Time flies when you're having fun. It seems hard to believe, but this year Ottawa Renovates celebrates its 15th anniversary. The magazine began in 2009 with full endorsement by the Greater Ottawa Home Builders Association.

We're not the only ones celebrating an anniversary, however. See page 12 for some other happy celebrants.

Don't gamble with your home

Why you need a RenoMark® renovator

You’ve met with a renovator. The price is right. The person seems honest. Maybe you’ve been offered a cash-only deal, saving you that onerous GST.

It’s true the renovator isn’t a member of RenoMark®, but does that mean your project will be a disaster? Maybe not. You might get lucky. But luck can turn on a dime, leaving you with a mess and a yawning hole in your bank account. Why take that kind of chance with your home?

How will sticking with a RenoMark® member protect you from a botched reno and wasted money?

Established in 2001, RenoMark® is a national program that

identifies professional contractors who have signed a code of conduct that protects the homeowner.

The program is delivered in partnership with both national and local home builders’ associations, including the Greater Ottawa Home Builders’ Association (GOHBA).

Membership in the program means the renovator has gone through a verification system, says Lindsay Haley, chair of GOHBA’s Renovators’ Council and director of construction at Amsted Design-Build, which has been a RenoMark® member since the program launched.

“It ensures the renovator has all the proper business licences, insurance, certifications of education. There are a number of things in the verification program that help a homeowner understand they’re hiring a qualified contractor or renovator.”

RenoMark® members sign a code of conduct that includes providing a two-year warranty on work, carrying at least $2 million in liability insurance and a promise to return homeowners’ calls within two days.

Just as importantly, hiring a qualified renovator means permits will be obtained and there will be compliance with the building code. Those are crucial assurances in an industry that has its share of wild-west operators and no end of stories about shoddy

workmanship, unfinished projects and outright fraud.

RenoMark® members must also provide a written contract with a clear scope of work so both the homeowner and the renovator understand what is expected and what the project will cost. Without that written contract, it’s your word against the renovator’s if the project goes south and you decide to prosecute.

The RenoMark® code of conduct also requires members to maintain a safe and organized work site (this is, after all, your home).

Haley sums it up this way: “These are renovators who care about quality, who stand above the rest, who don’t mind paying taxes and don’t want to be part of an underground industry.”

Tips if you have a reno in mind

• Visit gohba.ca for a directory of local RenoMark® members (also on pages 34 to 37 in this issue) and a five-step guide to successful renovations.

• The guide — a must-read even for homeowners who have renovated before — includes advice on everything from establishing project priorities to deciding whether contractors will have access to your bathroom.

• Interview at least three renovators. You’ll find a helpful interview checklist and suggested questions in the renovation section of the Canadian Home Builders’ Association’s website (chba.ca).

• Request references and then check them out. Ask about their overall experience, including the quality of work, whether the project was on time and if the renovator stuck to the budget. Ask: Was this a happy client?

What is RenoMark®?

RenoMark® immediately differentiates between the amateurs and professionals. RenoMark® renovators must pay a fee to join. They pledge to call you back quickly, to stay in touch, to be courteous, to enforce strict workplace safety. They must carry $2 million liability insurance.

They must also:

• Give you a detailed written contract for all jobs, big or small

• Provide a minimum two-year warranty on all work except minor repair

• Carry the proper licenses and permits

• Keep their worksite organized and safe

• In the Ottawa area, be a member in good standing of the Greater Ottawa Home Builders’ Association (GOHBA) and abide by the GOHBA Code of Ethics

• Stay current, through consistent and continuing education, in their professional knowledge of building codes, permit procedures and technical skills.

25 years of creating

It’s a good way to celebrate a 25th anniversary: with two highly successful ventures merged into one.

ARTium Design-Build began as Just Basements, a company that transformed plain below-ground spaces into wonderful new areas: home theatre, spa, office, family room, bar, fitness centre, wine cellar, bedroom or anything else owner Norm Lecuyer’s clients wanted.

Soon his clients started to ask about renovations upstairs as well. So Just Basements began to create bathrooms, kitchens and other main-floor renovations. Customers loved the transformations. They told their neighbours. Word got around. “And we began to come out of the basement”, Norm says.

Ultimately this led to the creation of ARTium Design-Build, two great companies under one roof.

“We give people the space they want to

live in that makes them feel happy and comfortable throughout their entire lives,” says Norm.

In 25 years Norm has seen changes in people, family, and society. Families’ needs are different. They want spaces where they can live in place or have playrooms for grandchildren or bedrooms for grown up kids to sleep over.

