ny man knows that a garage is far more than just a place to park the car. I think back to my own dad when I was growing up. I remember those hot summer days, the old radio blaring from its spot on the workbench as my dad tinkered with who-knows-what using that thing-a-ma-jig tool. I remember the way he used to sit on an old folding chair, watching out the open door as storm clouds raced through the prairie skies. But what I didn’t realize until I was older was that though he had the entire house, the garage was the only part that was truly his.

When is the right time to buy a home?

uying a home is often the biggest purchase most people will make in a lifetime. Deciding on the right time to buy can be daunting and often stressful as there are many factors to consider. In the end, however, the decision has to be yours and based on what is best for you. Here are a few things to consider which may help you reach that final decision. Consider how you are going to repay the mortgage debt. If this is your first time buying a home or your tenth time buying

a home, you still need to assess your job stability or your source of income stability. And, no matter how much or how little you need to borrow, you still have to create a balance that will leave you enough money each month to live and enjoy your life. So, take a look at your current financial situation. Go through any outstanding balances on debts and add up your monthly repayment obligations. These would be things like credit cards, personal loans, vehicle loans, lease payments, student loans, etc. Once you have them listed, it will be easier to see which ones can be repaid quicker through extra payments. This would help to free up additional funds before you jump into home ownership. It is also a good opportunity to think about your credit. It is very important to maintain your payments to ensure that your credit is in good standing. Finding the down payment for a home can be challenging. If the down payment is preventing you from becoming a homeowner there may be some options available that will allow you to become a home owner sooner than you thought. Talk to a mortgage specialist as they can

assess your situation and let you know what your options are. There are also costs associated with buying a home, known as closing costs. Often buyers are unaware of these, but they are required when completing a home purchase and usually amount to 1.5 per cent of the purchase price. Monthly housing costs are also an important consideration when contemplating buying a new home. Costs associated with being a home owner are very different from renting one. There is more to it than simply paying a mortgage payment. When you own a home you are responsible for the mortgage payments, property taxes, utilities and condo fees (if applicable). Also when you are a homeowner you need to consider costs associated with general home maintenance. Buying a home is a very exciting thing. You may feel like there will never be that exact perfect time to take the plunge. However, by carefully assessing the factors in your personal situation, you can rest assured that you have covered all the bases that will allow you to make an informed decision which, in the end, will lead to the right decision. “ A

s one of the most well-known and well-liked television hosts on the HGTV network, Scott McGillivray is the real deal. Income Property, a show demonstrating the great potential homeowners can realize with revenue properties, has made McGillivray a household name. But it’s not just because he has a pretty face. He knows what he’s talking about. “I started doing [Income Properties] after I met the people at the network and told them what I did for a living, and they found it interesting. We decided to do a little footage about [it], and that’s where the show came from: it came from me doing my job as an investor,” he laughs as he recounts his journey. “And boom, here we are, filming season nine right now!” McGillivray happened into real estate investing by necessity. “I was 21. I was a university student [studying marketing management]. I needed a place to live

and there were no rentals available. My buddy and I were thinking we were running out of options,” he explains. “A friend of mine was a real estate agent, and [we] discussed the situation. I knew landlords were making a killing, so I identified [real estate investing] as an opportunity.” Along with friend Michael Sarracini, McGillivray purchased his first property. “It worked out pretty well. Our buddies were paying the rent, which was [in turn] covering the mortgage.” That was just the beginning. “It was totally out of left field when I got into real estate. I had to learn it all from scratch. [But] it worked out so well that we decided to purchase more investment properties and rent them out … which proved to be quite lucrative. We [ended up] buying between five and 10 properties a year.” Flash forward a few years, and, “Now, we have over a hundred properties. We’ve expanded: we have some [properties]

in the US, but most still in Canada.” He pauses, and says with a smile: “Saskatoon is on my radar, believe it or not, as one of the last opportunities in Canada to really capitalize on this idea.” We’ve all heard about real estate investing, even followed the TV shows that glamourize the process. It looks so easy. But is it as simple as 1-2-3? “It’s definitely not for everybody. I’ll tell you that right off the bat,” McGillivray states plainly. “You have to be thick-skinned. You have to be self-motivated. You have no boss, right? So you’re in charge. And I absolutely love that — that’s what motivates me and makes me work harder. And you have to be fairly disciplined. You can’t just make money and spend money. With real estate investing, there is a blue print,” he explains. “You don’t invent real estate investing techniques: you learn them. And it’s not an instant wealth, but a wealth that’s created over time.”

What’s the number one thing potential investors need to understand before getting into this lucrative business? “Number one,” McGillivray says without hesitation, “is the need to understand the financing and how to get the right financing. The numbers are the most important part of this business. You need to be able to calculate the cash flow. You can be an aggressive investor or a passive investor. Understanding the financing model is the most important part of this whole thing. No guess work.” Educating people in the world of real estate investing is something McGillivray takes seriously. I like to talk to people and walk them as much as I can. I like it when people are a little apprehensive, a little bit nervous, because I can use that energy and redirect it into being cautious and careful when it comes to being smart about the business model.” Is being a landlord glamourous like McGillivray makes it out to be on TV?

“No!” he laughs. “It’s not that it’s not glamourous — it really isn’t, especially at the beginning. It’s a lot of hard work. But it can be as lucrative as you see on TV, that’s for sure. You can have a great experience if you’re willing to take some extra steps to becoming a better landlord. ‘Hey, we should do this in our spare time. It started the wheel spinning.” Thompson laughs. “Yeah, the fact that we could spend 15 hours a day together and work well, we knew it was good!” Thompson and Laflamme have been studying real estate investing, focusing on the residential side of business. “For now!” says Thompson. The women are currently incorporating a radical new business. “Right now we’re working on our power team and so forth. We’re planning on rolling with some deals [this fall],” says Thompson. The business will be wide spread, and result in a venture of a lifetime. “We’ll do rehabs. We’ll help people going into foreclosure. People who have a downpayment but can’t quality for a mortgage so are in need of a seller to make an agreement,” Thompson lists, and adds, “Rent-to-own is starting to be huge. It’s just taking off in Saskatchewan.” “After we’ve built some capital, we’ll buy some rental properties for ourselves,” notes Laflamme. “We are both very strong and very determined. We adamantly want to start a company or a rehab group with women, where women can go to to apprentice for different trades.” Thompson’s eyes light up. “With rehabbing houses, how cool would it be to bring in a group of women to do it right from top to bottom?” “It’s unreal how Saskatoon is expanding,” notes Laflamme. “There is no where else in Canada that is as diversified as Saskatchewan. This province has not been realized as to how valuable it is.”

