ORFORD LODGE Orford Lodge is a picturesque family home with its original parts dating back to the 1800’s. Ground Floor The property is entered via the south-facing entrance porch which can be accessed from the gate at the front of the property from the road, and from the parking area at the side of the property. On entering the property, the stairs to the first floor are ahead. To the right hand side and east-facing aspect of the property is a large family sitting room featuring a dual fuel burner set within a brick surround and quarry tiled hearth. This charming room has double doors to a small patio and access to the garden. At the far end of the sitting room is a small snug with dual aspect windows. To the left of the front door is the dining room with quarry tile flooring and beams, and a large bay window to the west inviting in the evening sun. A door leads through to the kitchen where pine units with grey worktops and cream stone flooring can be found. There is an AEG freestanding cooker with extractor fan above and colourful glazed tiles behind, and a stainless steel sink and drainer below the window to the west. A glass paned and wooden door leads to the utility room and separate WC. The utility comprises of pine units to the side with wood effect worktops, large full height storage cupboards, and a large window overlooking the garaging and garden. The boiler is housed in the utility. There is also a door to outside from the passageway between the utility and WC.



Seller Insight Orford Lodge is a spacious family home which began life as a two-up twodown in the eighteenth century, and is now a superb four bedroom house. The present owners, Andrew and Jeanette, explain that when they viewed Orford Lodge it had been home to a large family and had scope for development. They loved the house and its special position with fields to the side and rear, and the grounds of Ombersley Court across the road in front. It had a rural setting and was only a short walk into the centre of Ombersley village. Andrew says that the rooms in the house were small and somewhat cramped, and one of their first improvements was to knock two rooms into one to form a generous sitting room. He recalls sitting in the bare, renovated room and thinking what a fantastic space they had created. The wood burner makes the room a warm winter retreat, and with the French doors open in the summer you invite the garden into the house. It has been a much-enjoyed room for family relaxation and entertaining. Work on the house continued and involved moving the kitchen, forming a bay window in the dining room, and building a rear extension with a utility room, study and an en-suite bathroom. The house is a sociable space and Jeanette recalls the annual staff Christmas function when twenty-four guests sat down to a meal in the sitting room, a marquee in the garden for their silver wedding anniversary, and family Sunday lunches in the dining room. She says the house is a real party zone and is at its best when full of people. The low maintenance and private garden has been the setting for many barbecues, and it is peaceful to sit in the summer house where you catch the afternoon sun; whilst the patio is the ideal place to enjoy an alfresco meal with the garden as a pretty backdrop. In keeping with the character of the house, the wooden barn style garage has an open space to the rear making a useful workshop. Ombersley is a sociable village set in the stunning Worcestershire countryside. There are shops for everyday needs, a modern doctor’s surgery, dentist, primary school, hairdressers, coffee shop, three pubs, and one fine dining restaurant, and a large historic, spired Church with a strong Church community. There are also many activities centred on the village hall, plus cricket, tennis and golf. It is also an excellent base for local walks, along the banks of the River Severn, and in the Wyre Forest. Worcester, Droitwich and Kidderminster are all under ten miles away. You have the best of town and country living. First Floor The staircase leads to a small split stepped landing. Straight ahead is the main bedroom which has fully fitted drawers and wardrobes along one length of the room, and a window overlooking the garden. A small step up leads to a fully fitted dressing room and en-suite comprising of a walk-in shower cubicle, modern stylish glass sink unit under the window, and heated towel rail. Attractive floor-to-ceiling cream ceramic tiles and light grey floor tiles provide a lovely calming feel. To the rear of the property is bedroom four, a light and bright room with dual aspect windows. Next door is the large family bathroom. Delightful blue and white glazed tiles line the walls. There is a bath with ‘Mira’ shower over and a fitted towel rail, sink and WC.





Outside The property is approached via a public bridleway, with a large hardstanding area for three or four cars. Wooden gates lead into the garden at the back of the property, and there is the single garage and a large workshop offering versatile space. The open sided garage leads onto a paved area. A woodstore can be found to the rear of the workshop. The entrance porch at the front of the property can be accessed from the parking area also. Hedging and fencing frame the garden, and a large mature silver birch tree sits on the edge of the lawn in front of the wooden garden shed. LOCATION Orford Lodge lies within the wonderful village of Ombersley which is arguably the most sought-after village in Worcestershire given its history, amenities and strategic location. It is said that The Duke of Wellington was a regular visitor to Ombersley Court. The main street has chocolate box charm with its array of black and white buildings and the beautiful Saint Andrews Church. The services and amenities include Checketts delicatessen, gastro pubs, restaurant, Ombersley Endowed First School, golf club, tennis club and cricket club. There is also a modern doctor’s surgery. Droitwich Spa is 3 miles away and has enhanced amenities including a Waitrose store. It is a historic Roman town built on the legacy of the salt industry and identified in Victorian times with the “Salt King” John Corbett and his stately Chateau Impney. The M5 motorway (accessed via J5 of The M5 at Wychbold or J6 at North Worcester) provides for ready access to Birmingham (25 miles) and the surrounding industrial and commercial areas as well as Birmingham International Airport (31 miles) and the M40. London (129 miles) is best accessed by the M40, via the M5/M42. The M5 South also provides for commuting to Cheltenham and its Racecourse (32miles), Gloucester and Bristol (69 miles). The newly opened Worcestershire Parkway Railway Station, situated to the east of Worcester, off Junction 7 of the M5, is intended to increase the capacity to London as well as reduce journey times. This has a significant impact on Worcestershire’s accessibility to the capital and other regional centres. The National Railway Network may also be accessed at Droitwich Spa. If education is a priority, then Worcestershire is blessed with an enviable mix of schooling at all levels, including a variety of independent establishments, allowing parents to select the right environment for their children’s needs. These include Bromsgrove School, Malvern College, and both The Kings Schools and Royal Grammar School at Worcester, encompassing Kings Hawford and The Grange junior schools. Local preparatory schools also include Abberley Hall and Winterfold House at Chaddesley Corbett. For days out and recreation, Orford Lodge is well placed for ready access to the North Cotswolds and Broadway, Stratford-upon-Avon, Great Malvern and The Malvern Hills, and Ludlow.