He remembers when people wanted family rooms but they were smaller and didn’t connect to the kitchen. Or bathrooms with monster soaker tubs and jacuzzis.

He has watched clients get older, their children grow up, and now they’re into second or third renovations.

“That’s what you get from being in this business for so long,” he says. “You get to watch the changes, and it impacts what you do.”

He adds in these times of limited real estate opportunities, people are buying houses just to get their hands on something.

“But it’s not necessarily their dream home.

They simply have no choice.”

Some people did buy their dream home –25 years ago. But it’s not their dream home anymore. It has gone through kids, dogs, cats – life. And living can take its toll. The house is starting to show wear and tear; it needs repair in places.

“Now’s the time to put it back to where they would love it to be,” says Norm, “where they can enjoy it potentially for the remainder of their lives. We make it their dream home. We create the home they really want.”

He has received several requests for renovations that allow people to live in place –beautifully.

“This takes good design, good planning, thinking things through, modernizing,” explains Norm, “so the home is future-proof. All the ways of living in our homes have evolved.”

What makes Artium/Just Basements such a success? Norm says it comes down to the team you hire.

“It can be tricky to find the right people with the same attitude and passion you have,” he explains. But he has found them. Artium/ Just Basements has 17 people on staff including three in-house designers and three construction crews.

The other measure of success is the way homeowners experience their renovation.

“These are valuable spaces,” Norm says. “They’re part of people’s lives, and they must be something special, so we do everything to create a great experience and a great product.”

Sometimes you start with a blank slate. Sometimes you just need to update.

A time for reflection and celebration

The years go by, one after another. You learn, you struggle, you have your ups, downs and triumphs. And then, before you know it, you’ve reached a milestone. Fifteen years. Twenty-five. Thirty-five. Forty. And that’s when you stop and reflect about how you got here. You think of all the people you’ve met, your team, your people, your tribe. You couldn’t have done it without each other. And you celebrate!

There are some big anniversaries happening in our world of Ottawa Renovates this year.

Ottawa Renovates itself celebrates 15 years. The magazine began in 2009 with full endorsement by the Greater Ottawa Home Builders Association. We’ve supported the renovation industry as RenoMark® has marched forward year after year with integrity, creativity and innovation. Many of our first advertisers are still with us, and we consider them our friends.

Radon watch part 3

Radon is GONE

It started more than five years ago.

Awareness of Radon was being promoted by Health Canada’s Take Action on Radon.

So I did a little research. Sure enough, it turns out we live in one of the highest radon zones in the world.

I knew I should do something about it. But, like most people, I added the “something” to my list of “someday” projects with no real sense of urgency. Still, I was curious, if not yet alarmed.

And then an Ottawa Renovates client shared a personal story with us (available online at ottawarenovates.com: “An invisible killer”). The story had tragic consequences. Now I was on true alert and the worry about radon was much higher on my list.

When we were publishing "An invisible killer”, I was introduced to Rob Mahoney of Radon Works. We met for coffee. It was good

to be educated by a professional.

After that conversation I was convinced. I needed to find out if my four year old home had any issues with radon (available online at ottawarenovates.com, "Some day might be now").

Taking Rob’s advice, I initiated what I called my mad scientist phase of collecting information and performing tests for a year. The results were interesting.

Yes, I had radon (available online at ottawarenovates.com, "Some day is today").

I am pleased to report that the results were 15 Bqm. My home is safe.

My home’s radon levels were 525 Becqguerels (Bqm), well in excess of the 200 Bqm recommended by Health Canada.

Next I had Radon Works, a certified CARST company, install a remediation system.

And now I have the results from a round of tests that confirm the effectiveness of the remediation system.

I have to extend a word of gratitude to Rob Mahoney of Radon Works for his patience and professionalism. Everything he told me was true and my expectations have been more than exceeded. He has my 5-star recommendation. Thanks, Rob.

Now, off to my next adventure.

I’ll give you a hint: It’s about heat pumps.

What's Your Design Style?

EContemporary

A contemporary design style is fluid and often extracts from other styles such modern, minimalist, and rustic. Key principles of this style include craftsmanship, open concept floor plans, simplicity, and open space.

This style favours open spaces, which highlight simplicity, lines, and lighting. Bold prints and colours are avoided with this design style and embrace clean and round lines with an attention to detail.

Industrial

Industrial style, or urban style, is inspired by the look of warehouses, factories, and other industrial spaces. It includes strippeddown architectural details such as exposed bricks, exposed beams, or building systems. Materials used in this style include wood, leather, iron, and concrete. Millwork, furniture pieces, or décor items are often repurposed or created using recycled materials. An openconcept layout is typical and there is a neutral colour palette paired with natural textiles.