You want one that has a significant amount of experience in the business. Home building is a business. It’s a technical industry. You have to know quite a bit about every single

trade that’s involved.” Being a handson guy, Bue notes, “I’ve done most of the parts of a house. With nine-foot ceilings and windows that are almost ceiling-to-floor, the floor plan allows natural light and a natural flow. “When you come in here, you’ve got two viewpoints all the way through the house,” Bue explains, referring to the view out the main-floor windows as well as the upstairs bonus room windows, from which the light beautifully streams through. “But all the private areas are hidden.” The kitchen features a nine-foot island housing a sink and dishwasher, with the range housed in cabinets that extend to the ceiling. “I aim to put in some really nice materials — upgraded materials — throughout. But not anything too outrageously out there. The tile, the granite, the finishes — they’re all really tasteful. They’re really important to a house. But the quality of those things is not necessarily reflected in the quality of the structure of the house. The mechanical systems, the plumbing systems — all the things you can’t see. You can’t assume every house out there was built with a good foundation. It’s not always true.”

Upstairs are three bedrooms and a generously sized bonus room featuring a gas fireplace. It’s hard to find people you work well with. I don’t care if you’re really, really good and wellpriced, if you’re high maintenance I don’t want the stress!” he laughs. It’s creating a team that he counts on that has made Pegasus Homes thrive in a demanding housing market. Where does Bue see himself in the future? “I’d like to keep going as a fairly small operation. I do not see how you can build 20 houses a year without taking on a lot of manpower. And I don’t want to do that. I don’t want to set up a big organization where there’s going to be a lot of overhead. It takes away from the technical aspects of building houses. You need to keep a close handle on what’s going into every house. You have to be there a lot to see what’s going on. You have to walk through it. And often times,

walking through it is not enough. You have to get your hands on it and get your hands dirty.” In a time when the housing market seems to operate like a factory, with homes created by faceless corporations, it’s refreshing to see Bue’s passion for his craft. “Building a house is not hugely complex. F

or Donna Senterre, the inspiration for designing a new home can come from a variety of sources: a plant, a flower, a fabric or a theme. The key is to remain open and not to stifle creativity. The Design Manager of Haven Builders — a Saskatoon home building company that focuses on superior craftsmanship and exceptional service — found the initial inspiration for new home, The Midale, in a style of hardwood flooring. “I came across this wide-plank engineered, walnut handscraped floor,” says Senterre. The mixed-variation wood became the foundation for a stunning custom home that blends contemporary and traditional elements, creating an atmosphere that’s both sophisticated and playful. “Some people think that modern homes can feel cold and uninviting,” says Senterre. “When you marry contemporary with traditional styles, it brings out the best of both. It’s the unexpected that people really like.”

Designed to be Different Located at 515 Hastings Crescent in Rosewood, a high-end community in southeast Saskatoon, The Midale is a two-storey design with four bedrooms and a fully finished walkout basement. Priced at $990,000, the home features nine-foot ceilings and a three-car garage, and backs onto a walking park with natural grasslands. Its modern-meets-traditional aesthetic is shown through clean lines, neutral walls, and a bold contrast of black and white complemented by rich walnut flooring and classic casings, baseboards and moldings. “It’s an exciting, unique home,” says Haven’s New Home Consultant Tasha Baier. “With this design, you’re not going to have the same house as your neighbours. It’s great to entertain, and also good for families.” Haven homes have a strong focus on kitchens and master suites, and The Midale showcases this beautifully. The kitchen features a white tiled backsplash, stainless appliances, and an island topped with black antique granite, pendant lights hanging above. Features to Love The Midale, 515 Hastings, is an openconcept home, but designed in a way that still provides separation between the main living areas. The Amish walnut flooring is featured on the main level, staircases, and in the master bedroom. The wood adds warmth to the home’s crisp contrasts of

black — seen in the countertops, modern fireplace surround, plumbing fixtures and lights, and white — on the cabinets and solid-core doors with stainless inserts. Chandeliers in the dining room and master bedroom and chrome finishes in the lighting throughout give the home a sense of old-world elegance, set off with neutral wall paint in a shade called Barren Plain. Four bathrooms, a mud room, and a main-floor den are featured in the design. Entertaining will be made easy with a bar in the basement and spacious L-shaped deck off the main level. The home automation system provides multiple zones of AV, enabling family members to tune into their music or video stream of choice, simultaneously. Additionally, The Midale is professionally staged by In Fine Order Real Estate Staging Services, adding an extra level of visualization for clients walking through.

P

eople are used to considering the look of a building, but they don’t often appreciate the underlying structure involved in its finish. The critical function the exterior serves goes far beyond simple aesthetics. How a building is clad on the outside affects how healthy it is on the inside, the energy efficiency it can achieve and even the future value of the property.

A landmark project on Saskatchewan Crescent West heralded in continual growth, with the company now at more than 60 employees and projects on the go everyday of the year. Major projects along the way have included big box stores, condominium and apartment complexes, Yorkton’s Painted Hand Casino and a very important heritage property — the King George Hotel.

Robert Mellau, owner of AL-RO Acrylic Stucco Ltd., is enthusiastic about educating homeowners and businesses about the advantages of looking at the big picture. His company has been outfitting buildings with a certified Exterior Insulation and Finish System (EIFS) for more than eight years.

More than just a good-looking stucco finish, the EIF system Robert provides is a comprehensive system with unmatched standards and warranties. He offers a 10year warranty on materials, and a fiveyear warranty on labour. “We’ve been a leader in our industry pretty much since day one,” says Robert. “We were the

first company in Saskatoon to use the liquid vapour barrier on houses, and now a majority of reputable contractors are using it instead of the house-wrap paper.” The Exterior Insulation and Finish System has seven components, says Operations Manager Mario Stanculescu. It was developed in Europe in the 1940s, and became popular in North America for commercial applications during the energy crisis of the 1970s. First a liquid vapour barrier is applied by trowel, so there are no mechanical fasteners to compromise the envelope. Then, ridged styrofoam insulation is applied with special glue. On the backside of the insulation are drainage channels.



