This enchanting, picture-perfect Derbyshire country home is set in an area of outstanding natural beauty, in the hills of the Amber Valley on the eastern edge of the Derbyshire Dales. Full of antiquity with an abundance of period features this property stands handsomely, enjoying magnificent far-reaching views overlooking five counties. The home is set within the small hamlet of Wheatcroft, on the edge of the pretty villages of Crich and Tansley, and just four miles away from the historic market town of Matlock.
The quiet main street of Wheatcroft meanders past pretty houses and cottages, flanked by drystone walls, green shrubs, and grass verges, and Ivy Bank House is one of those homes, perfectly positioned to take advantage of the most breathtaking panoramic views. This exceptionally beautiful, traditional grit stone Derbyshire home, sits enviably within approximately three acres of land and is surrounded by magical open countryside which can be viewed from all angles. The home originally dates back to the mid 17th century with two further extensions, the latter built in 1972. Rich with historic detailing, truly versatile, and deceptively spacious this impeccably presented home has been finished to a high standard and allows for contemporary and sophisticated family living in a period setting.
The room sizes are well proportioned, offering four delightful double bedrooms, a contemporary fitted shower room, and a further family bathroom. The beauty of this home is enhanced by three characterful reception areas which flow seamlessly from one to another, perfect for casual and formal gatherings alike. This period home has been re-designed with the ease of modern living in mind, yet period features such as imposing stone fireplaces, beamed ceilings, and exposed lintels are still present. The property features an expansive hallway with study area, a family dining kitchen, a peaceful and tranquil drawing room, separate dining room, and welcoming lounge.
Attached to the main residence is Cruck Barn. This building’s charm and features have been sympathetically preserved and renovations have provided a spacious one bedroom holiday cottage, including a lovely atmospheric kitchen with living area, open to the eaves. Having holiday let usage this property could provide additional accommodation to the main house or indeed, the opportunity for continued income. This would appeal to owners and investors alike.
Externally, the entrance driveway is secured by electric gates and provides off-road parking for multiple vehicles. In addition, there is an attached stone-built double garage. The grounds surrounding the property are generous, offering patio areas for outside dining, spacious beautifully designed lawns, a stone outbuilding (originally stables), a two-acre paddock, and plenty of areas to simply relax and unwind.
This family home is beautifully positioned to make the most of the stunning views over the Derbyshire Countryside, quiet and rural yet moments away from excellent transport links and all the amenities the nearby towns of Matlock, Bakewell, and Chesterfield have to offer. The local village life in both Crich and Tansley are a rare find which makes living here enviable. There is a thriving community spirit, an abundance of local activities, and reputable local primary and secondary schools.
The current owners utilise the side entrance to the home day to day, giving access to a practical entrance hallway, perfect for storing outdoor attire. A quarry tiled floor flows through from the hallway into the kitchen beyond. To the left is a downstairs guest cloakroom, and to the right, a corridor and steps lead to a spacious, light, and airy utility room with a range of practical st orage.
A door to the right leads into the spacious kitchen with more than ample space for a large farmhouse table. The kitchen has been crafted and appointed with contemporary units with an abundance of storage. There is an array of fully fitted units with granite worktops, integrated appliances, and a range cooker. Rich with home comforts, this room provides the perfect space for relaxing and versatile day-to-day living - whether it be a casual breakfast, an evening supper, or simply enjoying the breathtaking far reaching views.
Beyond the kitchen is the inner hallway which leads to the original part of the home and the main front door. This original part of the property was built in 1654, highlighted by exposed stonework and beamed ceilings. The hall is open and airy, and is currently used as a useful work-from-home office space. This gives access to three reception rooms, the first of which is the formal dining room, perfect for entertaining and complete with oak floorboards with hidden floor access to a cellar. A doorway to the right opens into a cosy and welcoming drawing room with a wall of fitted book casing and a host of period features. This is a room for all seasons highlighted by the imposing stone fireplace with a slate hearth.
To the left of the dining room is the lounge. A delightful room that provides the perfect area for casual evenings in front of the log-burning stove surrounded by a stunning oversized original stone fireplace with stone hearth. This elegantly furnished room is both inviting and homely.
Located in a small hamlet of around 12 houses or so, the views from the property across the Amber Valley and surrounding five counties are just breathtaking. In the summer, the sun rises over Lincolnshire and in the winter, it’s Nottinghamshire. Our nearest town is Matlock which is well served for amenities or it’s just as easy to pop into Alfreton. We have an excellent gastro pub within staggering distance and it’s uphill on the way back which is excellent cardio! There are plenty of scenic walks locally and we’re right on the edge of the Peak District, so we’re spoilt for choice,” say the owners.
“We’ve done a lot of work to the property and grounds during our time here. Our first job was to tackle the kitchen which we upgraded to include a lovely AGA and granite worktops before moving on to stripping back the bathrooms. We replaced the old alarm system with a new one that isn’t really required but it all adds to the sense of security and peace of mind. We also have fibre broadband which makes working from home very easy .”