Minimalist

Minimalist style is all about less is more. It strives to highlight uncomplicated forms, clean lines, and simple finishes. It is usually seen with an open concept layout and employs pure geometric forms with little to no ornamentation. Basic furniture and finishes are used to achieve the clean, unified look. A neutral colour palette is most used in this type of style.

Modern

This design style is often confused with contemporary design. Like contemporary, modern design relies on clean lines with no ornamentation or dramatic elements. Natural materials and a neutral palette of whites, beiges, and some shades of black will be used to create a seamless modern look, much like contemporary designs. An open concept layout, using as few walls as possible, is defining for a modern design. Furniture is used to provide visual distinctions between spaces (for example, dining and living room).

Rustic

Rustic is a term that describes everything from farmhouse design to a Tuscan-style estate. This is quite a large range, so how do you know when you’ve achieved a truly rustic look?

A basic definition for rustic is a design that is natural, rough, aged, and casual. Natural materials are the forefront of rustic design, including wood, stone, and fabrics like burlap and canvas. Raw materials are common, and materials are used in their most natural form. Lighting is chosen to match the natural and reject modernity. Handmade, simple, oversized furniture pieces are used to emphasize materiality and embrace a comfortable feeling. Furniture is often made from raw logs, boards, or stone. The colour palette maintains the themes of nature with greens, browns, and grays being most common.

Traditional

Traditional design is the opposite of modern and contemporary design styles. It embraces small details like crown moulding, wall panelling, and columns. It is inspired by the 18th and 19th centuries, incorporating classic art, antiques, and pieces with history. Consistency is key with a traditional design, but it is never boring. Rooms are often centered around a focal point like a fireplace, large art piece or staircase.

Transitional

Transitional style is the combination of traditional and modern. It usually features curved furnishings with straight-lined, lacquered finishes. Transitional spaces rely on soothing neutral hues to evoke a clean, serene atmosphere. The textures are usually wood, glass, lacquer, rattan, fabric, steel, and metal.

Happy home, happy kids

Kids change. They change fast, in the blink of an eye, it seems. So it might be easy to overlook their important place in renovation design and planning. Childhood experts say a child’s environment has a significant impact on their development.

If you’re a parent, or grandparent or have a special child in your life, before you start thinking about renovation, here are some things to consider.

Air quality It’s critical for everyone, of course, but even more so for vulnerable developing brains and bodies. Children breathe faster than adults and because they’re usually active, they inhale more “bad stuff” more quickly at a time when their lungs are still not fully developed. There seems to be growing evidence that poor air quality can contribute to children’s cognitive impairment. It means paying strict attention to harmful household substances (see Roy Nandram’s "Green" column, page 30). Also important to everyone’s health, particularly children, is the potential

for radon gas (see Paul Scissons’ article about how he solved his radon problem, page 14).

Zero energy. Some day all new homes will be built to produce more energy than they consume. (See Herb Lagois’ column "The Last Word" about the impact of a net-zero renovation, page 38.) A Net Zero home keeps out, dilutes and filters pollutants through a sophisticated ventilation system. It’s a huge factor in everyone’s health, but especially children or people who are physically frail.

Noise. Young children’s learning can be impacted by the noise around them – not just the outside noise of traffic. The indoor sounds of appliances, conversations, devices, and pets can be a distraction during homework time. Educators and psychologists often advise a quiet space where children can just listen to the silence sometimes in comfortable surroundings. Renovation can create a beautiful calm and quiet environment with the choice of technologically advanced windows, insulation, and flooring.

Openness and light. Children tend to thrive when they have space, not just physically but visually. A renovation design that features good integration between indoors and outdoors, with lots of natural light from big windows and skylights, can have a significant impact on mood and behaviour.

Colour. Children respond to colour possibly even more than adults do. Colour is a mental stimulant or depressant, depending on what you choose. Parents sometimes say colour can cause their kids to become either hyperactive or bored, so the palette of your kid-friendly home is important. A good designer will help you pick out shades that create good emotions, brighter brains, and a happy place for learning and growing.

Storage A place for everything, and everything in its place is not only great stress relief for anyone who lives with children. It’s a gift for kids, too, when they can organize their own toys, creative materials, books, clothes, and collections. Good storage allows you to teach them about taking care of their

things, about tidiness, and about respect for the household. But it can also be a comfort to them when they know where to find all their important “stuff”. It aids in learning, too, when their “tools” are readily available. Good renovation design and planning can incorporate beautiful storage solutions of your dreams at any age or stage.