On top of the styrofoam layer a double layer of polymer modified base coat is applied, into which a fibreglass mesh is embedded. Then come a layer of acrylic brush coat— custom tinted to the customer’s specifications — and a final layer of tinted acrylic finish coat. “Acrylic stucco is just the last layer that you see out of the seven involved.” AL-RO has a tinting station with access to over 1.5 million colours and shades, so they can match pretty much any colour. Prefabricated decorative mouldings mean shapes and designs can be achieved much easier than any other types of claddings and clients can really customize their home’s exterior and express themselves. “We’ve done a few houses in Saskatoon where, let me tell you, it is a real statement. It really differentiates you from everybody else.”

Quality matters Stucco has been around for many years and used to be comprised of housing paper, galvanized wire, a scratch coat, and a finish coat made up of sand and cement. Robert says that system is a good one if it is done well. In fact the examples from 50 to 80 years ago are better than the conventional stucco he’s seen in the city from the past 10 to 15 years. “In the more recent past it has been slapped on because people were cutting corners. What has been done is often well below national building code. There are very specific thicknesses and curing times to do it properly.” Another problem has been an influx of opportunistic stucco applicators from other provinces during the building boom of the past five years. “Anybody who owned a pickup truck and a cordless drill called himself a contractor, and now they’re nowhere to be found,” says Robert. “There was a lot of butchering in the industry. I feel very sorry for the customers. A business card with a cellphone number shouldn’t be a factor in choosing a stucco contractor.



Canada is a third party regulatory body with a Quality Assurance Program to qualify applicators of the system. In Saskatchewan there are only two qualified EIFS mechanics — both at ALRO. “My philosophy is I want to be a leader in this industry and not a follower,” says Robert. “And we live by it. If I have to go and re-do something I will.” He recalls getting a call from a customer because one of the windows was leaking. He had his staff open up all the windows in the house to check them. “I’m very aware a home is someone’s life savings and someone’s dream.”

Because you don’t really know anything about these guys, and if the exterior’s not done right, then you’re in trouble.” Robert has seen stucco fail due to poor design choices, lack of expansion joints and poor drainage. Mold problems can require a complete and costly exterior renovation. He also says builders should take into account the varied soil types in Saskatoon. The same structure built in different areas of city will experience different settling and shifting challenges. AL-RO will take the time to educate its customers in the finer points involved in an exterior so they understand how the entire system works and can avoid future headaches. Robert advises people to compare apples to apples when looking at quotes. Be wary of quotes lacking details about the job. “Those quotes should go straight into the garbage. It should list every step of the process and talk about which system will be applied.”

Renovation contracting Demand for fixing up poorly done exteriors has meant that AL-RO Acrylic Stucco Ltd. recently found a niche doing renovation projects. “We’re doing general contracting on projects where

it makes sense,” says Robert, “because we are better able to coordinate the schedules of all the trades involved, and we have close relationships with the other contractors needed.” He’s had projects that required everything: concrete work, framing, dry walling and painting on the inside and removal of the exterior, re-sheeting, changing windows, applying stucco to the outside — and even working on the soffits, facia and downspouts. Robert finds there is an aversion to this type of work in the construction industry because renovations are more intensive due to extra care and attention needed to deal with tenants. His company recently worked on a renovation, valued in the million dollar range, to a 52-unit condominium complex. on the east side. The original cladding failed at only 13 years of age and there were mold issues. Thanks to the success of that project he is now doing another two condo complexes in the area.

obody wants summer to end. That’s a given. But autumn has its own cozy charm — it’s hard to deny the appeal of piles of leaves and a roaring fireplace. For readers who enjoy decorating at home, fall is an especially rewarding time of year. Harvest time offers a gorgeous palette of stained-glass colours and country-cute patterns, plus bountiful cool and crisp October and November evenings to get crafty at the kitchen table or reinvent the décor in your rec room. Below, Fine Homes and Chantelle Butterfield of Saskatoon’s Funktional Space offer tips on creating an interior you’ll need to show off. Let’s start at the beginning: a welcoming front entrance is a must in any home. You’re not just in and out of that door every single day — your front entrance is also the first impression guests receive of your home (and the people living there). A front-door wreath can have visitors admiring your good taste before they even ring your doorbell … if you do it right. “It needs to be changed seasonally, and it needs to be clean,” says Chantelle, who suggests the possibility of adventuring beyond the traditional flower wreath; wreathes of autumn leaves or (closer to the holidays) Christmas balls can be striking. Live up to the promise a gorgeous wreath creates with an interior entryway that’s both stylish and

practical. In a front entry space, says Chantelle, “I’d go with storage benches, clothes lockers, a funky coat rack — something that’s good for guests.” If there’s room, Chantelle also suggests adding a small table in the entryway, where you can place a bowl for keys or a vase showcasing seasonal growth such as autumn leaves or chrysanthemums. A decorative mirror (“a mirror that doesn’t look like a mirror,” Chantelle jokes) is also a nice touch. And a single glowing flame can go a long way towards warming up an entrance; if there are no small children to create a safety hazard, notes Chantelle, “I always like to have a candle at the front door with some matches.” Whether you’re decorating your front entry, your den or your bedroom, here’s a rule of thumb to follow: “fall is all about kind of making the house warm and cozy,” says Chantelle. “Decorating and dressing are similar: you want the light materials in the summer, and the heavier materials in the winter.” In other words, on a chilly evening, there’s nothing like curling up with a cable-knit throw or reclining on houndstooth-encased pillows. If you’re trying to incorporate natural details into your decorating, Chantelle and Fine Homes agree that you can do better than a dusty vase of dried flowers. “Anything that looks dead, I really try

polished. Chantelle does note, however, that there is an exception to the rule: the master bedroom, where groups of two are appropriate.

