There is also an area off the hallway that could become a kitchenette, so this part of the ground floor would make a delightful separate annex for an elderly relative if required. At the same time, it is a great space for entertaining friends and family. Upstairs also offers a few flexible surprises. On one side there is the master suite with its en suite bathroom and windows on three sides overlooking the church and the countryside, while at the other end you walk through a family room/study area to the guest suite with its en suite bathroom as well as another good-sized double bedroom. The sitting room area could always be converted into a fourth bedroom if needed. The front of the house faces south and, in the lovely cottage garden that is well stocked with shrubs and trees, you can enjoy sun or shade at all times of the day. There is a decked terrace where you can cook up a storm on a barbecue, a lawn and a rockery with a small water feature while, at the entrance to the property, you will find a large area of gravelled hardstanding for off-road parking for four+ cars.


THE CURRENT OWNER SAYS: “Last New Year’s Eve we opened up the lounge and conservatory and sat 40 people down to dinner and only recently had a wonderful dinner party in the dining room.” “We moved here nearly 20 years ago after driving through Patrixbourne and thought this is where we wanted to live. The cottage was pretty derelict when we first bought it but we have thoroughly enjoyed renovating and refurbishing it over the years. However, we feel it is now time to downsize and let another family have the pleasure of living in such a lovely home. Over the years we have had some wonderful parties here – last New Year’s Eve we opened up the lounge and conservatory and sat 40 people down to dinner and only recently had a wonderful dinner party in the dining room. “Patrixbourne is a very pleasant place to live, with a friendly community. We have a football club and playing fields as well as regular services and other activities in the church. There are wonderful places to walk and with

Bekesbourne station nearby it is a real bonus for commuters. Bekesbourne also as has a veterinary surgery, deli, café and gift shop as well as the renowned Howletts Animal Park. The A2 is not far if you want to drive to Dover or Folkestone for the Continent or Canterbury and London and the excellent village of Bridge is only half a mile or a short walk across the fields. Bridge has three pubs including two with very good restaurants, as well as a variety of useful shops such as a butcher, small supermarket, health centre, chemist and equestrian outlet as well as a dentist, hairdressers and gift shop. There is an outstanding primary school in Bridge and excellent secondary private and secondary education in Dover and Canterbury plus two universities and a further education college, so we really have everything we need without having to go very far.”
