197 CAT HILL

Situated on a popular road in the London borough of Barnet is this lovely five-bedroom detached family home, which boasts a large private garden and plenty of off-road parking.

KEY FEATURES

Ideally located just a stone’s throw from Cockfoster’s Tube Station, this incredibly spacious, detached family home has been extended by the current owners to provide five double bedrooms and a beautiful open plan kitchen and living space to the rear - perfect for entertaining!

To the front of the property there are two large reception rooms which are currently used as a formal sitting room and home office. The stunning open plan kitchen and living space is situated to the rear of the property, with double bifold doors looking out onto the beautiful garden and filling the home with natural light. The bifolds allow the garden to become an extension of the entertaining space.

The exquisite kitchen worktops are granite and crystal and appliances are Neff. There is also underfloor heating to the rear of the home.

Leading off the kitchen there is an expansive utility and storage room which spans the entire depth of the property. There is a guest cloakroom on the ground floor.

The second reception room at the front of the house, which is currently used as a home office, benefits from an en-suite with a large shower, making it ideal for use as a downstairs double bedroom.

Upstairs, there are five further double bedrooms, two family bathrooms and a separate WC.

SELLER INSIGHT

Interestingly, the first owners of the property bought it back in 1960, not long after completion; the second family came here in around 1968 and we bought the house back in 1996 so in its entire history it has only had three owners,” says Bharat. “When we came across it, there were so many things that drew us to it. The spaciousness of the property and the fact it had very goodsize bedrooms and two bathrooms upstairs were all very appealing, and the location has been absolutely ideal. Being within striking distance to both Cockfosters and Oakwood Underground stations has been a huge plus, the superb array of local shops makes it very convenient and we’ve enjoyed being close to so many wide-open green spaces, including the beautiful Trent Park. All in all, it offered everything we wanted for our young family – our boys were just twelve and eight when we came here – and space enough for my parents to live with us too.”

“The previous owners had extended the property back in 1976 so it was really spacious when we came here. However, we decided to enhance it further by adding another ground-floor extension with bi-folding doors onto the garden, and we also covered the side alleyway to provide extra storage and converted the garage into an office/bedroom with en-suite bathroom. We’ve also had the bathrooms updated and generally kept the whole house well maintained, but I’d say there’s still the potential for the new owners to do more, should they wish to.”

“One of the things we love is when the bi-folding doors are fully open because it creates a wonderful sense of openness, and the garden essentially becomes an extension of our living space. The garden itself is another really lovely feature. It’s very mature and a bit of a suntrap, and although it wasn’t in need of much alteration, when we extended the house we added a large patio and a decked seating area at the very end, which catches the evening sun. It’s now a really lovely space to sit out and relax in, and it’s also a great place for outdoor entertaining.”

“The open-plan kitchen, dining and family room, which overlooks the garden is our favourite. It’s a really light, bright space which is great for big gatherings with family and friends.”

“This is a fantastic family home in a great location. We enjoy good connectivity with excellent transport links, a superb array of shops and restaurants, and there are some very good schools in the local area so it’s a lovely place to raise a family.”

“This is a great house for entertaining. We tend to have big family get-togethers two or three times a year, sometimes with up to forty people. We held our sons’ engagement parties here, countless birthdays and Diwali celebrations so we’ve been able to create some treasured memories.”

“Having lived here for over twenty-seven years and bringing up our two sons, seeing them married, our parents living with us and having lots of friends in the area, the house holds a great many memories,” says Bharat. “We never expected to be leaving, but the property is too big for just the two of us and so we’ve decided to downsize and move closer to our sons and grandchildren. There’s so much we’ll miss about the house itself, but we’ll also be sad to leave Barnet with its beautiful open spaces, including Trent Park with its golf course and Southgate Hockey Club, Monken Hadley Common, Oak Hill Park… The list goes on.”*

Outside, the double bifold doors lead out from the kitchen and living space onto the beautifully manicured garden, which can also be accessed directly from the driveway. There is ample off road parking for at least 5 cars. At the end of the garden there is a large decking area, perfect for those summer evenings!

Cockfosters Tube Station is just a short walk from the property, offering a direct underground service to Central London in less than 30 minutes.

The property is superbly situated for all of the shops, restaurants and amenities that Cockfosters has to offer. There is no shortage of public transport with bus routes covering the locality and beyond. Why not grab some fresh pastries and coffee in the morning - after all, it’s on your doorstep!

There is excellent schooling in the area, both private and state. East Barnet School, Oaktree School and Southgate School are all within a 15 minute walk from the property, along with several sought after primary schools. Barnet is known for its ‘outstanding’ rated schools, including Queen Elizabeth’s, which has repeatedly been ranked as one of the best state schools in the country.