If you’re looking for something more understated, you can take inspiration from the outdoors by emphasizing seasonal shades like ochre, rust and gold in your décor. If your decorating style revolves around colour, replacing spring and summer’s delicate pastels and tropical tones with autumn hues is de rigueur. Repetition, Chantelle emphasizes, is key to establishing a colour scheme in any room. In a small space such as a bathroom, three to five uses of a single colour are sufficient; in a larger room such as the kitchen, five to seven iterations are preferable. In both cases, an odd number of coloured accents looks more

Like fashion, interior design is influenced by yearly seasonal trends. “Owls are really big right now. Grey is big,” notes Chantelle. “Emerald green is really hot.” But if you’re not one to follow the crowd, don’t be afraid to let your intuition guide you. “I really don’t think that there’s ever a mistake made in decorating. It really comes down to personal preference.” Chantelle does note, however, that overdecorating can leave a room feeling “crowded or stuffy,” while an underdecorated space can feel “cold and unwelcoming . . . like nobody lives there.” As the saying goes, then, “the middle way is best” — and, Chantelle says, you can accomplish plenty just by switching a summer bouquet for an autumn arrangement or swapping out accents such as candles, pillows and tea towels. Autumn’s just getting started, but those little white boxes on the calendar will fill up fast. Soon, the season will vanish in a flurry of Halloween parties and Thanksgiving dinners, the way it does each year. In the meantime, show your love for the fall by showing off your inner interior designer; there’s nothing bad about heading back indoors if you can do it with style. eannine Clark just finished organizing a 361-blind installation at a condo block of nearly 100 units. Tough job? Not for her. “Really, it’s just quantity. Service is service,” Jeannine smiles. “You just have to do extra planning to make sure you have everything in place.”. That can-do attitude is typical of Jeannine and her company, 4Twenty Window Coverings. Unpretentious, upbeat, you might call 4Twenty Window Coverings the “girl next door” of blinds — especially since the “4Twenty” name was inspired by Jeannine’s street address. Since Jeannine established 4Twenty Window Coverings in 2008, the company has grown continually, adding new products and expanding to serve new clientele. That expansion has enabled 4Twenty Window Coverings to become a confident player in the commercial market. “We’ve always served commercial clients,” Jeannine says. “But

& Value with Built-Ins By Meredith heron

I

often get asked for my top tips for decorating a given room, and usually these requests come with an ona-budget caveat to them. I thought I would turn the tables and talk about my favourite decorating additions when you are looking to invest in your home. One of the most often-requested items to add to any décor has to be built-ins. Ironically, these aren’t often actually built-in, but I’m splitting hairs with that. Whether they are to flank a fireplace or hide a TV and a hoarder’s collection of DVDs, built-ins have instant appeal, and are considered by real estate types as a big ticket feature when selling a home. Custom built-ins often range in price from about $4,500 up to tens of thousands of dollars depending on detail, size/scale, decorative trim and lacquer finishes. I often specify the addition of wallpaper or mirror into the overall design, which just adds to the cost. I am also obsessed with adding picture lights that adorn the cabinetry — like adding a fabulous pair of earrings to any outfit. Featured here are

built-ins that we recently had made for a client in Toronto. She has a huge collection of china and family heirlooms, and she also was desperate to find a home for an ever-growing collection of books. The room itself was only about 10 feet wide; it was originally the living room in a narrow Victorian row house. We decided to flip the living and dining rooms; to maximize space, the built-ins became essential. We lined almost the entire room with these cabinets, and opted to put a middle section between two units to act as a buffet, topping it with marble. Above this buffet section, we used antiqued mirror in a tile pattern with rosettes to visually expand the space. The antiquing prevents it from being a little too 1980s “glamazon” and softens the reflections. Note the polished nickel picture lights above the bookcases: it’s a great way to add additional lighting to the space to create a sexy evening look, while highlighting the family heirlooms. It’s an easy way to glam up pretty simple built-ins. Meredith Heron


I am a huge proponent of custom furniture. It’s the only way to get the perfect fit, the right scale or the exact combination of features that you’re after. Most people get very nervous when you mention custom because they think that it will involve selling a kidney on the black market to be able to afford it. Not so! Often it’s faster and more practical for me to design a custom piece for a client than to spend the time it takes to source the “close, but not exactly perfect” option. In this same dining room, we worked with a local artisan to have this dining table made; the dining chairs are also customdesigned-and-made. Both are much cheaper than purchasing some big brand name pieces. The live-edge dining table is black walnut, made to fit the narrow room to allow the maximum amount of seating that the room could handle without making it feel overcrowded. Another one of my go-to custom items is area rugs, specifically my own collection of hide rugs, which are available through the trade or through our studio (yes, a shameless plug here). In a project that we just finished in Boston, Massachusetts, I designed a custom hide rug to fit a room that needed a 10 ft. x 14 ft. area rug. Had I opted to find a Persian or Tibetan rug that size, we’d be looking at $25,000. A custom hide rug from my collection is about a one-third of the cost. Did you notice the two-storey fireplace? You guessed it; we custom designed it and had it made. Worth every penny, don’t you think? FHS

Because our staff has almost four decades of experience in the industry, we are able to properly educate our customers on their flooring choices. Let’s take a look at two of the most popular (and our most recommended) options.

Luxury Vinyl Tile and Luxury Vinyl Plank

The finish of these products is extremely durable. Being highly resistant to scratches and high-wear traffic makes LVT and LVP popular options for both residential and commercial clients. And, on the off chance a piece does become scratched, it is extremely easy to replace.

You can create almost any look you desire by using luxury vinyl tile (LVT) or luxury vinyl planks (LVP). These products have been around in the market for about five years, but lately their popularity has grown. Why? Both LVT and LVP are flexible, allowing it to be installed on any surface — even if it’s not 100 per cent flat (making it a great option for basements). LVT and LVP can

A LVT floor looks like a porcelain or ceramic tile floor, with a major difference: it feels more comfortable under your feet. A tile floor can feel “cold” to a lot of people, whereas LVT doesn’t have the same effect. The “real tile” look is achieved with an acrylic grout that is water proof and stain resistant. Don’t like the look of grout? LVT can also be installed grout-free.

