Step Inside The Old Rectory

Neighbouring Wishaw church, The Old Rectory has been the family home of the current resident for some 25 years and is a wonderful cosy but elegant country house that has been lovingly taken care of. A grand square entrance hall with oak floor boasts partly panelled walls with picture rail and original wooden doors and keys giving access to the two large reception rooms at the front of the property. The drawing room is a light elegant day room with bay window overlooking the front lawns. The large marble fireplace with open fire makes it also a welcoming place to gather and relax on winter evenings.

Currently used as a formal dining room, this reception room boasts an elaborate Doulton ceramic fireplace with similar high ceilings and picture rail features as the Drawing Room. There is an additional reception room currently used as a less formal family room has marble fireplace and gas coal effect fire with delightful views of the lawns.

This really has been the most amazing family home,” says Kate. “It’s so wonderfully spacious but there’s a lovely flow from room to room so the family can be together without feeling on top of one another. It’s welcoming and comfortable and we’ve loved living here.

A sunny breakfast room with archway to the kitchen and laundry room. There may be a possibility to extend this area into the kitchen and add an orangery to create a large breakfast kitchen and family room if the buyer wished to do so. The small simple country kitchen with quirky blue aga has a large traditional pantry and stable doors leading to the rear gardens.

My favourite room would have to be the kitchen,” says Kate. “It’s the real heart of the home and it takes in the lovely views of the garden and the countryside beyond. However the master bedroom would be a close second, purely because it’s such a tranquil space.

Seller Insight This very attractive period home, which is enveloped by around 2 acres of splendid grounds, enjoys a superb position within the delightful village of Wishaw. “It was actually my parents who bought the property 25 years ago,” says Kate, “and they always said that they fell in love with it the minute they set eyes on it. It sits just across the road from the pretty village church and enjoys this really beautiful semi-rural location, however places such as Sutton, Tamworth and even Birmingham city centre are all within striking distance, so in my mind it couldn’t be more perfectly placed.” “Before my parents purchased the house it had been owned by the church for many years and had stood empty for sometime. They went on to refurbish the whole of the house, updating elements such as the plumbing and heating, and they also re-jigged the layout to make it more conducive to modern family life, however they made sure all of the lovely original features were preserved. The high ceilings are edged with really attractive coving, there’s a beautiful marble fireplace and we even have the original servants bells in the kitchen. It’s a well-proportioned and extremely characterful home, and since my family and I have lived here we too have done work to enhance it further.” “The house sits beautifully within the grounds and as a result every room has a really lovely view,” continues Kate. “We have around an acre of formal garden, which is mainly laid to lawn and edged with mature hedging, and then we also have around an acre of woodland that runs right the way down to the village cricket pitch. It’s been great to have all this space, and it’s all so peaceful and private.” “I’d say that the location is a standout feature of the house,” says Kate. “We’re surrounded by so much natural beauty, so it’s both peaceful and picturesque, and yet we have everything we could possibly want or need relatively close at hand. The Belfry, with its golf club, leisure centre and lovely restaurants is just a short walk up the road; the motorway links are excellent, even the airport is just a short drive away.”
