SELLER INSIGHT We were looking for a property in a village setting, close to amenities, after living in quite a remote location for many years, so when Stonegarth came on to the market we were delighted to have the opportunity to live in a period property in the lovely village of Navenby.” “Stonegarth is late C17th, originally built as the main dwelling(s) for a small farmstead and would have had a thatched roof with single storey accommodation and lofts above. A clay pantile roof replaced the thatch in the early 19th century along with the dormer windows to create a first floor living space.” “We purchased the house in 2006 and spent 3 years renovating it before moving in. Being listed, we worked closely with the conservation officer and found we were able to make most of the changes we requested. We replaced the 20th century casement windows with more traditional Yorkshire sliding sashes whilst repairing and retaining the two Victorian sash windows to the front. Openings were created and French doors installed to bring more light into the kitchen and dining room. Most of the cement mortar has been removed and re-pointed with traditional lime mortar, helping to preserve the stone. We replaced the modern, unattractive, utilitarian porch with an oak-framed pantile roofed porch and also erected an oak-framed, double fronted garage.” “Internally, we retained and preserved as many of the original features as possible, whilst re-configuring the layout into a more practical family home. The oak beams and joists were stripped of accumulated layers of paint and any found to be beyond repair were replaced with locally sourced oak. All exposed woodwork including the roof timbers were treated to protect from further damage. The downstairs layout was changed to provide a much larger kitchen/ dining area with French doors opening on to the terrace and garden. The original, small kitchen was converted into a utility and cloakroom. The handmade kitchen is particularly bespoke to fit the quirky irregularity in some of the walls’ dimensions. Upstairs was initially 5 bedrooms serviced by one very small bathroom so a bedroom was sacrificed to create a large family bathroom, the original being turned into a wet room adjoining the easternmost bedroom. The whole property has been re-plumbed, re-wired and re-plastered using lime plaster where appropriate, and new oak or slate flooring has been laid downstairs.” “The house has such thick stone walls which keep it cool in the summer and, with the Aga in the centre of the house and log-burner in the lounge, very cosy in the winter.” “The garden is a sun-trap being south facing and during the summer months we enjoy eating outdoors with friends and family. With the French windows open the garden becomes an extension of the kitchen. The outbuildings have been useful for storage but, with the correct consents, could make fantastic offices if you wanted to run a business from home, or they could become an annex, a sunroom, studio, games room or gym. INFORMATION Location Attractive Navenby lies on the A607 about 10 miles (15 mins) south of Lincoln and is one of the larger ‘cliff’ villages standing on the limestone escarpment that runs north to south in the centre of Lincolnshire. Newark-on-Trent in Nottinghamshire is about 15 miles (20 mins) southwest, Sleaford about 10 miles (15 mins) southeast and Grantham 16 miles (25 mins) south. Fast trains to central London take around 75 minutes from Newark and 60 minutes from Grantham making it a perfectly feasible commute to the city. Recently mentioned in The Sunday Times ‘best places to live,’ Navenby is a charming village with a lovely mix of traditional stone period properties, many listed buildings, and is a thriving community. It has several family-run shops and businesses such as Odling’s Butchers, which was established in 1920, and Welbourne’s Bakery which is one of the longest standing artisanal bakeries in the county. It can also boast two pubs, The Lion & Royal and The King’s Head, as well as the popular Macy’s Brasserie. Navenby straddles the old Roman Road, Ermine Street, as well as the Viking Way providing wonderful country walks, and much local history. Mrs. Smith’s Cottage is a popular museum in the village illustrating a century of rural Lincolnshire life. Schools Navenby C of E Primary School is rated Outstanding by Ofsted and is within walking distance of Stonegarth. There is a wide choice of secondary education in the area with a popular state school, the Sir William Robertson Academy 3.5 miles (about 5 mins) down the road in Welbourn, a co-ed school Ofsted rated Good. Sleaford, about 10 miles to the southeast, has St. George’s Academy, Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), all rated Good. Kesteven and Grantham Girls’ School and The King’s School (for boys), both rated Outstanding by Ofsted, are about 15 miles south in Grantham. Newark, 15 miles southwest, has Newark Academy and Magnus Academy, both rated Good. In Lincoln, 11 miles north, The Priory Academy, Sir Robert Pattinson Academy and North Kesteven Academy, amongst others, are also all rated Good. In the independent sector, the co-educational Lincoln Minster Schools are extremely well regarded.