Get the wood look you’re after with LVP — available in many styles, including bamboo or hand-scraped. This flooring option is great for its ease of installation and its water-resistant ability. Engineered Wood This is an amazing revolution in the flooring industry: engineered wood. If you were to compare two samples, one solid hardwood and one engineered


wood, you would not be able to tell the difference. Here’s where the two do differ: engineered wood is made of a hardwood veneer on top of a structural plywood (made of a wood very similar to what the veneer is made from so it can acclimatize properly). Many people question me about the durability of engineered wood compared to solid wood. I always explain that it is a product specifically engineered for stability. This type of flooring can be glued, nailed, or floated depending on the use and the subfloor. I always recommend that if the floor is to be floated that a quality underlay be installed first to serve as a sound barrier. With solid wood, the floor must be laid in conjunction with the trusses; if not, another inch-and-a-half subfloor must be placed down first. Engineered flooring is a bit more dynamic with its ability to be laid in different directions, thus creating any look you are after. I have noticed quite a growing trend with designers opting for this type of flooring for that very issue. In fact, when I get asked why people tend to choose engineered wood over solid wood, I always explain it comes down to the look you are trying to achieve. Engineered wood can also come in a variety of plank widths because of its structural identity. We carry some beautiful lines of engineered wood up to 10-inch widths. Imagine the floor you can create with this variety. I also take note of whether or not people desire in-floor heating. This is not an option with solid wood, because the floor must be nailed down. With engineered wood, you can add more luxury to the floor surface by stalling an in-floor heating system underneath and float the planks. Caring for your engineered wood floor is easy; we educate all of our customers on proper cleaning and maintenance. For example, we get many questions about maintaining proper humidity levels: with solid wood flooring this range must be kept within 35 to 50 per cent. This is the same with engineered wood, although the range can be accommodated to be more flexible to your specific floor.

n the Isle of Crete in ancient Greece, wealthy Romans cleansed themselves in decorated bathing rooms, soaking in marble tubs. Sounds lavish, right? We think they had the right idea. The bathroom holds the potential to be your sanctuary, and no style is more elegant than the antiquated look. All the elements for luxury relaxation are here: Pale blues and neutrals. Venetian-style mirrors. Soft lighting. A claw-foot tub. Transforming this space into your own vintage spa will rejuvenate both body and mind. “The antiquated style brings on nostalgia for people,” says Cara DeLong, Interior Design Consultant at Metric Design Centre. “It’s a throwback to calm, simpler days.” With more and more people buying character homes, this style of bathroom is a growing trend. Remodeling essentials like grout and tile have progressed greatly since character houses were first built, making it easy to craft a new, more functional space that retains the romantic feel of the original. “It’s about balancing the fine line of traditional space with the modern conveniences of finishing and fixtures,” says DeLong. So how can you create the look?

The Light Touch: Knobs, Faucets, and Fixtures If you want to try out a few antiquated features, but aren’t ready to completely remodel, hardware is a great place to start. Opt for glass or crystal knobs, a classic look that harkens back to a woman’s boudoir. Changing your sink’s faucet is another easy switch. The Full Effect: Tubs, Tiles, and Vanities The centrepiece of a vintage bath retreat is the clawfoot tub. A luxury item of the late 19th century, it merges aesthetic with function, and evokes serenity. New fibreglass or acrylic models are much lighter than the original cast-iron clawfoots, making them easier to install. Choose from the slipper tub (one or both ends are raised) double-ended (both ends are rounded), or the pedestal — an art-deco offshoot of the clawfoot in which the tub rests on a pedestal rather than feet. Ready for a tile re-do? Incorporate a traditional flooring style with ceramic mosaics in a hexagon pattern, and complement with white subway tile for a clean, classic backsplash. Another major player of antiquated decor is the vanity. Vintage vanities can be found in antique shops and refitted to feature a sink, bringing a country-cottage feel to the aesthetic. Add legs and a stone or carrera marble countertop for extra character. For a splash of antique glamour, set off the vanity area with a venetian-style mirror.

Small Details: Terrariums, Accessories and Flowers Creating a beautiful bathroom that nods to the past is all in the details. Plant terrariums — mini ecosystems in glass containers with pebbles, leafy plants and soil — are a playful trend guaranteed to add vibrancy to the room. For easy accessories, adorn your vanity with a soap dish and pump in antique bronze or silver. Show off towels on open shelves. Keep cosmetics and other small items in glass containers for storage that’s whimsical and pretty. The simplest, and perhaps most antiquated element of all? Fresh flowers. Choose your favourites, find a vase, and display the blooms wherever there’s room. Even if you don’t have time for a soak, just breathing in the floral scent will evoke a sense of calm. know it’s a difficult subject to breach, but autumn will soon be upon us again. I know, I know, summer seems to have come and gone far too fast, but we still have to prepare for the changing of the seasons and the business that ensues. September is always marked by the back to school flurry, and it’s a time made more difficult if you or your children are taking that great leap forward and moving away for postsecondary school. University or college

is a huge change, and you want to make sure that you are prepared to maximize your rest potential considering you are sure to face more than a few nights marked by very little sleeping hours. Having a quality mattress that allows you to get the most from those hours is of the utmost importance. College students often fail to realize this, thinking that a fold out couch is a perfectly acceptable solution to spend four years sleeping on. But for anyone, and not just students, your mattress is the most important piece of furniture in your house. If you are not sleeping properly, you can’t do anything right, so it’s critical that you are comfortable. Some students might find it hard to justify the cost for a good mattress, but remember that it will likely last you for at least ten years. Getting a breathable mattress cover that is easy to remove and wash will prolong your mattress lifespan, cutting down on damage and bacteria. Proper pillows are very important as well, and headboards are great for looks but can be bypassed if you are on a tight budget. When purchasing a new mattress, you should also be aware beforehand of the limitations of your new home. Make sure

that the mattress size fits into the house or apartment you are moving too. Queen sized mattresses are great for sleeping space and comfort, but notoriously difficult to squeeze through staircases and into basements or the second floor of an older home. In this case, I would recommend a double or twin bed. You will still have plenty of room, but also the versatility to move the mattress around. Remember that when you are young and in school, your living situation will likely change often. My final piece of advice is that mattresses don’t make good surprise gifts. If you are buying a mattress for someone, it’s a good idea to bring them along so they can try it out. Mattresses aren’t one size fits all; people have different preferences and comfort is the kind of thing that just can’t be forced. kitchen renovation is a daunting task. It is very disruptive to your lifestyle and requires a willingness to live in short-term chaos. However, if done correctly, it will improve your lifestyle and make your home more valuable in the long term. I am a big believer that if you are going to do it, do it right. As these homeowners took possession of their first home (an early 1980s-built home in Lakeview) they knew that if this was to be a long term home for them, their space needed to be more accommodating to their growing family. They gave me the pleasure of helping them change their space and improve this home’s functionality.

