Lately — thanks to what he calls prolonged market growth in Winnipeg — that advice has been to buy, buy, buy. “We’ve always been stable, but with big players like IKEA, Target, and the Winnipeg Jets joining the city — and others like Whole Foods contemplating coming here — it’s the right place and the right time to invest.” Another reason Winnipeg is a particularly attractive market, he says, is the steady escalation of property values over the past decade. “Only 10 years ago, I would be hard pressed to find more than a handful of million-dollar properties, now we have hundreds,” he says. “That shows an appreciation for the quality of home Winnipeggers are seeking.” What about those who can’t afford to scoop up rental properties across the city? Kirady says investing in real estate can also apply to homes you already own — or even live in. “Investing in improvements on your own principle residence is also fruitful, especially because gains on

primary residence investments are tax-free,” he says. “That means more money in your pocket.” Anticipating a busy summer, Kirady recently added Ryan Jones to his 204Homes.ca team, which already included Kirady’s wife, Renée. Jones was a perfect fit for the team bringing with him many years of customer service and many great client relationships. The addition, Kirady says, has only made the team stronger. “We work as a unit, not as three individuals,” he says. “Everything from our ‘For Sale’ signs to our advertising projects an image of approachable, friendly guys who are good at what they do.”
