The Ranch at Woodmancote truly is an ideal family home. The current ‘lady rancher’ has lived all her life in the property which was built by her father, back in the 1970s. With about 3,350 square feet of living accommodation, there is plenty of space to house more than one generation of a family at the same time. Indeed, three generations of the vendor’s family have enjoyed life on ‘The Ranch’ at varying times since it was built. This may be hard to believe on first impressions, as the front of the house belies its true size. Although, obviously there are no ‘cattlemen or stockmen’ around and this is clearly not ‘the wild west’, there is a distinct feeling outdoors that you are actually on a ranch, probably instigated by the open ‘ranch-style’ wooden fencing around the perimeter, bordering fields and countryside beyond. But if horseback riding is your thing, there are plenty bridleways and footpaths close to the house, and Willowbrook Riding Centre is a short trot away. Or maybe a walk around the edge of the fields with the dog would be just as pleasant. The charming harbour side village of Emsworth is a few miles to the west, whilst the Cathedral City of Chichester is slightly further to the east. If access to the capital is required, Nutbourne station is less than two miles away, and has regular services to London Victoria.

Step inside The Ranch

Stepping over the threshold of ‘The Ranch’, takes you into a spacious hallway, with access to one of the ground-floor bedrooms with its own conservatory immediately on to the left, and located next to the groundfloor bathroom with underfloor heating. The dining room with large bay window overlooking the front garden, is on the right and links close to the kitchen/breakfast room at the other side. A door leads through to the op-plan sitting room with its ceiling beams, parquet flooring and exposed stone wall wrapping around onto the chimney breast and rising to the first-floor level. With six tall windows to two sides plus French doors with glazed side panels, this room benefits from a great deal of light and pleasant views, whilst in the winter months takes on a cosier feel, courtesy of the multi-fuel stove. To one side, doors lead to the study and to the second ground-floor bedroom with its own en-suite shower room. To the other side, a large opening leads through to the well-fitted kitchen/ breakfast room with the normal range of appliances we have come to expect in modern-day kitchens. Beyond lies an inner hallway, with doors to dining room, exceptionally large utility room and to the side garden. The first floor also offers flexibility in its accommodation. There are four bedrooms, one of which is currently fitted out and utilised as a sitting/TV room. With a reinforced sprung floor, this room could equally be used as a gymnasium. There is vehicular access to the side leading down passed a secluded lawned area, to the large detached garage, and a further gravelled area, with mature Oak tree, providing parking for several vehicles. A gate in the ranch-style fence gives access to an area, beyond the garage, perfect for keeping a horsebox or trailer. The garden is fully enclosed on all sides. Bordering the only other property for about 0.5 mile, there is a lightly wooded area where children can have their own adventures, whilst they are secure and safe.The other boundaries have open ranch-style fencing. A large patio runs the width of the house and is fronted by flower beds and wide steps leading down to the lawn with its established Willow Tree and shaded gravelled seating area below. Being able to sit on the large terrace and enjoy the open views one would imagine to be very relaxing, exactly as it should be whilst enjoying some ‘down time’ away from the buzz of everyday life. Woodmancote, (c. 0.4 mls) has a particularly wellregarded public house, which hosts a number of annual celebrations and a small village church. Emsworth, (c. 3.5 mls) a pretty harbour village, historically renowned for its Oyster fisheries, offers excellent everyday amenities. There are a variety of everyday stores, boutique shops, cafes and restaurants (’36 On The Quay’ being Michelin Starred). There are footpaths providing long walks along the waterside. Chichester, (c. 6 mls) with its magnificent Cathedral and Festival Theatre (one of the UK’s flagship theatres) can be reached in a short drive, along the A259 or B2146, and has an extensive shopping precinct set around many fine historic buildings.

The Coastline, offers excellent beaches which are popular with families and water-sport enthusiasts. There is a good choice of sailing clubs between Emsworth and Chichester for keen sailors. The South Downs, are within a short drive and offer vast open spaces of rolling countryside for walking, cycling and family picnics.

To find the Property, from A27(M) Emsworth: Follow the A259 eastward towards Chichester. Continue for about 2.5 miles until reaching the roundabout in the centre of Southbourne. Turn left and continue over the A27 to a T-junction. Turn right and follow the road to another T-junction.
