GROUND FLOOR

On entering Oakhill you arrive in the very spacious reception hall and a perfect place to greet guests in its lite surroundings complemented with the wooden flooring and staircase to the first floor. A common theme of Oakhill is the space in each of the reception rooms and the balance to have an open plan lifestyle while still having the ability to close off the rooms to make a cosier ambiance. This is very much the case with the main reception room with access via double doors from the reception hall, this room really opens into an impressive living space with double aspects to the rear gardens allowing natural light to flood in as well enjoying the views. A welcoming fireplace creates a focal point to the room as well as the exposed wooden flooring maintaining the traditional styling. Also, from the reception hall a snug can be found overlooking the gardens and a perfect place for some peace and quiet. A full-sized snooker room is also positioned off the reception hall which has its own fireplace and has the flexibility to be utilised as another reception room if required. A study is in close proximity to the reception hall and ideal for home working. An internal hall from the main reception leads to the kitchen with its traditional wooden farmhouse style and a perfect place to congregate around the breakfast table. French doors lead through to the rear gardens and are complimented by the natural light entering from the triple aspect windows. The dining room is positioned just off the kitchen for those formal occasions with family and friends. A separate utility room and downstairs cloakroom complete the downstairs accommodation.

SELLER INSIGHT

This well-proportioned five-bedroom family home occupies a superb semirural location on the edge of the thriving town of Uttoxeter. The property, which originally dates back to the 1900s, sits in over two and a half acres of lovely gardens and grounds, and boasts spectacular countryside views.

“My parents bought the house back in 1975, and it was where I grew up so I have lots of very fond memories of my time here,” says Martin. “It was the setting that initially drew them to property. They needed to relocate for my father’s work, and they wanted to find somewhere quite rural, but not out in the sticks or isolated; here they were able to enjoy the best of both worlds. The property sits on the rural fringes of Uttoxeter so in one direction you have all the amenities of town, but the immediate surroundings are leafy and green; there’s virtually nothing but rolling fields for as far as the eye can see.”

“Shortly after moving here they added a large extension so it’s a very spacious house, and back in the 1990s my father built a workshop and garage. In more recent years the bathrooms were updated as was the kitchen, but the layout has remained the same because it always worked so well for them, and indeed us as a family when I was young. The rooms are all spacious and it’s a very light, bright house, and because it’s set well away from the road and surrounded by the gardens and grounds, the views from virtually every window are just lovely.”

“The garden has to be one of the standout features of the property, and has been nurtured with lots of mature plants and trees, open lawns, a well-stocked koi pond, a tennis court and beyond the formal garden is the paddock on which we kept ponies and then a bullock. The garden as a whole is a real picture, and it was amazing to have so much space to explore and play in when I was young.”

The master bedroom is fab! It’s dual aspect so from it you can enjoy the most breathtaking countryside views.”

“The location of the house is superb. I enjoyed the rural aspect when I was young, but as I got older, having the ability to walk into town was fantastic.”

“As well as the garage and workshop, there’s also brick-built converted stables. The building is currently used as a home gym, but my gran used to use it as a day room, a place she’d take herself off to for a bit of peace and quiet.”

“The house is lovely, but it’s the setting and the stunning gardens that set it apart,” says Martin. “There’s green space all around so you feel nicely removed from the everyday hustle and bustle of life.”*