Durability. Kids can be hard on a house. There are so many finishes and materials to choose for floors, walls, bathrooms, kitchens, basements, laundry rooms, mud rooms and playrooms that it’s overwhelming for most people. Don’t even try to do this alone. Let your professional designer guide you.

Renovating with children in mind can mean a playroom, bedroom or quiet room of one’s own. But it can also mean a house where a child can have tea parties, build a tower, create a masterpiece, get lost in a novel, or listen to music…all in a healthy environment that promotes comfort, learning, good behaviour and positive development. And that makes everyone happy.

Pollution happens indoors, too

s many have transitioned to remote work and shared living arrangements, the quality of our indoor environment has surged to the forefront of our concerns.

Environment and Climate Change Canada (ECCC) underscores this shift, emphasizing that Canadians spend about 90 per cent of their time indoors. It highlights the pressing need to grasp how indoor air quality profoundly affects our health.

Climate change contributes to heightened allergens and extreme weather, amplifying the infiltration of outdoor pollutants, such as pollen, into our living spaces. Implementing robust indoor filtration and ventilation mechanisms becomes crucial to safeguarding our health.

Currently, typical households harbor more than 60 harmful biological and non-biological substances. These stem from everyday items such as cleaning products, furniture, and even routine activities like cooking or smoking. Added to these are external elements like pollen, mold, pet dander, and various microbes.

Let’s delve into different types of indoor pollutants and explore ways to enhance air quality.

Tobacco Smoke: Its harmful chemicals significantly degrade indoor air. Make your home a smoke-free zone for cleaner air and better health.

Heating Sources: Stoves, fireplaces, furnaces, and water heaters emit various pollutants. Regular inspection and installing carbon monoxide alarms are vital safety measures.

Cooking: Cooking can introduce pollutants and increase humidity levels. Using a high-powered range hood reduces these effects significantly.

Cleaning: Household cleaning and laundry emit particles and raise humidity. Opt for lowemission products, ensure proper venting, and maintain cleanliness to improve air quality.

Renovations: Gases released during renovations contribute to indoor pollution. Adequate ventilation and open windows are crucial during these activities.

Additionally, adopting effective strategies can further enhance indoor air quality.

Ventilation: Installing a heat recovery ventilator (HRV) or energy recovery ventilator (ERV) can improve air circulation without excessive energy consumption, ensuring a uniform temperature and fresher air. Constantly running your furnace fan will cost slightly more energy, but it is worth the advantage of improved indoor air quality and thermal comfort. Additionally, installing a new air filter in your HVAC equipment will help flush out contaminants in the air.

Air Purifiers: Devices with HEPA filters effectively remove airborne particles, aiding those with respiratory issues.

Humidity Control: Maintaining humidity levels between 30% to 50% prevents mold and dust mite growth. Dehumidifiers can help in damp climates.

Low-VOC Products: Opt for products with low volatile organic compounds (VOCs) to minimize indoor pollution. VOCs are chemicals found in everyday products which have the potential to change into the gas phase and contaminate indoor air (off-gassing). VOCs can be found in many household products such as paints, vinyl, adhesives, cleaning products, computers, and more.

Chemical Storage: Properly store chemicals in well-ventilated areas and dispose of them responsibly.

Radon Testing: Test for radon, a silent threat, especially in closed spaces like basements. To get the most accurate results it is best to test in the winter when the windows and doors are closed.

Radon gas migrates from the soil into the basement of homes and is considered to be a serious risk to the building’s occupants. The only way to measure radon levels is through radon testing.

Indoor Plants: Indoor plants enhance both the aesthetic appeal and health of your home. Strategically placing these indoor plants not only adds beauty to your living spaces but also promotes a healthier and cleaner indoor environment.

External elements in your home, such as pet dander, can affect the quality of the air you breathe in your home.

Improving indoor air quality isn’t just about comfort—it’s about creating a healthier environment for ourselves. By curbing indoor pollutants and enhancing ventilation, we pave the way for healthier living and a more sustainable future.

What affects the mortgage rate?

As professional Wealth managers, we have witnessed a massive move with interest rates that have affected Canadians in multiple ways. There has been a significant impact of inflation, including housing costs. In this article we focus on mortgage interest costs and the potential trend in future interest rates.

Conventional thought is that interest rates will move down in 2024. The reality is that the speed and amount of interest rate declines are far from certain. We believe that rates will never decline to recent lows, outside of a major financial downturn.

I interviewed business owner Courtney Anderson to provide some insight.