The homeowners wanted a classic style kitchen with increased storage space, improved functionality and a space that was capable of entertaining family and friends. The existing layout had placed the kitchen between a breakfast nook on the left and a dining room on the right separated by a wall. The resulting kitchen sandwiched between was a small U-shaped layout with limited storage — a layout that defined the kitchen as a place to cook, not a place to entertain. There was not a need for both a dining room and a breakfast nook, so we removed the wall that separated the kitchen from the dining area and expanded the space by transforming it into an L-shaped layout with a ninefoot island. The breakfast nook became the main dining room which overlooked a sunken den and fireplace. The kitchen now has maximized space with ample storage, unobstructed travel paths and tremendous preparation space for the cook. It is now ideal for entertaining large gatherings, and the dramatic, classicstyle kitchen is now shown off as the focal point of the home.

Sometimes, it doesn’t take much to completely change a space. From this example, simply removing a wall presented an opportunity to drastically improve the functionality of not just the kitchen, but the entire main floor of this home. A makeover like this may be a little extra work, but the impact that it has on the home’s functionality and re-sale value can make it all worthwhile. FHS

It is any carpenter’s playground: wood sheets and materials plank each area ready for the next phase of production with various tools and equipment appropriate to handle any size project or intricate detail. Good bug, Bad bug There is nothing quite like the changing of seasons, is there? oh yes, we have complained about the mosquitoes and black flies to start with, then on to the other pestilence of spring, followed by an outburst of disrespect for cankerworms, caterpillars and most sixlegged beasties in the summer.

T

he odd aphid, thrip, lily beetle and the rest of the bug guild typically saunter into the late season, just to test our patience. To me, autumn is a somewhat more restful season — at least from the various plagues of the garden and landscape. To put things into perspective: of all the insects that haunt your garden in Canada, only three per cent or so are considered detrimental. Maybe you would like to do the math considering all the personal effort, time and expense that goes into battling such a small percentages of garden enemies. What is more alarming, and oddly enough not realized by many, is that use of a control product is nonselective. Simply said, a control product applied to reduce or eliminate an insect population does not discriminate between good and detrimental insects — all are affected. You may say, “But I use organic products, or plant-based products to control insects.” Indeed. No matter the source — synthetic or natural — the products still affect the beneficial as well as the intended insects in your garden. I bring this to your attention not to discourage the use of any control product, but rather to inform you that your urban habitat (the garden or landscape) is a living, breathing entity. Mother Nature is remarkably well versed in insect population control, and if observed with little to no interference of control products, will manage the outcome. Of course, you can intervene by using mechanical means when undesirable populations increase; however, you will need to understand and recognize the life cycles of the beneficial bugs in your region of Canada.

One of the most beneficial insects in your garden is the ladybug. Their seemingly insatiable appetite for aphids (50 to 60 per day) is only upstaged by their “teenager” stage: eating continuously. What you may not realize is that ladybugs overwinter under garden detritus, leaves and the like in your garden. It makes good sense then (take note tidy gardeners) that you leave what falls on the garden in place until the spring warms the soil. This method of garden housekeeping will allow the ladybugs refuge for the winter, and also protect less hardy perennials from harsh weather. Turf is another area of the landscape that can use a bit of care in autumn. Heavier soils supporting turf often require a fall aeration and topdressing of compost

or similar organic matter. This process allows for nutrients to seep to root level and below, affording air and water into the heavy soils. The organic matter will help to loosen compaction and add valuable microbes to promote good soil health. Of course, the worms will love this organic matter that is full of treats for them as well; the more worms that you have in the soil, the better. It is during the shortening days of fall that many of us turn to our self-imposed score card: how did the garden look this year, what will I improve next year, and are the bulbs on sale yet? This is actually one of the great wonders of the garden and the mantra of many a gardener — there is always next year. ames Malone handles his trowel like an artist works with his brushes. When the 42-year-old bricklayer is working on a project he is truly in his element. After all, he grew up in an area of the world where stone bridges are still used everyday, gardens are apportioned by charming little rock walls, and where almost every home is finished in brick.

Malone has been working with McMorrow Construction since arriving in Saskatoon from Ireland this past winter. He comes from County Monaghan in the northern province of Ulster, and has been in the bricklaying trade for 25 years. “Everything is brick, block and stone in Ireland,” says Malone. “Over here in Canada it’s mostly siding, but brickwork is just in a different class.”

Malone has worked on everything from garden fences to huge housing projects, schools and hospitals. He has the experience to advise clients on anything involving brick, stone or blocks. All About Concrete From the calls to my office, it is obvious that homeowners are busily working on projects on the exterior of their homes. By Shell BuSey

P

atios, decks, walkways and driveways are common places where concrete and concrete products are used. Concrete can vary in its use and appearance. You may be familiar with terms such as exposed aggregate concrete, concrete paving stones, stamped concrete and smooth/ broomed finished concrete. Each type of concrete product and finish has uses which are better suited to it. First, never place new concrete over old; you must remove the old concrete first. It is very important that the substrate under the proposed slab is prepared properly. The substrate surface must be compacted properly using a mechanical plate compactor. Drainage must be addressed before the concrete is placed. Where is the water being directed? Never order concrete early; make sure the job site is ready before the concrete arrives. Also, what exposure will the surface be exposed to? If you are having a stamped concrete surface installed, be aware of how much UV exposure the surface will receive; the more sunlight the surface sees, the more the colour will be affected by fading, requiring additional maintenance.

