Located within the peaceful and character-filled surroundings of the evocatively named Blacksmiths Alley within the centre of Blackmore Village, lies this immaculately presented and spacious four bedroom period home. With its origins dating back to the early 1800’s and being steeped in local history, the home has been thoughtfully and painstakingly both restored and extended to make it into the wonderful family home that it is now. Carefully utilising and reusing key factors from part of the original buildings/barns that lay on the site, the home is filled with charm, warmth and contemporary styled accommodation.

Coupled with these retained elements including, for example the original front door knocker and key, indeed help to set the scene of the care and time that the current vendors have taken in order to make the home both versatile and suitable for modern day living, whilst retaining these key elements. Approached via a sweeping block paved driveway the home unveils itself to you. The entrance door is covered with a tiled roof storm porch with feature oak support and opens into a welcoming and inviting reception hallway which has wide plank oak flooring. Braced and latched doors line the reception hallway with a downstairs cloakroom which is elegantly fitted and conveniently located. Immediately to the front of you is the Sitting Room allowing a thoroughfare vista from the front to the rear of the property. This is a truly well proportioned and again immaculately presented room, with a feature redbrick fireplace, with segments of reclaimed beams with original ironwork added to the mantle. Inset is a large wood burning stove with flag stone hearth.

Bespoke built sash windows and French doors open on to the paved patio and landscaped gardens beyond. From the reception hallway a step ascends into the older part of the home, a second reception room/family room again having a feature redbrick fireplace with inset wood burning stove and parquet style flooring, overlooks the front of the home. The kitchen/breakfast room is located to the far right and has a feature vaulted ceiling with inset velux style roof windows, together with views across the rear garden. Fitted with an extensive range of painted wall and base units with a Shaws undermounted Butler sink, central island, granite worksurfaces and upstands with the remainder of the splashback area being tiled in muted tones. The feature of this room is the recessed fireplace, built again with the reclaimed red bricks and having a reclaimed beam mantle and housing a six ring Rangemaster oven. There is an integrated dishwasher and remainder of the laundry appliances are sited in the adjacent laundry room, which is again fitted with the same kitchen cabinetry, granite worksurfaces and upstands. The floor again is of wide plank oak and a smattering of beams further enhance the character.

Seller Insight “A late Georgian property built between 1795 and 1800, Redbrick Cottage was little more than a run down shack when we bought it, so we spent a year renovating and extending it into the stunning 4 bedroom home it is today. All of our renovations are in keeping with the character of the original cottage in a seamless blend of old and new. The only thing to distinguish between the old and new parts of the house is the height of the ceilings, more generous in the latter. Sympathetically restored, the house flows fantastically and is wellproportioned, the continuity being something which is remarked upon by many guests. A local joiner was employed to make the bespoke ledge and brace doors and oak floors, and we have reused the bricks and beams from the 200 year old barn which used to sit in the grounds, so the old and new parts of the house have the same bricks from the same quarry, cemented with lime mortar. The two parts of the cottage are very well integrated, with an internal window linking old and new. The original front room boasts cosy low ceilings and a red brick fireplace, while we have built a large inglenook with bricks from the barn in the new lounge. While the cottage proudly wears its material heritage, however, it also enjoys the comfort of any modern home, with renovations completed to the highest of standards just seven years ago. “The local area also has much to offer, the cottage sitting just a short walk away from the village church, tea shops, pubs, Post Office and local school. Everything is contained within the village, and being right in the centre you feel a real sense of community. On a tiny isolated lane, the cottage is tucked away with a private garden looking out over fields, but lies within easy reach of the hub of Blackmore. There are also lots of lovely country walks in the area, so you get the best of a rural village setting while remaining extremely commutable for London and work. Just 10 minutes drive from the nearest railway station, the cottage’s location allows you to travel from countryside to capital in around 45 minutes.” Best thing about the grounds or local area “We have rebuilt the timber-framed garage, in keeping with the original and to the same regulations as the house, to create a self contained annexe with kitchenette, bathroom and data points. It is perfect for use as a home office or as studio accommodation for guests or tenants.”*

We got married in the church which backs onto the house, at the bottom of the garden. My most treasured memory from life at the cottage is watching my soon-to-be wife walking to the church on our wedding day. You can see the church spire and hear the bells ring from the cottage.

The master bedroom is wonderful in winter, when you can lie in bed looking across the fields, through the bare trees to the church. In summer, however, it is very sheltered and private with all the mature trees which surround the cottage.

The children will miss the house a lot. It’s a lovely family house. The large south facing private garden is just magical for kids, with a stream running down the side of the house where they have spent many happy hours chasing dragonflies.

The first floor with its four double bedrooms, follows the same theme as the ground floor, being designed with a natural palette with high quality fixtures and fittings. The master bathroom has been designed around tradition and contemporary elegance, including its free standing ball and claw foot bath and walk-in shower rainwater shower with natural stone style tiling completing the look. The remaining three double bedrooms are situated around this, all of good proportions and enjoying wonderful enchanting views. The master bedroom suite is again spacious and calming and on entering you have the beautifully designed ensuite shower room, with high quality sanitary ware including a double walk in rainwater shower and high quality contemporary tiling echoing the theme of the home. The views from the master bedroom are captivating giving a glimpse of the Church spire, located at the end of Church Street, in the foreground and the remainder being across the abutting Essex countryside.

To the exterior the gardens being of approximately 100ft in length commence, with an expansive limestone style paved patio area which wraps around the home and bordered again by a red brick retaining wall. From the side gated entrance and the bespoke built loggia, which can also house some small garden equipment, the gardens unfold. They have been carefully landscaped and manicured with a mature back drop of specimen evergreen, deciduous trees and shrubs. The remainder of the garden is laid to lawn with its flower beds being planted and well stocked with an abundant supply of multi-tonal evergreen shrubs also. The gardens are south facing and therefore can be enjoyed throughout the seasons. To the front of the home the driveway can provide parking for several vehicles. In addition there is detached studio, having been weather boarded to complement the character of the home, and therefore offers flexibility and an opportunity for perhaps a home office or gymnasium or cinema room. The building has a small kitchenette and toilet facilities as well as loft space with a pull down ladder. This home is truly one to be visited when its full character, appeal, location and size can be fully appreciated.
