SELLER INSIGHT

What is your favourite room in the house and why?

Downstairs - it has to be the dining room. Sitting under the double height atrium sky light is stunning. Even on the darkest of winter’s days, the space always feels light, warm and airy.

Upstairs - it has to be the master bedroom suite. A luxurious wet room, wellappointed dressing room and a master bedroom with sweeping views over the countryside and Watership Down. There is also access to the large balcony, to soak up the sunshine or to enjoy your breakfast.

Who do you think will be the ideal new owner?

The next owners could be a family who need multi-generational accommodation. The large, open plan and contemporary annexe provides luxurious living space for parents or children. The annexe can also house support staff if required.

What do you love most and why?

The contemporary design and intimate character of the house are one of the reasons we love our house. The integration between inside and outside living is sumptuous, with the courtyard garden providing a flexible entertaining space from early spring till late autumn. The views from upstairs are sensational, but when downstairs, the feeling of intimacy and privacy abounds.

Garage space for 4 cars, a large workshop, well-appointed home office/studio provide flexible living.

What do you love about the local community?

The warm and welcoming community is very active, with villagers gathering for regular social events, at the coffee shop or with the surrounding villages of Kingsclere or Ashford Hill.

How easy is it to commute from here?

There is a regular bus service to Newbury or Basingstoke with direct trains to London Paddington or Waterloo in approx. 45 minutes. The local station at Thatcham is only a 7-minute drive.

What made you choose this property over others?

We purchased the property because of the stunning location.

Accommodation Summary:

Ground Floor:

As you enter through the main door, the central atrium at Old Camps is flooded with natural light from the expansive roof lantern above. The atrium houses the dining area, which in turn leads to a snug seating area with log burner and through to the kitchen and utility via double doors. Beneath the limestone tiling is underfloor heating.

The sitting room, with log burner, enjoys views over and access to the decked terrace and access through to what is currently a home office but is a very versatile space. A separate study and WC complete the ground floor.

First Floor:

An open staircase leads from the central atrium up to the galleried landing, again flooded with natural light. The layout allows excellent separation between bedrooms. The principal bedroom suite enjoys the best views of the house, with floor to ceiling windows and access to the roof terrace. In addition to the generous en-suite, there’s a well-appointed dressing room. 4 further bedrooms and a family bathroom complete the first floor.

KEY FEATURES