Many Canadians are facing a challenging time with higher renewal rates. What advice do you have for clients?

My advice would be to get a professional working with you. Not all mortgages are created equal. At renewal time there is often a fair amount of flexibility – most mortgages can be moved to another

lender who will often offer better rates. The customer has the option of the Fixed Rate Mortgage or the Adjustable/Variable Rate Mortgage. Not all banks work off the same Mortgage Prime Rate. With a good mortgage broker in your corner, Adjustable Rate Mortgages are available for as low as Prime -1.0%. Many banks are still at their Prime Mortgage Prime -0.60%. There can be as much as 0.75% difference.

After seeing interest rates increase for several months the general consensus by economists and the Bank of Canada is that interest rates will come down. The question is when.

Give some insight about how mortgage rates are set. We hear the Bank of Canada has held their overnight rate, yet mortgage rates are changing. There is a combination of factors that impact pricing with the largest factor being the duration of the locked interest rate. For example, the 5-year fixed rate mortgage is tied very closely to the 5-year Government of Canada Bond. Therefore the Adjustable/Variable Rate Mortgages are based on the Bank of Canada’s posted overnight rate or the posted Prime Rate.

Fixed Rate (3-year or 5-year) mortgages are based on the underlying bond rate. As a result we can see Fixed Rate Mortgages move when the Adjustable/Variable Rate Mortgage products do not. We are seeing many clients taking 5-year Adjustable/Variable Rate Mortgages with the plan to lock into a lower Fixed Rate Mortgage in the second half of 2024 or early in 2025.

What about business owners?

Many have challenges qualifying for mortgages and can be forced to pay additional income tax just to qualify. This is a real gap that has existed in the Canadian mortgage market. The mortgage broker channel has now come to realize this and offered “stated income” criteria for qualifying. This is different from traditional bank lending which is based on taxable T4 income only. Although each lender’s criteria is a bit different, the good news is that there are more choices. Business owners are able to qualify for mortgages WITHOUT having to take more money out of their company. Experienced mortgage brokers have have developed a number of ways to provide a tax efficient solution for business owners and help their children to afford a home.

Many of us worry about the next generation. How will they ever afford to buy their own home?

It is not easy, but with careful planning, home ownership for the next generation can be a reality. You need to start early and take advantage of the multiple government programs available. In 2023, the First Home Savings Account was created which added to the first time homebuyers’ RSP program and Tax Free

Savings Accounts. Be sure to investigate this to ensure you are taking advantage of every opportunity.

It is important to know what affects the mortgage rate so the right decision can be made.

A big fat zero.

Nada.

Nothing.

But it’s not nothing. In fact, it’s something really big.

Net Zero isn’t just another buzzword. A Net Zero home actually produces as much energy as it consumes.

It’s happening now with new homes. But what about older homes? Is Net Zero possible?

Yes indeed.

But you need people who know exactly how to convert to Net Zero. The skills they have are vast and exacting. As a renovator, it’s my opinion that every renovator needs to be trained in the science of Net Zero.

For a Net Zero renovation, from a building science perspective, every piece of your home needs to be considered. If something is ignored or missed, it can create a worse scenario than before -- such as comfort and indoor air quality issues.

If you’re just considering a smaller renovation like a kitchen, Net Zero-trained RenoMark® renovators can help advise. They can import practices like Built Green where reducing the environmental impact of residential construction is an important practice and ultimately important for all of us.

Having said that, it’s still good practice to think and design holistically. Maybe your kitchen renovation is just the start of your net zero journey. Whole house renovations are the best opportunity for net zero renovations.

Ask your renovator how all stakeholders are involved in the design process: energy advisors, mechanical designers, solar designers, electricians, insulators, and framers, just to name a few. They must understand each other’s roles and how important it is to work together towards the Net Zero goal. That’s because Net Zero CANNOT be an afterthought. It must start at the design phase.

Tip: Demanding credentials is only one part of finding a renovator who is right for you. It’s paramount that you are heard and understood, and that they have the means to bring your project to fruition. Trust requires homework.

Net Zero renovations cost more. But think of this: What if your energy costs become neutral? What if you can feed back to the grid? Imagine the positive environmental impact on future generations!

Products like cold climate heat pumps are becoming more mainstream, so the incremental cost of renovating to net zero is not as overwhelming as might have seemed in the past.

There are many simple environmental things your renovator can accomplish with your renovations – such as carbon neutral (electrification), Built Green techniques, all the way to Net Zero or even better: Net Positive. (If your home produces more energy, it’s known as Net Positive.)
