall between the monthly rent paid under the residential tenancy agreement for the Eligible Property and the monthly amount of the Guaranteed Rent (less any management and letting fees or other costs payable under the Property Management Agreement). For the avoidance of doubt, if a residential tenancy agreement is granted during the Guaranteed Period at a rental equal to or greater than the Guaranteed Rent, for the period where the rental is equal to or greater than the Guaranteed Rent, Frasers Property is taken to have fulfilled its obligations under the Rental Guarantee and the Eligible Purchaser will not be entitled to payment.
d. Frasers Property Australia will pay the Rental Guarantee to the Eligible Purchaser monthly, in arrears basis, into the bank account chosen by the Eligible Purchaser.
e. The maximum amount that an Eligible Purchaser will be entitled to under this Offer is capped at the Guaranteed Rent.
f. The Eligible Purchaser must enter into a residential tenancy agreement with a tenant, and on terms, agreed by Frasers Property Management and presented to the Eligible Purchaser.
g. Frasers Property Australia will have an unfettered right to choose the tenant, rent and any other terms of the residential tenancy agreement for the Eligible Property.
h. Frasers Property Australia will have no liability for, and the Rental Guarantee Offer does not cover, any outgoings of the Eligible Purchaser or the Eligible Property.
i. Frasers Property Australia will have no liability for any damage or loss caused or contributed to by any tenant that occupies an Eligible Property.
6. Frasers Property Australia reserves the right to cancel or extend the Offer at any time, or to include additional properties in the Offer. Frasers Property reserves the right to withdraw an Eligible Property from this Offer at any time (but before a Contract of Sale for that Eligible Lot is exchanged by an Eligible Purchaser).
7. All other terms and conditions in the Contract for Sale and the Property Management Agreement will apply. To the extent of any inconsistency between these Terms and Conditions and the provisions of the Contract for Sale or the Property Management Agreement, the provisions of the Contract for Sale or Property Management Agreement (respectively) will prevail.
8. This Offer cannot be taken in conjunction with the $10,000 Stamp Duty Offer made by Frasers Property, or any other offer made by Frasers Property from time to time.
9. The Offer is not redeemable as cash. The Offer cannot be claimed as (and does not constitute) a discount on or reduction of the purchaser price for the Eligible Property under the Contract for Sale.
10. Prices and availability of Eligible Properties are subject to change without notice.
11. Eligible Purchasers must rely on their own enquiries and the Contract for Sale and the Property Management Agreement.
12. The Offer is not an offer of finance. Fraser Property Australia takes no responsibility and is not liable for the Eligible Purchaser’s stamp duty, strata levies or other tax liabilities or government charges or any other outgoings in connection with the Eligible Lot.
13. These Terms and Conditions are governed by the laws in force in New South Wales. Reference to Frasers Property Australia means Frasers Property AHL Limited ACN 008 443 696 and its related bodies corporate (as defined under the Corporations Act 2001) and includes its officers, employees, contractors or agents (as applicable).
14. If any provision of these Terms and Conditions is held to be invalid, void or unenforceable for any reason, that provision is deemed to be struck out and will not affect the validity and enforceability of the remaining provisions.
15. These Terms and Conditions are subject to GST review.
