KEY FEATURES On the cusp of the charming country village of Belbroughton, discover the whitewashed faรงade of the Old Malt House. Nestled across from the wending path of a stream and the rustic redbricked front of local public house The Queens, Number Four, Drayton Road could not occupy a more picturesque spot. Recently refurbished, the upgraded drive is the latest in a series of modernising renovations carried out by the current owners. A surprising and welcome sight for a small village, parking is available on the large driveway for up to four or five cars in front of the double, electric up-and-over garage. An utterly unique Grade II Listed home, the Old Malt House has evolved with the village over the centuries. Originally part of a building dating back to the 18th century, the Old Malt House has expanded with sympathetic additions carried out in the early 19th and 20th centuries. Once linked with Brook House next door, the Old Malt House has always had associations with the nearby stream, mill and buildings. Perfectly in keeping with the collection of individual and handsome homes that make up the community of houses on Drayton Road, Number Four is as captivating inside as it is without and brimming with original features that tell of its long history and evolution. Step through the pastel green front door and onto the robust Karndean floor of the entrance hall. Immediately sense the cottage-origins of this quaint country home; noting the quirky coat pegs adorning the wall by the cloak cupboard opposite. Reclaimed from The Star Yard in Droitwich, these hangers, handmade out of old school pegs embody an authentic vintage feel. Throughout the Old Malt House, steps have been taken to lovingly bring the functionality of the home in line with 21st century standards, with full compliance to its Grade II heritage. In areas, walls have been taken back to brick, and wiring and pipework have been updated. Decorated in eco-friendly Earthborn paint, specifically designed for homes of this vintage, walls are allowed to breathe naturally. Each addition and embellishment has been incorporated with care and implemented to the highest of standards.

KEY FEATURES To the immediate right, the downstairs WC provides a compact but perfectly formed and functional space. An elegant John Lewis light fitting is complemented by a vintage mirror: only the highest quality finish for the Old Malt House. Quaint cottage charm gives way to spaciousness, tall ceilings, exposed brickwork and beams in the living room, second on the right. An early 19th century addition, this bright and welcoming room has been updated, with a wall enclosing the staircase removed in order to open up the space and invite the light in. The perfect marriage of contemporary and classic, light streams in through the sash window (re-conditioned by specialist local company Heritage) in the mornings. In the evenings, relax by the traditional glow of the Contura log burner, ideal for efficiently heating both the lounge and dining room, which opens onto the lounge via a short passage. Connected yet distinct, the concourse between the two rooms serves as an additional space, ideal for placing a dresser or even piano. Perfect for those convivial evenings entertaining family and friends. Built from old sandstone and nestled into the bank, the dining room exudes a homely warmth and is a substantial space for the heartiest of gatherings. Cool in summer and warm in winter, the downstairs rooms at the Old Malt House are delightful year-round. Accessible from the dining room and the entrance hall is the contemporary kitchen. Comprising the 20th century element of the house, this culinary heart of the home was refurbished in 2008. Karndean flooring is robust and resilient underfoot, with an array of over and under wall units providing an abundance of storage. Modern track lighting overhead assists the Velux lights in illuminating the workspace beneath. Practical and with space for a breakfasting table, discover all the essential integrated appliances here from double oven, grill, gas hob, and tall fridge freezer. Plumbing too for the new Bosch freestanding washing machine and dishwasher.

KEY FEATURES As with all the radiators throughout the Old Malt House, contemporary comes with a vintage twist. These modern radiators exude high performance heat and thermostatic control from within their aesthetically-alluring retro casing. Before heading upstairs, sneak a peek through the door into the expansive garage. Upstairs, reach the landing, laid with high quality carpet bought in Kidderminster. To the left, discover bedroom three. A sizeable chamber, with a surprise inside‌ Currently used as an office, but with space for a double bed and wardrobe, this room is filled with light from the sash window at the front and the double-glazed patio doors that lead out onto the roof terrace. Where better to enjoy balmy summer’s evenings than from your own personal roof terrace? Next door, bedroom two is a refurbished and modern space replete with brand new double glazing in its high window. Spacious and ideal for children, the walk-in cupboard in the corner is both whimsical and practical. The master bedroom next door once again contains vestiges of the home’s rich heritage. A fireplace, stripped back and returned to its original beauty takes pride of place, before its original hearth. In turn, the current owners built wardrobes to complement the room whilst also having the sash windows repaired by Heritage. Utterly in keeping with the style of the home, the bathroom contains a bespoke sink unit, crafted by the current owners using a Belfast sink for a classic feel. Cath Kidston floor tiles underfoot continue this chic theme, alongside a bath with vintage-style rainfall shower and Bristan taps. Overhead, the loft displays the transformation of the home over the years, with different walls and sections marking the various extensions. Fully insulated, a boarded section provides storage.

Garden Mirroring the internals of the home, the triple-tiered garden at the Old Malt House has been carefully designed to create a natural haven filled with planting

On the second tier, ducks help to enrich the soil of the miniature orchard where apples and cherries grow in abundance. Fruit bushes of all varieties make this garden an exciting space for children and nature lovers.

On the uppermost level, a lawned-area extends from the roof terrace, enclosed by neat fencing, safe and secure for children and pets.

At ground level, traditional rose borders abound, with herb beds for aromatic fragrance.

Brimming with vegetable planters filled with beans and asparagus, a delightful sky-blue shed is ideal for storing garden tools.
