GLEBE HOUSE

Tucked away at the end of a quiet driveway in the pretty village of Bishop’s Itchington is Glebe House, an extremely attractive period home that once formed part of the Old Vicarage. The property was converted in the 1990s, and was enlarged and sensitively modernised in 2004, and it has been the much-loved home of the current owners for the past eleven years.

SELLER INSIGHT Aside from the overall look and feel of the house itself, I’d say that it was this lovely setting that initially attracted us to the property,” says the owner. “It sits in a very peaceful spot, overlooking fields to the back and the pretty village church to the front, so we’ve always felt nicely removed from the everyday hustle and bustle of life. However, we are just a short walk away village shops, a cosy pub and the primary school. Also, in under five minutes you can be on the M40 and at Heathrow in a little over an hour. We have mile upon mile of gorgeous open countryside right on our doorstep, and we can take our pick from the larger towns of Southam, Banbury, Leamington Spa and Warwick to access all of the day-to-day necessities. In short, it’s a place that we feel offers the best of everything.” “The house had been newly renovated when we moved here so it was in pristine condition. The previous owners did a really good job of retaining just enough of the lovely Victorian features to give it that bit of character, while at the same time, creating a warm and comfortable home that’s perfect for modern living. In the older part, the ceilings are high and we have the beautiful sash windows, which we’ve had refurbished, but in the newer extension we have a large, open-plan kitchen/diner, which is the modern space everyone wants these days.” “The property also benefits from a good-size garden, which has been a great space for both family time and alfresco entertaining,” continues the owner. “We have a really nice decked area that overlooks the fields to the back of the house and which catches the evening sun, so it’s a lovely quiet place to sit out at the end of a long day. The rest of the garden, which is mainly laid to lawn, wraps around the front and side of the house and that’s been a great space for the children to enjoy, as it’s also very safe and secure.” “We spend a huge amount of time in the kitchen. It’s very light and bright, it’s a great space for a party and it has a vast run of windows along one wall that bring in a stunning countryside view.” “What makes the location so perfect is the fact that at home we feel nicely tucked away and we enjoy utter peace and privacy. However, at the same time we have the peace of mind of knowing that everything we might want or need is within easy reach.” “A number of years ago we renovated the old summerhouse as a really smart home office, which is fully-insulated and air conditioned so can be used all year round. I’ve worked from home for the past eight years and it’s nice to have that sense of separation from the main house. It’s also a really nice to have such a short daily commute!” “We love the house; for us it’s been a really happy family home,” says the owner. “The fact that we’ve been able to enjoy utter peace and seclusion without any sense of isolation has been wonderful.”*
