


This time of year always seems to come around faster than expected. It’s hard to believe we are heading into August soon. The pace at which permits are acquired and lenders fund projects seem to be in direct conflict with how quickly time passes by. While Foushée’s staff is staying plenty busy with pursuing, planning, and building projects, it seems that getting to the starting line is more complex and unpredictable than ever. That is why I am so proud of our team’s efforts. In a challenging economic environment, we have managed to add a significant amount of backlog and get a plethora of projects to the starting line since our last issue of Foundations.
The summer months of 2025 have certainly brought a bit of optimism to our industry. Businesses are starting to adjust to a new normal. Higher interest rates, tariffs, and inflation all contributed to indecision for many of our customers. It seems that the economic engine has revved up a few thousand RPM’s and many businesses have stabilized and adjusted. They are moving forward with plans that require a company like Foushée to assist with their facility needs.
Another optimistic and refreshing trait of summer at Foushée is welcoming interns into our ranks. This summer we have three very bright and promising college students assisting our project managers and engineers with our projects. I am confident that each one of our interns will leave Foushée with a better understanding of the construction industry and what it takes to be successful. This issue of Foundations focuses on our interns and their takeaways from working for a commercial general contractor for the first time.

Out in Kirkland, Project Eyrie is cruising along through Phase 2 of the project, the Office TI on floor 2. This phase is scheduled to be completed 08/22/25. Phase 3 is the build out of their manufacturing space in the basement and floor 1. Early work is ongoing due to the building being vacant and the team having personnel on site. Phase 3 officially kicks into gear 07/21/25 and will finish Q1 2026. BIM clash detection is being utilized in the preconstruction phase to create the most efficient installation process. Look for Superintendent Dylan Berg to put on another master class as the intensity ratchets up for the final two phases of the project.
The project’s L4 and L5-7 are now substantially complete! The tenant had their first day of business on May 19th for L5-7 and June 2nd for L4. The team is still completing a few Day 2 items, but for the most part, this project has been successfully completed!
A 3 story, 19,000 SF training building for Local 242, situated on a sloped 2 acre site. 2 soldier pile, shotcrete walls on the east and west provide a flat area for the extensive training yard and for the structural steel building to sit on. Brick veneer and curtain walls feature prominently on the building façade, with a curtain wall Jewel box with hanging fixtures and lighted handrail providing a focal point at the building’s entrance on the east elevation. The interior of the building features tiled restrooms and breakroom backsplashes, masonry accent walls, suspended wood architectural elements, GS floating acoustical clouds, and extensive soffits. Extensive interior glazing provides open sightlines for light to flow throughout the floor plan.
The Peninsula Subaru dealership project consisted of nearly 7,000 SF of re-tailored pre-owned sales and service building, along with a new 16,000 SF two-story main dealership. The two-story addition to the front of the dealership is finished with aluminum composite material (ACM) and corrugated metal siding finishes on the exterior of the building. The interior includes new office spaces to handle the dealerships operations, an employee breakroom, and customer areas focused on customer experience. In the customer areas the additions have allowed a view of the Sinclair Inlet, a kid play area, and a fish tank for customers to enjoy. The dealership is decorated with eye-catching wall graphics encapsulating the surrounding area of the Pacific Northwest. Additionally, the service shop has been refreshed to match the up-to-date dealership. The updated pre-owned sales and service buildings are now equipped with a sleek and modern look, the new improvements mesh cohesively with the new dealership and updates of the other buildings making it a welcoming place for customers and employees.
242,981 SF, 3 building speculative industrial development, situated on a 22.60-acre site located in Bothell’s Canyon Park Business District. Sitework includes moving over 267,000 CY of soil to reshape the site for building construction paired with 28,000 SF of StoneTerra block retaining walls which require roughly 15,000 SF of soil nail shoring systems. Due to the site’s dense building coverage two separate stormwater detention vaults are required which provide over 250,000 CF of detention capacity. Buildings A & B feature 36’ clear ceilings and will provide space for manufacturing, distribution, and office functions for future tenants. Building C features 20’ clear ceilings and will target light industrial/retail functions along the Bothell-Everett Highway.

