A door leads to the refitted/kitchen breakfast room, which has an island unit with granite worksurface, a range of base and wall mounted units with granite work surfaces, a one and a half bowl sink and drainer and a range of built-in Neff appliances, including a four-ring induction hob with extractor hood, double ovens and a warming drawer. An independent staircase leads to one of the first-floor rooms. Windows are to the front, side and rear, and a door that leads to the rear garden.

The large sitting room is in the centre of Greys Orchard, with large windows, a door out to the rear garden, exposed ceiling timbers, an Inglenook with additional storage at one end and a modern fireplace at the other end of the room. Access is provided to the large snug or study which was formally the carriage entry to the Orchard and is blessed with an abundance of natural light, via the large, glazed windows overlooking the front and rear. There is an inner lobby with the doorway leading to the parking area. Access is also provided to a ground floor shower room and a further staircase rises to the first floor, with plenty of storage. First Floor

The upstairs of the property has five bedrooms all generous in size. Due to the traditional longhouse nature of the property, 3 staircases lead up to the first floor bedrooms.

The main staircase leads from the dining room to the principle bedroom , spacious in size with a high apex ceiling and windows to the front and rear offering attractive views of the garden. The main staircase also leads to the main landing off which there is the main bathroom and a further bedroom . LOCATION

Barby is a small village in Northamptonshire, England, located near the border with Warwickshire. It’s about 5 miles southwest of Rugby and 7 miles north of Daventry, part of the Daventry district. The village has a rich history, with its name thought to derive from the Old Norse word “berg-by,” meaning “hill settlement” or “farm on a hill.” Evidence of Roman occupation has been found in the area, indicating that Barby was settled long before medieval times.