“The garden is split into a series of different sections, including a tranquil Japanese seating area. There are lots of places to sit in sun or shade and there’s nowhere better to enjoy a BBQ and a glass of something cold with family and friends. We have hosted many gatherings here for friends and family easily accommodating up to 30 guests outside. We have planted nearly 70 native trees in the arboretum and it’s a longstanding argument over which one of us gets to drive the mower in the field!”
“The property is made up of three sections, the oldest of which dates back to 1654. The walls in this part are beautifully thick, so it remains cool in summer and warm in winter. We’re an open house over Christmas and New Year when our guests stop by for drinks and nibbles. Each room has its own different features that we love, especially the panoramic views in the kitchen. The barn has been renovated and serves both as a holiday cottage and accommodation for our visitors. Paying guests often come back to stay on repeat occasions which is a wonderful compliment.”*

The staircase rises to the first floor from the inner hallway, passing a mid-level landing displaying a tall picture window, allowing light to flood in and the outside to be enjoyed whatever the weather. To the right of the landing is the principal bedroom. Impressive both in terms of space and natural light created by windows on three sides, giving views over the gardens and rolling countryside beyond. Additional features are a range of fitted wardrobes and a separate contemporary shower room. To the left of the landing are three further double bedrooms and a family bathroom complete with a roll-top bath and contemporary fittings.
Attached to the side of the main residence is Cruck Barn. Currently run by the current owners as a holiday cottage, the accommodation is simply lovely. The magnificent open-plan dining kitchen with sitting area and log-burning stove displays more character alone than most houses have in their entirety. The room is open to the eaves with beams believed to date back to the 1400s. There is a hugely spacious bedroom with balcony to the outside and contemporary fitted bathroom. The holiday cottage benefits from having its own garden, hidden from view from the main residence, and caters perfectly to guests with children too.
The setting of Ivy bank House is truly spectacular and a highlight of this property. Rarely do we see a home with such far-reaching views. Facing due East, five counties can be clearly seen: these being Derbyshire, Leicestershire, Nottinghamshire, Lincolnshire, and South Yorkshire.
Closer to home, the grounds have much to offer. The home is secured by electric wrought iron gates providing privacy to the grounds which stretch to approximately three acres.
The driveway and front of the property are bordered by a dry-stone wall, wellestablished trees, and hedging which leads to the front of the property, providing generous parking space for multiple vehicles. In addition, there is a large attached double garage. The current owners have recently planted native silver birch to edge the peaceful country road.
The picturesque gardens wrap around the property and include well-maintained lawns inset with mature trees and shrubs which provide colour all year round. All of which attract a large variety of wildlife whatever the season. Much thought has gone into the presentation of the gardens which are split into a series of areas including patios, a Japanese seating area, paved pathways, a water feature, stone steps, feature lighting, and an ornamental pond. The garden provides the perfect opportunity for social gatherings and al fresco dining in the summer months.
Beyond the gardens, is a greenhouse and wooden outbuilding perfect for the keen gardener. The land attached to this property continues to include a further two-acre paddock - designated grazing land which is stock proofed. The current owners have previously rented this for grazing however more recently, they have planted a number of specimen trees and keep the remainder mowed.

Crich and Tansley, the local villages are approximately two miles away on the edge of the stunning Derbyshire Peak District, close to the market towns of Matlock and Alfreton, where the A38 and M1 are within easy reach providing access to both the north and the south. The rail links too are excellent with Matlock and Alfreton not too far away.
The village of Crich has an array of local amenities including a village store, post office, doctors, hairdressers, bakers, and village inn. The local village life in Crich is a rare find which makes living close by enviable. There is a thriving community spirit, an abundance of local activities and it boasts a reputable primary school. Tansley, is also a friendly village with many village activities including the amateur theatre group known as the Tansley Players, walking and cycling groups, and the annual well dressings each July.
The area is a popular destination for visitors due to its beautiful scenery, group of nearby nurseries and garden centres, and an array of good caravan and camping sites surrounding the area. There are no shortage of places to eat locally and a number of public houses to choose from nearby.
The local walks, bridle paths, quiet country lanes, and leisure activities are extensive. There are many opportunities for exploring the local heritage and history. The divided landscape has something for everyone from the windswept moors in the north of the Peaks, known as the Dark Peak to the softer green meadows of the White Peak in the South. Visitors flood here to explore the local heritage whether it be visiting the historic local mills, some of which date back to the 1600s, strolling the beautiful canal walks, or visiting some of Derbyshire’s spectacular country houses a little further afield. The closest of which is the eminent Chatsworth House and the stunning medieval manor, Haddon Hall. Both of these stately homes have inspired filmmakers, authors, and painters over the centuries and are synonymous with the history of the area.
The local area is surrounded by pretty villages to explore. One of the closest being the delightful hilltop village of Riber. Riber Castle, built by John Smedley in 1862, dominates the Derwent valley and sits high on the edge of the hill and is a stunning sight. The places to visit are endless.
The local schools in the area too are well renowned, both Tansley and Crich boast their own primary schools. Slightly further afield there is also an excellent independent prep school in the nearby town of Bakewell, which again gives easy access to local transport hubs such as Sheffield, Buxton, and Manchester.
