Larachbeg was constructed in 1979 and occupies a pleasant position just on the outskirts of the village of Crick enjoying a delightful position being the last house on Watford Road, with attractive gardens and land with potential use for an equestrian enthusiast or small holder. The bungalow itself, does require some modernisation but offers plenty of potential with two double bedrooms, a sitting room, kitchen/dining room, conservatory and a shower room, whilst outside there are two double garages presenting the potential purchaser with an opportunity to create additional accommodation if planning permission is granted. The land wraps itself around the property providing a perfect backdrop with views across the Northamptonshire countryside.

Seller Insight Situated on the very edge of the delightful Northamptonshire village of Crick is Larachbeg, a charming stone-built bungalow that boasts just under three acres of rolling grounds. “My mother and father actually bought the sub-post office in the village in 1948 and the large field on which the bungalow is situated came as part of the sale,” says Geoff. “They ran the business until 1980 and shortly before they both retired they had Larachbeg built, they then went on to spend many happy years running a smallholding that produced all types of fruit and veg.” “The bungalow today is pretty much as it was when it was built. It has a good size kitchen/diner, a very pleasant lounge, a conservatory that takes in the lovely views and two generously proportioned bedrooms. It’s a lovely little property, and my mother and father enjoyed many happy years living in it, but I’d say that it has huge potential to be developed into a much larger home, one that could be designed to take full advantage of the lovely setting.” “The property sits right on the edge of the village, and the grounds are mostly surrounded by nothing but open farmland, so it’s a very pretty setting,” continues Geoff. “Two thirds of the land is just grass, which we have cut once a years for hay, but there’s also an extensive flower garden, a large vegetable plot and an orchard. It would be absolutely ideal for somebody who’s interested in market gardening or a super place to keep horses. Both the bungalow and the grounds have so much potential.” “I was born and bred in Crick, and it was a really lovely place to grow up,” says Geoff. “It has two very nice pubs, a Post Office and a Co-op, and the primary school has a great reputation. It’s also a very convenient place to live as the motorway links are very good and Rugby station is just a short drive away.”*

One of the nicest rooms is the conservatory,” says Geoff, “purely because it brings the beautiful surroundings right into the house.”

There are two double bedrooms, bedroom one faces the front with a double glazed window, radiator and built in double wardrobe whilst bedroom two enjoys views of the garden with a double glazed window to the rear. This also has a built in double wardrobe and access to the loft void. Adjacent to this is the shower room which has a glazed shower cubicle with Mira shower, wash basin with vanity unit, obscure double glazed window to the rear and radiator. There is a separate WC with wash basin, double glazed window to the rear aspect and tiled floor whilst in the hallway there is a built in cupboard space housing an insulated hot water cylinder and linen shelves.

The property also has two double garages, one at the front and one at the rear,” says Geoff. “They are both built from Northamptonshire stone, just like the bungalow, so it would be relatively easy to incorporate both spaces into the main accommodation.”

I think it’s the uniqueness of the property that sets it apart,” says Geoff. “It’s a real rural idyll and a place that I have great fondness for. It was a fantastic environment to grow up in and even now I love to visit, stroll up to the top of the field and just gaze out at the magnificent views. It’s a stunning place and one that has so much potential.”

Outside Garaging, Parking & Gardens Larachbeg has a shaped hedge on the front boundary, providing a degree of privacy from the road whilst there is a gated driveway that can cater for several vehicles. It has direct access to the first double garage with up and over doors and adjacent to this is a tall carport which could cater for a larger vehicle and access can be provided to the garden. To the left of the property there is a five bar gate leading to the paddock. The rear garden has a patio area adjacent to the conservatory, there is a raised flower border and a small pathway leads to a lawn. There is a greenhouse and attractive lawns with shaped flower borders and a variety of well placed shrubs and trees. The second double garage is situated just behind the fuel store and outside WC and has power and lighting, two up and over doors that lead to the rear providing good access for a small tractor or large garden equipment. Paddock The plot in its entirety covers 2.88 acres and the paddock wraps itself around the main house in an L-shape. There is a large vegetable garden and orchard with a variety of fruit trees. In the far corner is a wooded area with natural pond, there is a variety of hedges and coniferous trees acting as a wind break on the frontage; this could of course provide potential equestrian use with some investment on the buyers side. At present there is storage unit with double doors providing further storage on the paddock. Important Information The current owners will be placing an overage clause on the paddock running for 25 years entitling them to 25% uplift in the enhanced land value should planning permission be obtained within that period.