The Rivian Bothell Tenant Improvement is a 44,395 SF a state-of-the-art service center for the maintenance and repair of Rivian vehicles within Building C of North Creek Commerce Center. The facility includes 39,954 SF of service area and 4,441 SF of office and customer-facing space.
The service area is outfitted with five two-post lifts, five flat service bays, a double wash bay, tirechanging and wheel-balancing equipment, a fourpost alignment rack, and a parts storage area. Each service bay is equipped with dedicated power, compressed air, and EV charging. The project includes a total of 27 EV chargers, three of which are Level 3 DC fast chargers.
To address site power limitations, the facility utilizes a hybrid passive ventilation system. A 90% efficient rooftop energy recovery ventilator (ERV) unit enables the nearly 40,000 SF service area to be heated by the code-minimum 8.5 BTU/SF. The system is supported by a network of ductwork and high-volume, low-speed (HVLS) fans that circulate air throughout the space.
The office portion includes a customer lounge, all-user restroom, conference rooms, employee offices and restrooms, and a breakroom—all built to Rivian’s prototypical standards.

Fremont Crossing Level 2 market ready tenant improvement for three suites. Suite 200 includes 3,713 SF of open office and an open break room area with a 269 SF conference room, Suite 210 includes 2567 SF of open office with a 430 SF conference room and 410 SF enclosed break room, and Suite 220 features 4,696 SF of open office with open break room area and a 300 square foot conference room. The total project with lobby and corridor is a combined 14,620 SF interior buildout with all new interior finishes.

A 64,596 SF prescription medication central fill and call center including 44,596 of production area space and 20,000 SF of class A commercial office space. The production area includes an automated compressed air system maintaining over 100 SCFMs with a peak over 300 SCFMs, more than 600 gallons of compressed air storage, and air quality standards in compliance with ISO 8573-1:2010 CLASS 1.2.1. The production area is also fully conditioned with humidification equipment and controls maintaining between 40%-45% relative humidity levels, a suspended ceiling system throughout, and five fully automated loading dock positions. The office area consists of a large cafeteria, nine private offices, a pharmacy call center, operable partition, four restrooms, a locker room, and an MDF and IDF room. The entirety of the space is backed up with a 72-hour diesel fuel generator and the site is enclosed with an automated operated entry gate tied into a site and building wide security and monitoring system.

Renovation of an existing 119,470 SF warehouse in Seattle. The shell and core improvements consisted of installation of a new PVC roof, exterior paint refresh, new overhead doors, storefront systems, new loading dock stairs, replacement of the existing loading canopy, LED lights, asphalt grind and overlay, and striping. The interior improvement includes a complete refresh of three existing offices space (doors/frames, paint, ceilings, floor coverings, casework, LED lighting etc), construction of two additional 1,300 SF office spaces, demising walls to separate the building into five individual tenant spaces, painting the perimeter wall and columns, and MEPF updates.

Q: What did you learn about the construction industry that surprised you?
ALEX: I learned about how much time, effort, and planning it takes to complete every task throughout the job. I also learned about how efficient the estimating and bidding process is. And, how our PX’s can go onto any site and already be able to give a quote based on what they see. I also learned about how much of an affect a simple mistake or oversight can cause in the timeline of the project.
Q: What specific skills or knowledge did you gain during your internship?
GRACE: During my internship, I was able to gain skills on Procore, expand my knowledge on construction verbiage and terms, understand project cash flows, following a budget, and creating a project schedule. Additionally, I gained further knowledge about teamwork and communication that I feel will continue to elevate myself professionally.
They joined us this summer to learn about the construction industry.
We asked them about their experience— here’s what they shared.
Q: Were there any challenges you encountered, and how did you overcome them?
COBY: One of the biggest challenges was learning to juggle multiple deadlines and priorities at once. I overcame this by staying organized, asking lots of questions, and leaning from the guidance of my coworkers, who were always so willing to help.
Q: How did this experience change or reinforce your perception of the construction industry?
GRACE: This experience changed my perception of the construction industry by showing me that construction projects are extremely complex and made up of many layers. No job is linear, and it takes more time, communication, and coordination than most people think. Additionally, I initially thought the construction industry was intimidating, however, at Foushée I was proven wrong, Foushée made me see that the construction industry is a welcoming and supportive environment that cultivates learning and improvement.
Q: What aspects of the construction industry did you find most engaging or exciting?
ALEX: The ability to go into a space, make it your own, and work as hard as you can to give it to the client exactly how they want.
I enjoy the idea of the client trusting you to do a good job. It takes a large leap of faith to sign a contract with someone for so much money and the fact that we are able to continue getting so many new jobs is a testament to how well our company is ran.
Q: What did you learn about teamwork and collaboration on construction projects?
COBY: I learned that teamwork is everything in construction. Successful projects happen when everyone communicates openly, respects each other’s expertise, and is willing to jump in to help when needed. I really loved the strong sense of camaraderie here.
