Ground Floor The entrance hall has original flag stone flooring with under stair storage space. The sitting room is a delightful living space with a large open fireplace with original wooden lintel above the fireplace and flag stone hearth. Seller Insight “We had moved to the area and rented for a while, but were keen to live in the village of Tysoe for its excellent reputation and larger size than our previous village, with for example a post office, a good shop, and lots of social activities - tennis, drama, bridge etc. The location of the village is extremely convenient, being half way between Banbury and Stratford-upon-Avon. Both have excellent shopping; the theatre at Stratford is close enough to queue up for tickets on the day, and from Banbury to Marylebone is less than an hour with Chiltern Railways. “We are on the edge of the village, but next to the parish church and local primary school, both listed buildings. From our bedroom we have a lovely view over the Cotswolds Area of Outstanding Natural Beauty. We are attached to Church Farm Court, a modern development of a historic farmstead, widely seen to be the smart part of Tysoe. It is a lovely area with wonderful community spirit, and the house is a perfect lock up and leave. “The property itself appealed to us for its sense of character and history, as we had come from a modern flat in London and missed the charm of an older building. We could see the possibilities for improvements to it. We upgraded the fabric and expanded the space by making large room underneath the former coach arch to make a room large enough for a grand piano. We also added a back porch, utility room and cloakroom. “The whole cottage is very characterful, with many period features. We have two lovely reception rooms, each with its own charm. On the old farmhouse side the sitting room has 3ft thick walls, which keep it warm in winter and cool during the summer. The garden sitting room, on the other hand, is beautifully bright during the day, looking out onto the courtyard garden and enjoying plenty of natural light, with doors along one side which open into the courtyard on a summer’s day. “All in all, we would consider this the ideal house for people working in London and seeking a second home, or for those looking to downsize while retaining the possibility to keep larger special pieces of furniture (just as we did with the grand piano!). The house is compact but surprisingly spacious, with a more generous square footage than most other cottages. It is a truly unique property and all of our guests say it has a lovely feel to it.” “The situation of the cottage is ideal. This is a house where one can see village life passing by and feel connected to the community. Every dog owner in the village walks past here so you get to know everyone!” “The sunny courtyard garden is low maintenance and provides the perfect space to relax outside in the warmer months. From the cottage the 45 minute walk to the top of Edgehill to see the whole of the Red Horse Vale is the perfect exercise before Sunday lunch.”*

We are very fond of the dining room, having remodelled it so that it seats 10 and feels spacious and welcoming. In fact, we are very proud of the ground floor as a whole, having worked on it ourselves and made various enhancements.�

LOCATION Tysoe is an attractive village lying some 12.5 miles from Stratford upon Avon, 7 miles from Shipston on Stour, 8.5 miles from Banbury and the Cotswolds are on the door step. It is excellently placed for access to the M40 with junctions north and south at Gaydon and Banbury. It boasts a good range of facilities including a church, well regarded primary school, Post Office and well stocked convenience store, ladies hairdressers, public house and doctor’s surgery. There is excellent state and secondary schooling in the area, and main line train services to London from nearby Stratford, Banbury, Warwick and Leamington. Birmingham airport is 30 minutes away.
