Seller Insight The present owners, Jim and Margaret were searching for a plot of land where they could build their own house. Jim says that as an architect he was looking forward to designing a home that would exactly meet their check list. They wanted to live on one level, and have three first floor bedrooms for family and friends. It should be close to a village and have a quiet rural location. They were delighted to find 165 Needlers Lane that had fields to the rear, and was approximately a half a mile from the village centre. The generous plot housed a derelict bungalow which they demolished and Jim was able to oversee the new build, ensuring that everything was finished to the highest standard. Margaret explains that Balsall Common has been an amazing village to live in. The centre has shops for everyday needs, a bank, library and an excellent sport’s clinic. The primary and secondary schools are within walking distance and the village hall has a wide selection of clubs and societies. Nearby Lavender Park provides a large and fantastic green space for the family, and holds events throughout the year. There is a superb choice of nearby towns, with Solihull, Warwick, Kenilworth and Leamington Spa within easy reach; whilst Birmingham airport is a ten minute taxi ride. There are many events at the Birmingham NEC and world class theatre is available at Stratford upon Avon. Jim and Margaret feel that light is important and the two wall to ceiling windows in the lounge and family area flood the rooms with natural light creating a warm and hospitable atmosphere. To sit in a chair by the window and read is a favourite thing for Margaret to do. She says it is extremely peaceful. There is parking for at least four cars on the front driveway, which is softened by a lawn and shrubbery. The rear garden has a large patio, perfect for al fresco dining, and the pergola is excellent for simply sitting and enjoying the garden. The lawn runs down to fields at the rear, where horses graze, and the atmosphere is one of calm tranquillity. Jim and Margaret are downsizing but have loved their twelve years in the house.