There is no “DIY” refinishing kit for stamped concrete. Keep in mind that you should clean your concrete surfaces at least once a year, using a quality all-purpose cleaning product, a patio scrub brush and garden hose. Many people will pressure wash concrete surfaces. If you are cleaning concrete surfaces using a wand-type pressure washer, please do so with caution, as you can damage the surface if the pressure is too high. The pressure washer wand nozzle should be no closer than three feet to the surface. If you use a pressure washer on a paving stone surface, you run the risk of blowing all the sand out that has been placed between the joints, causing settlement and pooling areas to develop. Do not pressure wash paving stone surfaces. I do not recommend sealing new concrete surfaces until they have been in place for at least 30 days. Before sealing, you must acid wash the surface to etch the concrete to enhance the penetration of the acrylic sealer. Acid wash the surface, using two-thirds water and one-third muriatic acid; be sure to add the acid to the water — not the other way around.

A word of caution: wear safety glasses, long clothing and rubber footwear and gloves when working with muriatic acid. Allow it to sit until a foaming action occurs, scrub with a stiff bristle patio brush and then rinse and allow it to dry. It is best to apply the sealers using a lowpressure garden sprayer, or puddle on the surface and spread with a 10-mm roller. Do not seal concrete in direct sun; if it is sunny, the surface will be warm and cause bubbling or peeling to take place. Morning or early evening is the best time to seal concrete. Consider adding a non-slip product to the concrete sealer prior to applying, such as SharkGrip — especially to sloping traffic areas. ny man knows that a garage is far more than just a place to park the car. I think back to my own dad when I was growing up. I remember those hot summer days, the old radio blaring from its spot on the workbench as my dad tinkered with who-knows-what using that thing-a-ma-jig tool. I remember the way he used to sit on an old folding chair, watching out the open door as storm clouds raced through the prairie skies. But what I didn’t realize until I was older was that though he had the entire house, the garage was the only part that was truly his. Times may have changed, but the purpose of garages has not. They are still the ultimate man cave. Sure, you could put a big screen TV and a beer fridge in a basement, and that spare room used for visits by the in-laws would probably be a nice place

for that pool table you always wanted. However, true manly potential can only be unleashed with a fully customized and awesomely decorated garage man cave. Any good manly garage needs to have the fundamentals, so I think that is a good place to start. You could probably get by with a few sticky wooden drawers, your tools heaped in a tangled pile. But the options for customized cabinetry not only give your garage a much better look, but a greatly improved functionality. Entire walls and corners can be filled with combinations that can serve all your needs; think separate sections for car tools, yard tools, and anything else you may require. As the founder and owner of Kristy Kleen Automotive Detailing, she knows a thing or two about the value of a clean vehicle. “It just makes you feel more comfortable.” Kristy Kleen Automotive was founded half a decade then, it was a one-woman it’s since expanded into a

Why not accommodate that need?” Now, Kristy Kleen pressure-washes clients’ decks, fences, garage interiors

and siding. Since cleaning jobs of this type are quick (generally taking less than an hour), the service is an excellent add-on for customers already making use of the company’s mobile detailing. Kristy hopes soon to expand even further and begin offering office cleaning services, too. When Kristy isn’t busy keeping Saskatoon’s cars (and, now, homes) spick-and-span, she’s an active community member, currently serving on the board of the Saskatoon Women’s Network (she’s their special events director) and the Saskatchewan Country Music Award’s Saskatoon Chapter (where she’s the secretary). Summer-to-Fall Organizing Tips

The house is a mess, the garage is a wrecking zone, and your schedule is crammed as full as your daughter’s backpack. Most days you feel like running off to some tropical destination, but you can’t find your swimsuit, let alone your passport. How do you manage the clutter and confusion that result when lazy summer days give way to school and work commitments? Good news: there are answers (“flee the country” is not one of them). Below, Marshall Organizing’s Crystal Marshall addresses ten of the season’s organizational challenges — and how to overcome them.

Problem: I don’t know where or how to store my summer stuff.

Solution: You can’t wave a magic wand and double your garage size — but you can stretch the available space. If you don’t need something, get rid of it. “This is a good time to remove expired sunscreen and expired bug spray,” Crystal notes. Nothing will ruin next summer’s fun faster than realizing the sunscreen you brought hiking expired months ago. Crystal also suggests dedicating seasonal storage space in your garage or basement — up high, if possible (lightweight objects like patio chair cushions can even be stored overhead). Don’t just dump things and forget them. “Take that extra day and clean it properly, label it properly.” That way, when you want it again, you know where it is and what shape it’s in.

Problem: Re-stocking my autumn wardrobe left no space for my summer clothes.

Solution: If we’re talking kids’ wardrobes, Crystal says, you can create room by donating outgrown summer duds instead of keeping them in a dresser drawer or storage bag all winter. If the problem closet is yours, consider putting summer clothes into storage. “Launder all the summer items, and dry them well, and label them,” instructs Crystal: wardrobe bags and mothballs will provide additional protection. Rearranging your closet can be helpful, too, she notes. Put summer items towards the back, and bring seasonal items (like sweaters) forward. “Remember the rule of ‘one in, one out’ and your closet will not get over-packed.”

Problem: My son’s knapsack is overflowing — and my briefcase is no better.

Solution: “Kids like to carry everything,” Crystal laughs. But there’s good reason to keep backpacks tidy: some sources suggest kids carrying excessive loads risk health issues like backaches (the last thing they need on top of history homework and math tests). She suggests going through backpacks daily, “at night, before the morning rush.” You can do the same thing to your own briefcase once a week or so. Keep up the habit, and you’ll be travelling light.

Problem: School supply shopping is way too

crowded, and supplies wind up scattered everywhere.

Solution: Crystal advises beating late August’s back-to-school crowds by hanging onto the new school supply list, then purchasing new items in bursts, as they’re put on sale — a binder here, a calculator there. She also suggests designating a zone for kids’ backpacks and homework before school starts. “Whether it’s an inbox or counter spot for ‘to do’ papers and homework, or the hook in the entrance with their name above it.” Given advance notice and an easy-to-follow system set up by you, you may be surprised how neat kids can be.

Problem: Putting up Halloween and Thanksgiving decorations takes forever. Taking them down is worse.

Advance planning can minimize decorative clutter. “Figure out where you’re going to store the decorations,” Crystal says. “Prioritize what you really love. If you don’t really love it, recycle it or donate it.” To protect decorations you care about, says Crystal, store valuable pieces above heavier items, preferably wrapped for protection (an old sock will do the trick) and in hard containers. In terms of decorating volume, she recommends saving the big show for major holidays like Christmas. For minor events like Halloween, a single tote bag of decorations should suffice. “Keep only what you can easily fit in your storage space.”

Kitchen gadgets accumulate fast unless you keep things streamlined. “Put away your Popsicle molds and your ice cream makers if you’re not going to use them frequently,” says Crystal. “Ensure that you don’t have five casserole dishes, all of the same size.” If you really can’t get rid of anything (that cookie-cutter collection was a gift!), Crystal suggests a second storage space for less frequently used kitchen tools.

Problem: Autumn holidays mean entertaining guests. How do I stay cool while hosting?

Solution: “Advance planning’s the biggest thing,” says Crystal. If you’re providing refreshments, she suggests choosing appetizers that can be cooked ahead of time — or require no cooking at all. “People, at the end of the day, are coming to visit.” Why toil over perfect hors d’oeuvres when you could wow guests with a cheese and charcuterie spread, then spend the time saved with friends and family?

Problem: My house and garden are ready for cooler weather. What about my car?

Solution: “I always see everybody, every year, scrambling to get their winter tires on after it snows,” says Crystal. Beat the trend and do it in advance. While you’re at it, she adds, program your phone with contact info for a tow truck and your insurance company, and stow essential like candles, matches, and cold-weather wear in your trunk. Toss some blankets in there, too. “If you roll them and wrap them quite tightly, they won’t take up as much space.”

Problem: Melted snow, scattered boots and a pile of coats have invaded my entry.

If messy weather arrives early, “you definitely need a good rug,” says Crystal (a boot tray can also minimize dirt and scattered footwear). And, she adds, “when it comes to the coats, hooks are fabulous for kids.” They’re quicker than a hanger, and therefore more likely to get used. If there’s room, Crystal also recommends outfitting your entry with a shelf or table for objects like keys or chargers, and “a small stool or chair to put on footwear.”

A good gardener’s work doesn’t stop when the flowers finish blooming. Crystal recommends cleaning and oiling garden tools, composting annuals, draining hoses and sprinklers, and wrapping cedar and tender evergreen trees to ensure everything’s in good shape come spring. Plus, if you lay down fall fertilizer and plant fall bulbs now, you’ll thank yourself later. FHS

here are only 24 hours in a day, and a million ways to spend them. You could head to the park with the kids, cook dinner for your partner, hit the couch with a bestseller, meet friends for a concert, class or party. How you spend your time is up to you; everyone’s tastes are different. That said, most people — if asked to imagine the perfect day — probably won’t picture kneeling over a tiled floor, scrubbing the grout spotless. Thankfully, that’s where Shana’s Cleaning Services comes in. “Your time is very important,” Shana Rushing says cheerfully. As the founder and co-owner (with Steven Perron) of Shana’s Cleaning Services, she recommends leaving your dirty

work to her trained staff, who can handle it efficiently, effectively and enthusiastically. “Would you rather spend three hours cleaning your house, or hang out with your husband, kids, friends?” Shana’s Cleaning Services provides each client with a complimentary consultation, where Shana or her assistant/supervisor Amber (whose duties include staff training) walk through the residence with the client and discuss what must be accomplished. “Usually we’re there for at least half an hour. That gives the client the opportunity to ask any kind of questions,” Shana says. The walk-through process also allows Shana’s Cleaning Services to assemble a “checklist” of cleaning tasks for each client.

Shana’s Cleaning Services can then return to a home at the client’s convenience (morning or evening, weekday or weekend) and clean. “We really focus on paying attention to every detail, even though it might not be on the checklist,” Shana says. These little details go right down to finishing touches, like towels folded hotel-style. Once a job is finished, the completed checklist is left behind, allowing the client to review the work. “You have a list of the tasks the cleaner has finished written out for you.” Jobs of all sizes are accepted by Shana’s Cleaning Services, from multi-day move-outs to single-room assignments. “If someone wants cleaning, we’ll accommodate them.” Shana and her


staff also provide specialized services such as carpet cleaning and laundry; the latter is especially helpful to new mothers, Shana notes. Customers’ peace of mind is key to Shana’s Cleaning Services. find every project exciting and every client I work with ends up being dear to me. Kim is no exception. Having taken her house from a simple dream to a realty, it is so satisfying seeing the smile on her face when we look around her open-concept floor plan. There have been several “steps” to Kim’s project: from designing the kitchen for what works best for her family, to choosing the countertops, flooring and colour schemes, to the furniture selection, lighting fixtures and all the little extras that make any space personalized. Knowing your client is thrilled is one of the greatest accomplishment to a decorator.

There are a few benefits my clients have realized from working with me. First, my hands-on involvement means I recognize your style and implement it into your home. Kim notes, “Chantelle got to know me and simply by pulling pictures out of magazines, she understood the style and the look I was after. When we shopped together, that was another benefit: she never just sat at a desk and put things together. She was very involved.” Second, I like to make every project a team effort. For example, throughout the year or so I spent working with Kim, each step along the way I made sure her vision was coupled with my decorative knowledge. “We were able to go out together,” explains Kim. “When we were looking for drapery, for example, the two of us combed the store. I pulled things and she pulled things, and we came to an agreement on what worked. So the process wasn’t like someone was saying, “Do this, do that.’ It was very collaborative.” And that’s key when working with a decorator: collaboration. If your space

doesn’t reflect you, then who is for in the end? Kim laughs: “I like shopping, so to be involved the way I was with Chantelle was very exciting!” I am fully aware of how challenging or even impossible some visions may feel to homeowners — “It can be daunting when it comes to picking out the lights and the floor and what not!” laughs Kim — but that’s why we take it on together. Thirdly, my services count. It is imperative that no matter the size or scope a project, everything be completed on time and within budget. “Basically, every minute you spend with Chantelle counts!” Kim explains of the efficiency with which we worked. “When I look at the rooms — living room, dining room, kitchen — I couldn’t see the end result when we first started,” Kim explains. “Now, I am able to see what Chantelle envisioned, and I love it!
